The house can be rented as a whole or as 2 separate units for smaller parties. The peninsular of Istria is a gem on the scale of Cornwall but with a Mediterranean climate. Set among vineyards and Olive groves in central Istria the house has views across open country with the church spires of other villages dotting the landscape. Sitting in the middle of its own grounds the newly restored south facing house has gardens with shady walnuts, figs and vines surrounding the 12 metre, heated, overflowing pool with summer house and sunbathing terraces. Local restaurants serve Istrian truffles with steak or fusilli, farm dried hams, sheeps cheese, wild boar with pasta, raw fish gaspaccio as well as sea food caught daily and fantastic local wines. You can spend the morning by the pool and drive to the crystal clear waters of the Adriatic for the afternoon. On the way home it is worth making a diversion to the restaurants of Oprtal, Motovun or Grosnian.

Notes on accommodation
There is full oil central heating which makes the house very cosy out of season. It is in wonderful walking and cycling country, on farm tracks which weave between the vineyards and provide romantic views of the distant villages and churches. Children and pets are welcome. The top floor in each house is barn style with massive beams and original terracotta ceiling tiles. At night the stars are brilliant and there is the silence of deep country where distant church bells carry on the night air.
Outside
The 12m x 6m overflowing pool can be heated for visits in spring and autumn and is fully equipped with covers and a child safety net which can be erected if needed. The summer house has a barbeque, W.C. shower and mini kitchen. Each house has a shady terrace which looks out over the pool and gardens.
Coast/Beach
Istria has a beautiful coastline all around and it is all within an hours drive. Porec the nearest port and marina is a 20 minute drive with beautiful clean beaches. Our favourite is Zelena Laguna [Green lagoon]. It has pine trees which come almost to the waters edge with grass for sunbathing in between. The water is crystal clear and there are numerous fresh fish restaurants, a marina and coffee bars within walking distance. Also, waterskiing, sailing, pedalos and boat trips to the islands.
Travel
For 2008 Ryanair are flying direct to Pula which will give a transfer of just 40 minutes in Istria. Ryanair from Stansted to Trieste (2 hour drive) . You can book Hertz car through the Ryanair website. Easyjet and Ryanair fly to Venice and there is a daily boat run by Venezialines from Venice to Porec, venezialines.com.
Distances
There are restaurants at Spinovci, Motovun and Visnjan all within a 5 or 10 minute drive. Mocitada is really a collection of farm houses. Many farms in Istria will sell wine, olive oil and grappa. The nearest shop for fresh bread and provisions is in Karojba which is 5 minutes drive. Motovun with its castle, church and Venetian square where al fresco meals can be taken under the ancient chestnut trees is a 10 minute drive.
Further details
There are many agro tourism farms close by. To qualify for this designation the farm must be serving home grown produce. They provide fabulous fresh fruit, vegetables, salads, ham, cheese, wild boar and home made pasta. Agrotourism Tikel at Spinovci is only a 20 minute walk and food is served on a terrace on the edge of the Mirna valley with beautiful views of Motovun and beyond. The nearest ATM is in Pazin or there is a bank in Visnjan
Booking notes
There is a non - returnable deposit of 20% of the total rental at booking. The balance to be paid 2 months before departure. You should arrange your own cancellation insurance.

Just a quick update since our visit to Istria.
We thought the location and the house were wonderful - we have been on multi-family villa holidays for 20 years now, and this was close to the top of our league - well done!
Definitely the best pool we have had, and the pool house and shade were very welcome.
Top day-trips we recommend were to Grosjnan, and to Rovinj + Red Island by boat.

About the owner
We are a family of 4 living in Muswell hill London. I am British and Gordana is Croatian born and bred in Zagreb
Our daughter is at Uni and son at a local school. We have a retriever but he hasn't been to the house yet.

Why the owner chose a home in this location
Istria is more cosmopolitan than Dalmatia due to it's history under Italian and Venetian rule. This is reflected in the cuisine and the nature of the people whose friendly and hospitable character has made the Porec riviera the busiest tourist resort in Croatia Down on the coast is a bustling tourist area with all facilities you could want. In the evening you can return to the peace of the country. At 1200 feet, the house has open views and cooler less humid air than the coast.
Unique benefits of the property
Most villas in Croatia are newly built in a style with arches and terraces which you can find in every Mediterranean country from Greece to Spain. We have renovated a traditional Istrian farm whose architecture is typical of the area with it's flat front and well proportioned openings. This had the added benefit of an established garden with mature figs, walnuts and cherries which can be grazed in the season.
