The beautiful Villa Rafaela is set in tranquil and secluded walled gardens at the outskirts of the hamlet of Kmacici. Surely, this is one of the most delightful and relaxing villas in Istria. It is both spacious and cosy and furnished with quality fittings and equipment. The ground floor is tiled and the first floor has parquet flooring. The villa is surrounded with 74sq.m of raised terraces, with steps leading down to a secluded walled garden, containing a generous lawn and a swimming pool. Peace and tranquillity are everywhere. The three spacious double en-suite bedrooms offer every comfort. You will fall in love with this ideal home and you will certainly enjoy every moment spent there in. Morning coffee on the terrace - relaxing by the pool - or dining alfresco by candle light. A short 5 min drive to Sv. Lovrec will provide access to a post office, grocery shops and bars. For wider and more diverse shopping, 20 min to Pazin or Porec should fulfil all requirements.

Notes on accommodation
Villa is fully air-conditioned and heated, all tiled surfaces have under floor heating. For wide TV coverage, 2 Satellite systems have been installed (incl. Sky freeview). This property is not suitable for toddlers or small children who cannot swim. Because of this we advise that children under the age of 7 are supervised at all times, as we do not accept the responsibility for any eventual accidents.
Outside
The villa is surrounded with 74sq.m of raised terraces, two of which are open and two covered. A flight of stone steps lead down to the private, landscaped grounds with a generous lawn. Further steps lead down to the secluded stone patio surrounding the pool, providing total privacy. There is a large garage with store room and ample off-road parking. Both garden and pool a fully maintained throughout the whole year.
Coast/Beach
Porec, Istrias main seaside resort, is only a 20 minute drive away. Its surrounding beaches Spadici, Pical, Blue and Green Lagoon and Brulo provide ample opportunity for sun worshipers. Rovinj, 30 minutes away. Here, nature and human endeavour have long worked hand in hand. The result being the matchless beauty of the town, whose roots dig deep into antiquity and whose vistas are a never failing source of delight. Vrsar, a delightful seaside town, 15 minutes away, is another popular venue.
Golf
18 hole golf course on Brijuni island - buy the green fee and board a boat at Faana to play on a course in a unique setting (15 mins by boat). Faana is about 20-30 mins drive from the villa.

Pula airport (approx 45 min drive).
Trieste airport, Italy (approx 70 min drive).
Ljubljana airport, Slovenia (approx 90 min drive).
Venice airport, Italy (approx 2 hours drive).
Zagreb airport (approx 2.5 hours drive).
From Porec or Rovinj take a fast boat to Venice; approx 2 hours, 3 times weekly, leaving in the morning and returning in the evening. If you are hiring cars in Italy make sure that the company has the correct documentation for driving through Slovenia and in Croatia.

Nearest places for essential shopping are in the nearby villages of Sv. Lovrec and Kringa. More extensive shops and supermarkets are in equidistant Porec and Pazin. In nearby Tinjan there is 'pub' type Istrian restaurant called 'Konoba Didi', where one can get homemade food and drinks and pay 'next to nothing'! A 15 minute drive from the villa will take you to one of the finest Istrian restaurants 'Viking', which will be found in the Lim channel, a natural fjord where oysters and shells are cultivated. For top-class dining, 'San Rocco' in the village of Brtonigla (near Novigrad) is worth the money and the 45 min drive! The old town of Porec is renowned for its history and culture. The beauty of its Roman and Venetian influences, its cobbled and stone streets, its restaurants, bars, patisseries, boutiques and art galleries, serve to create that special atmosphere, which is every holiday maker's dream. A wide range of restaurants offer mussels, oysters, crabs and delicious fresh fish delivered every day, traditional Istrian specialities and Italian food. Why not just stroll along the warm seafront and take a refreshing drink at one of the candle-lit terrace bars next to the sea. And then there is Rovinj. Here, nature and human endeavour have long worked hand in hand. The result being the matchless beauty of the town, whose roots dig deep into antiquity and whose vistas are a never failing source of delight. Vrsar, a delightful seaside town, is another popular venue for holidaymakers. The ancient, romantic hilltop towns of Groznjan, Oprtalj and Motovun, dotted along the valley of the river Mirna, are of special delight. Groznjan is the centre for 'Music Youth' hosting summer classical music courses and concerts, for its jazz festivals and art galleries. Motovun hosts an important international film festival every summer. Cycling, walking, horseback riding and nature trails are activities that many holidaymakers pursue in Istria.

Rental prices originally quoted in UK pounds. 5% discount for 2nd week, 10% for 3rd week. A £250 refundable breakages deposit is required on arrival. 25% non refundable deposit by bank transfer secures booking. Remaining balance due 6 weeks before start of visit. Thereafter, no refund possible, so make sure you arrange travel cancellation insurance.
