The accommodation has 3 double bedrooms and 1 children’s room with bunk beds, which can sleep up to 4 children, making it ideal for two sharing families. It has its own private swimming pool, 7 x 5m, and use of a shared tennis court. It has two terraces, one covered on the ground floor, and one open with sea views on the first floor. Istria is famous for its wines and food, especially the truffles. Pula is the capital of Istria, a buzzing town with churches and historical monuments including the fabulously preserved Roman Amphitheatre. There are many beautiful places to visit including Rovinj, Kamenac, the Limski Canal, the islands of Brijuni, Pjescana Uvala, which has a beautiful bay and the sandy beach at Medulin. It is a 20 minute drive from Pula airport, which is serviced by Ryan Air, Thomson fly, Monarch and Croatian Airlines. Easyjet also fly to Zagreb which is a 3 hour drive from Pula. It is also possible to arrive by ferry from Venice. Car hire is recommended.

Notes on prices
Prices are for the property per week in UK pounds and euros. Discounts for stays of 3 weeks or more and late availability offers. There will be a surcharge of approx 15 euros per person for Local Tourist Tax per stay payable on arrival.
Changeover day
Changeover day is Saturday but guests must vacate by 9.30am on the day of departure to allow cleaners access to prepare for incoming guests. Arrival is not before 4.00pm. Any extra cleans are 80 EURO'S.

| Bedrooms: | 1st floor: 2 double bedrooms, one with a four-poster bed, both with large wardrobes. Large bedroom with bunk beds and further pull out and a separate single bed, accommodating up to 4 comfortably. There is a further double bedroom downstairs. |
| Bathrooms: | The upstairs bathroom has toilet, sink, bidet and corner two-seater jacuzzi bath/shower over. |
| Kitchen: | The open plan living/dining area has a terracotta tile floor. It has a fully fitted kitchen with fridge freezer, oven, hob, microwave and dishwasher. The kitchen area includes a large dining table and six chairs. |
| Utility Room: | There is a shower room on the ground floor with toilet, sink and power shower as well as a washing machine, which is usual in Croatian properties. |
| Living Rooms: | The living area has an L-shaped sofa, DVD/CD player and Satellite television system. There is a traditional style fireplace, which can also be used as a barbeque. There is a hot and cold air-conditioning unit housed on one of the walls. |
| Other: | There are two exterior terraces, one on the ground floor which leads on from the living room and ground floor double room. This has a dining table with seating for up to 10. The other terrace on the first floor and leads from both double bedrooms. |

Notes on accommodation
Ideal for 2 families sharing. This is one whole house which we have set up to cater for one or two families who have children. Electric radiators for out of season rents.
Accessibility
There is a double bedroom and shower room with wc on the ground floor which may be of use to anyone who is unable to manage the stairs easily.
Outside
The double doors lead out onto a covered terrace area with outdoor table, chairs to accommodate 12, and a stone BBQ. Down some steps is the patio to the child friendly swimming pool and garden which is mainly laid to lawn. Both of the upstairs doubles lead onto the upper terrace, which has a small table and two chairs.
Coast/Beach
8km drive to nearest beach, Fazana, which also provides ferry to the Brijuni Islands. 20kms to Medulin, only sandy beach in the area. Many more beaches are accessible along the beautiful coastine within these same distances.
Golf
There is a golf range within 5kms and another near Medulin approx 20 kms away. There are also plans for a Jack Nicklaus signature golf course within 20kms of the property, as yet dates for the opening are unconfirmed.
Travel
20 mins from Pula airport - car hire is recommended.
Distances
5km to nearest village, Vodnjan with large new supermarket, local groceries with local produce, bars and restaurants.
Less than 8km to coastal eateries.
15km to Pula Town, the airport and ferries to Venice.
120km to Trieste in Italy, for alternative flight options.
Further details
In Pula, which is a 15 minute drive away there are many restaurants, bars and the beautifully preserved Amphitheatre. There are many festivals including the Pula Opera Festival which runs from June throughout the summer, the International Festival of Theatre from Mid July to Mid August, and the International Music Festival runs during the first half of November.
The village of Fazana is 8km away it has the nearest beach (pebble) and as well as bars and restaurants, it is the only place to catch a boat to the island of Brijuni, which was President Tito's summer residence, it has two museums, a church, zoo and the oldest olive tree in Croatia. Porec hosts concerts in the Basilica of Euphrasius from July to mid September. Rovinji is further along the coast, with it's distinctive and beautiful hill top Cathedral is well worth a visit. It's cobbled streets are home to many bars, restaurants and locally crafted art. It's Art Programme runs during the second half of September. Also, in May there is the Rovinj-Pesaro-Roninj Regatta. In Barban, on the first Sunday in August is the Trka na prstenac, Jousting Tournament. In Vodnjan, in August is the Festival of the Bumbari (Bumble Bee). The Limski Canal is situated between Pula and Rovinj, it is possible to catch a boat from either of these places and sail through the canal. There are a couple of restaurants, wooded walks and a small beach area.

Deposit of 25% will be taken on confirmation of booking. Remaining balance 8 weeks before vacation start date + £250 cheque as deposit for breakages, which will remain uncashed. Tourist tax approximately(EUR15) payable to our villa representative on arrival. Please note that in Peak season, July - August, bookings are Saturday to Saturday. Payment can be made in all currencies, at the time of booking please ask for current exchange rates.

Hi, My name is Linda, my husband Graham and I have been married for 10 years and we have 2 children, aged 5 and 7. We decided to buy Villa Cassonni a few years ago, whilst the development was still being built, we wanted a home from home but with great weather and in a lovely location. I am half Croatian and wanted the children to understand a little of my mother's birthplace.

Why the owner chose a home in this location
We wanted a home from home to enjoy during the school holidays.
We love the fact that in Istria you are never far from the beach, and although there are no sandy beaches as such, the sea is clear and clean and the beaches have great facilities.
The food in Istria is fresh, and prepared with love. You can stop and buy fresh produce, wine and olive oil from people's front doors.
Unique benefits of the property
We have our own swimming pool for your use, and a shared tennis court. We have furnished the house to reflect the fact that this is our home, we hope we have everything you could need on holiday, including board games, films, books and music for family fun. We have a management agent, Marina, who is based in Pula. She will meet you at the property when you arrive to hand over keys, and let you know how the house works! If you have any issues whilst on holiday she will be able to assist you.
