Notes on accommodation
55cm thick pointed stone walls on the west, south and part of the east faces keep the villa cool in summer. Air conditioning units are available. There is central heating on ground and first floors with electric heaters on third floor, and under-floor heating in the sitting room and kitchen. A traditional stone fire can be lit using wood from the wood pile. Inside, bare natural stone in living room, kitchen, 2 main bedrooms, bedroom corridor, master bathroom and downstairs washroom, give the villa a traditional, lived-in feel. For an idea of size: inside 320m2, including terraces; master bedroom 25m2 with 10m2 private bathroom and access to terrace; mansard bedroom 35m2; kitchen 24m2 with toilet/washroom off.

Accessibility
Double French doors open into the kitchen, living room and first bedroom which is on the ground floor. There is level access between kitchen and sitting room.

The villa is situated in a private plot with courtyard front and olive grove and swimming pool behind. The pool (6x4m) is for the private use of guests. There is a traditional barbeque and a large alfresco eating area with large table and 10 chairs in the courtyard underneath a pergola. Around the pool are loungers. There are 2 terraces, one accessed from the garden or floor 1, one completely private off the mansard bedroom. Both are furnished and afford wonderful views of the Adriatic, the Alps and the surrounding countryside. The villa is in 3 minutes walking distance of the quiet village of Kastelir, in walking distance of 3 shops, 4 restaurants, 1 pizzaria and 4 cafe bars. There are 4 supermarkets within a 12 minute drive. The historic town of Porec, with good parking, beaches, restaurants and a daily traditional open air market is a 15 minute drive away. The beaches of Lanterna and the hill villages of Motovun and Groznjan are all within easy driving distance.

Coast/Beach
There are a number of beaches within 20 minutes driving time. The nearest beaches are an 8km drive away. The water in this area is renowned for its healing properties. Shady pines edge the rocky beaches.

Travel
Pula, the nearest airport is a 45 minute drive away. Trieste airport is an hour and half drive away, as is Lublijana. Venice (Marco Polo) is a 2½ hour drive away. There is also a ferry service between Venice and Porec.

Distances
The village of Kastelir is at the epicentre of Istria. As well as easy access to the sea, the area is renowned for its beautiful countryside and clean air. There are numerous country paths for walking or cycling passing vineyards and olive groves. Paragliding is available locally. From the town of Porec there are frequent boat excursions along the beautiful coast line, visiting the Islands of Brijuni with its National Park, the Venetian town of Rovinj, or going across the sea to Venice.

The village of Kastelir has a bank, a tourist office, a cafe bar and a restaurant. Within walking distance are 2 mini markets, a further 3 restaurants and 3 cafe bars. There are many areas of interest within driving distance: the ancient hill villages of Motovun (film Festival) and Groznjan (jazz festival), Porec, a historic Roman port, is a 15 minute drive away and 45 minutes will take you to the city of Pula with its famous Roman amphitheatre. Further worthwhile visits include: the beautiful Lim Fjord, the Myrna Valley, the Venetian built promontory of Rovinj and the spectacular caves at Baredine.

About the owner
We are from Belfast. Approaching retirement we were looking for a 'place in the sun'. We bought our old farm house (houses, really) in 2007. As for the structure itself, we thought a bit of repair, a bit of modernisation, a slap of paint and that would be it. Eighteen months on, the interior was totally gutted and rebuilt, the stone walls restored, pool and all mod-cons added, we found ourselves with a grand design. Since then, we've stabilised the olives, added to the grapes and started planting shrubs; year by year we're trying to create a decent garden.

Why the owner chose a home in this location
When buying this property we had one important box to tick: location. In hiring various villas over the years, in Portugal, Spain or Italy, we had found ourselves too often miles from cafe bars, restaurants and shops, and reliant on our cars. No more. This villa is at the edge of a village, with 4 restaurants, 4 bars and 2 shops within 10 minutes walk (5 supermarkets within 10 minutes drive). We walk out in the morning to buy in fresh breakfast and in the evening dander to the bar or restaurant. Afternoons, often, we drive to hill village, beach or big town.

Unique benefits of the property
Clear skies, clean air, good food, country walking paths. The property itself has wonderful views from the two terraces.
