This solitary villa is situated in a peaceful countryside setting with breathtaking views over green Istrian hills around the ancient city of Motovun. It is set by an undulating walking and trekking path, on one acre of lawned parkland plot. The property is ideal as a romantic retreat for couples or for family holidays. Children can freely enjoy wooded backyard or orchard by the pool. The property is equipped to a very high standard. This includes air-conditioning, under-floor central heating and four open fireplaces, including traditional pizza-oven. There is ample private parking for many cars. Each bedroom is furnished differently and there are four large balconies. Adriatic resorts of Porec and Rovinj are within easy reach. Motovun shops and amenities are just 2 kms away, and local wine and fresh produce are easily available from nearby farmers. The whole area is widely renown as a natural truffle habitat, providing an essential ingredient for its famous konobas and restaurants.

Changeover day
Changeover day is typically Saturday, enabling guests to take advantage of cheaper flights to Pula. However, we try to be flexible wherever possible. For shorter stays an additional cost applies, negotiable with the owner.

Notes on accommodation
Adding to its privacy, Castelletto Parenzana is perfectly suitable for children and pets (upon request), since the local traffic is extremely scarce, and all the areas around the villa are well removed from the road anyway.
The ground-floor, with living area, kitchen, separate cloakroom, bedroom Verde and its ensuite shower room are all supplied with under-floor central heating and air conditioning.
Two upper-floor bedrooms (Luce and Belvedere) are supplied with radiator central heating which can be individually switched off. Luce and Belvedere ensuite bathrooms are supplied with under-floor central heating.
The upper-floor bedrooms boast five-metre high ceilings.
The villa walls are exceptionally thick (at least half a metre), which virtually eliminates any need for summer air conditioning.
Accessibility
Bedroom Verde with ensuite shower has direct access from outside for disabled or wheelchaired persons.
This bedroom has an easy access to the living/dining room, the kitchen and the ground-floor Baladur.
Outside
The property includes half an acre of wooded parkland on one side and an orchard/lawn on the other.
The 6 x 11 metres halogen-lit swimming pool is for the villa guests exclusively. Enjoy your cocktail in a tranquil setting under the poolside oak tree. Note: this part of Istria is famous for its lack of light pollution and perfect views of night sky.
There is a patio with a shaded pavilion by the pool, an outside shower, six reclining chairs and an additional large parasol.
The ground-floor Baladur, overlooking the pool, is fitted with additional dining table, an outside barbeque and traditional pizza-oven.
The villa is fitted with outside sensor-equipped lights all around it, providing a secure and comfortable access.
Coast/Beach
A choice of beaches in popular Adriatic resorts of Porec, Rovinj, Vrsar, Novigrad or Umag are all within easy reach, at most 25 kms away.
There are marinas with boat-chartering facilities in all of these resorts.
Day trips to Venice from Pula and Rovinj.
Golf
There is a putting range on the other side of Motovun, some 5 kms away from the villa.
Additionally, there is a full 18-hole course on the Brijuni islands, 40 mins drive away.
Travel
Low cost airlines fly to a number of suitable airports:
Ryanair fly three times a week to Pula (Croatia) from Stansted: 50 minutes drive to the villa.
Easyjet fly to Rijeka (Croatia) from Luton: 1 hour drive to the villa.
Ryanair fly to Trieste (Italy) from Stansted: 1 hour drive to the villa.
Alternatively you can fly to Venice (Italy): 2.5 hours drive to the villa.
Also: Croatian Air fly to Pula (Croatia) once a week in summer, Thomson (Gatwick and Bristol) etc..
Car hire is recommended.
Distances
Motovun is 2 km away, but the nearest hamlets are Rusnjak, Kranceti and Brkac which are all within 1 km from the villa.

From the villa one can enjoy walking, trekking, mountain-biking, wine testing, horse riding in nearby Brkac (3 min drive), paragliding, Jazz Festival in Groznjan (20 min drive) and Film Festival in Motovun (end of July), Dance Festival in Sv.Vincenat (25 min drive), Truffle Festival in Livade (5 min drive), Hum - the world's smallest town (20 min drive).
There are truffle-pickings excursions from the nearby village of Livade (5 min drive) every September and October.
Other places worth visiting:
Pula, with its well-preserved 2,000 years old amphitheater and Roman ruins - 50 min drive
Oprtalj, another hill-top medieval fortress city - 15 min drive
Opatija, famous coastal spa-town - 60 min drive.
Motovun (2 km from Castelletto Parenzana) offers the nearest shops, restaurants, the bank with ATM, post-office and the petrol station.

Why the owner chose a home in this location
We just love the Motovun area and that was the main reason for buying this property. As someone says: 'Once upon a time this was land of fairy-like princesses, living in the hill-top castles and waiting for handsome, brave knights to return from faraway battles against foes and dragons. Today the princesses are still beautiful, but too busy to simply wait for the knights. Foes and dragons are no more, but the hill-top castles are still around, proud and glorious.' We can say that Motovun’s is perhaps the most famous one. The ancient hilltop town holds the essence of Istria, with its steep cobbled streets and stone houses encircled by a great fortified wall you can stroll on and enjoy magnificent view of surrounding countryside.
Unique benefits of the property
Castelletto Parenzana, a little piece of paradise in the middle of Istrian vineyard countryside, is just a stone throw away from Motovun, sitting alone on a beautiful plot of land. Once it was on the 92th kilometre of the longest European narrow-gauge railway, connecting Trieste and Porec. The railway is long gone, but the perfect path for nature walking and trekking over lovely stone viaducts and through old tunnels built by Austrian empire remains.
