Situated in a beautiful rural location by the famous wine producing hamlet of Bajkini, approximately 300m above sea level, Villa Olivia offers you a private, peaceful and quiet location with a vista of rolling hills to the sea – on a clear day Venice and the Alps can be seen. The ground floor has a large light and airy lounge and similarly proportioned dining room which is adjoined through an arch way to a modern kitchen. Covered terraces run along the length of the rear and include outdoor furniture for dining and relaxing. Just a few paces from the villa is the 10x5m tiled pool with Roman steps and a border of lavender bushes, which lightly scent the air. After taking a refreshing swim choose one of 6 loungers on the sun terrace for developing a tan. The garden is grassed, elevated and screened for privacy using trees and bushes. Upstairs there are three double bedrooms all with en-suite bathroom or shower. The master bedroom has its own balcony for totally secluded sunbathing.

Notes on accommodation
The villa is built for all year round use. Fans are provided during the summer. Central heating, including under floor heating downstairs and open fire place in the lounge, for the winter. Suitable for children but must be supervised by adults in and around the pool area. Fans provided in bedrooms during the summer. Wireless mobile Internet dongle for 200.00 Kune paid locally, included in Welcome Pack on request. Specify Windows or Mac.
Accessibility
No special accessibility features are included in the villa and access to the bedrooms is up a wide staircase with handrail. The pool has Roman steps for easy access to the pool at the shallow end.
Outside
The villa plot is approximately 1,200m2 and is grassed around the building and planted with olive and cypress trees and many other plants and bushes for colour and privacy. The 10x5m pool is private, has Roman steps at the shallow end, 0.85m depth, and a ladder at the deep end - a maximum pool depth is 1.35m. A high specification water filtration and purification system has been fitted and there is an outside shower with hot and cold water.
A large built in BBQ with chimney is on the covered terrace just outside the dining room and includes a table for 8 persons with reclining chairs. The lower covered terrace outside the lounge and closest to the pool has patio rattan furniture and offers another space to relax.
There is ample parking for two cars at the front of the villa.
Coast/Beach
The Istrian coastline is rocky and there are no sandy beaches but there are many opportunities to sunbath and swim in the clear Adriatic Sea. Good places to swim are: Zelena Laguna, which is south of Porec, about 30-40mins by car from the villa, and there is also a water ski cable pull circuit there and modest priced restaurants on the coastal edge. More rural beaches can be found at Dajla north of Novigrad about 30 minutes by car.
Travel
The two best airports to arrive at to travel by car to Villa Olivia are:
Trieste in Italy about 1hr 15mins by car.
Pula in Istria about 55 mins by car.
Ryanair fly regularly to both airports.
Car hire is essential for use of the villa.
Distances
Bajkini: 1km to fine wine producers. Vizinada: 2km grocery shops, family restaurants close by. Motovun: Beautiful medieval hill top town in the Mirna Valley with fine restaurants. Porec: 17km with boutiques, restaurants and water front promenade. Famous UNESCO world heritage site Eupharasius Basilica a 6th Century Christian mosaic in the centre of the town. Novigrad: 17km with marina and some very good fish restaurants. Pula: 60km with one of the best preserved amphitheatres from 200AD.

The villa was originally designed for the personal use of Dussmann Homes directors and to be a show home for their award winning property developments. It therefore has many additional design features and exceptional build quality. Please note that smoking is not permitted inside the villa building for health and safety and insurance reasons. Smoking is allowed on covered terraces, sun terraces, balcony and in the garden.

About the owner
This picture was taken of me a few summers ago when I was in Istria at a wonderful restaurant called Morgan in Bracanija (Brtonigla), famous for it meat dishes and fine wine list. I have been happily married to my wife Sharon for over 29 years and we have four children all adults. We have an adorable, tri-colour Cavalier King Charles spaniel and a cat who looks like a Persian grey but is just a good-looking moggy. I am a qualified project manager and currently run my own company importing Croatian Fine Wines to the UK. If you want to know anything else, just ask.

Why the owner chose a home in this location
Istria is different. It has a certain timelessness about it, yet at the same time you are not far from all the benefits of 21st century living. Our villa is situated at the top of the south side of the Mirna Valley and next to some of the most famous wine producers who you can walk to and sample their produce. The views are beautiful front and rear, and the feeling of space and big skies is dominant - a special place. The main tourist attractions are a short car drive away and therefore convenient to explore all the cultural sites and access the excellent local restaurant.
Unique benefits of the property
The villa has built to a very high standard in Istrian limestone and with a most beautiful stonework that I marvel at every time I am at the villa - how did the craftsman do it? The property was going to be the personal show house of the award winning developer Dussmann Homes, but fortunately he decided to sell it to us. We have specified everything to a high standard to give a hand in glove experience for all guests. This is recognised and appreciated by all who stay. The property is ideal for the family holiday, groups of close friends and for a romantic break for two. Enjoy the pool, sunbath on the terrace or balcony, have a barbecue, chill out and enjoy our villa.
