These detached 4 double bedroom 2 storey villas are finished in Istrian stone and are on a small development located in a secluded rural setting. Each one has a private pool. There is a shared tennis court. Nearest town, Vodnjan is 5 minutes by car. Shop and cafe bar located closer by in Jursici. Pula city 15km away with its many sites of interest including the Amphitheatre which hosts the film festival in July and Opera in August, Temple of Augustus and historical museum of Istria. For the children there is an aquarium. Nearest beach is Fazana 12 kms away. Ferry from Fazana to Brioni Island (Golf course & Zoo & museum). A trip to Rovinj with the old town confined to a small peninsula presided over by a hilltop cathedral is about 35 minutes by car, where you can also board a ferry to Venice. 10 kilometres from the villa is a golf driving range and work on a signature Jack Nicklaus golf course has been started along the coast.

Changeover day
Although changeover day is flexible most people tend to want Saturday in high season. Guests must vacate by 10am on the day of departure to allow cleaners access to prepare for incoming guests. Arrival is 2pm onwards.
Notes on accommodation
Two lovely properties which were purchased with family accommodation in mind. They are made of traditional stone which will keep the property cool in the summer and the central heating and log fire will keep them warm in winter. The air conditioning unit in the lounge can be used for hot or cold air. The villas have been finished to a high standard by a well known local building firm. An interior designer has furnished them to reflect the requirements of a modern comfortable home. These villas are ideal for the larger groups or more than one family.
Accessibility
Each villa has one bedroom and bathroom situated on the ground floor which may be particularly suitable for a nanny or elderly relatives.
Outside
The plots sizes are 600 sq.m. each with the villas situated in the centre. The private pools measure 8 x 4m and range in depth from 1m to 1.35m. Villa Paradiz has a solar pool cover. The gardens which have been landscaped have an automatic irrigation system and are tended by a local gardener. There are 2 terraces, 1 on the ground floor which is covered and also 1 on the first floor which has views towards the sea. Tables and chairs and a barbecue are provided for alfresco dining. Each villa has secure parking behind electric gates for 2 cars.
Coast/Beach
The beach at Fazana 12km away. There is also a lovely cove at Pjescana Uvala on the way to Pula which is great for swimming. During the summer months it has inflatable climbing rafts.
Golf
A driving range is situated 10km from the villa and a Jack Nicklaus signature golf course is being built along the coast.
There is a golf course on Brijuni island a twenty minute boat ride from Fazana which is 12 kms away.
Travel
Closest airport is Pula which is 15km from the villa. From UK Airports: thomsonfly, ryanair, croatiaairlines. Flight search sites: cheapflights, traveljungle, skyscanner. Also flights from Stansted to Rijeka which is about 1.5 hours drive. Alternatively fly to Trieste (Italy) and drive south a very pleasant drive through Slovenia and Istria which takes about 1.5 hours.
Car hire is recommended.
Distances
Vodnjan which is 6km away has a daily produce market and open air market on first Saturday of the month and a number of good restaurants, cafes, bars and supermarkets. The church tower is the highest in Istria and there are relics of saints dating back hundreds of years. Closer still is Jursici which has a shop, cafe and bar. The Brijuni Islands which have a zoo, museum, golf course and famous dinosaurs footprint can be reached by boat from Fazana. The village of Svetvincenat and castle is 10km.
Further details
Istria is famous for its Venetian influences and this is reflected in the local architecture and cuisine. Due to its central location the villa is ideally situated for day trips to the many famous hilltop villages such as Motovun and Hum, the smallest town in the world.
Booking notes
25% deposit is required on booking with the balance payable 8 weeks before holiday. Payment in full required for bookings made less than 8 weeks before holiday. Security deposit of £250 against damages to be included with final payment. Local Tourist Tax of approx £ 0.50 per adult per day is payable to the Croatian Government. BY LAW you must be registered at the tourist agency in Svetvincenat within 24 hours of arrival. Owner will arrange this for you and pay the tax.

We had a great week at the villa. It was the second week of our stay in Croatia – the first was at a resort in Umag, to the North. The facilities at the villa are first rate. Perfect for two families. We loved Rovinj and also Fazana where there are some great harbour side restaurants. There was a band playing in the square also. We did a boat trip from Rovinj and would have loved to have done a longer one. The wine was a real success. I've left an empty container if you want to fill up. It was about 80 Kuna for five litres. It’s opposite the train station in a building saying ‘agroproduct’ – although they weren't open on the Sunday that I tried; I had to go back in the week. The Colosseum in Pula is fantastic. Take plenty of change for parking. All-in-all a great time with the bonus that it’s very close to Pula airport. August 2010

About the owner
I live in England with my wife two children and pet dog Maggie. We decided to search for a holiday home that we could use a few times each year and then rent out for the rest of the season. It was important to us that the villa was centrally located with good access to a choice of airports and facilities a car ride away. Since owning the property we have had many family holidays there both in high and low season and ensure that it is always stocked with everything needed to make your stay comfortable down to a working bottle opener/corkscrew !

Why the owner chose a home in this location
We chose Croatia for a number of reasons : Ease of access from UK airports, the beauty of the country, the fact the area is still unspoilt by mass tourism, it is not in the Euro and therefore is more affordable and also the high standard of property on offer.
Unique benefits of the property
The property was chosen as a retreat set in the countryside away from the hustle and bustle of a big city. It is comfortably furnished has its own pool and shared tennis court. Istria is not a very large area and the villas situation makes it an ideal base for day trips to explore the whole region. The road links are very good and you can easily explore the whole of Istria by car whether you want to visit a hilltop village, the beach, the historic sights in Pula or for those who prefer; just chill by the pool!
