| Bedrooms: | 3 bedrooms upstairs: the double master en suite, plus a twin and a double that share a shower room. Downstairs there is another twin and double with a shared shower room. |

Towels and linen are changed weekly with a full clean. There is a light clean mid week. Should you wish the property to be cleaned more frequently and/or towels changed, this can be arranged at extra cost. |

Notes on accommodation
Of our three villas in Istria, this is the one we believe to be best suited for children. The pool has a child alarm.
Outside
Landscaped garden, rustic Italian furniture, swimming pool with child alarm, croquet, incredible views, patio, raised terrace and BBQ.
Coast/Beach
20 minute drive to the sea.
Golf
2 Brand new Championship courses opened in Spring 2009, one at the Kempinki hotel and the other in Bujie.
In addition there is a 6 hole golf course with practise facilities ten minutes drive away. 18 hole courses are further away.
Special interest holidays
This is an area renowned for its cuisine and we car arrange for a chef to come and cook for you in the villa. There is an annual film festival and a hot air balloon festival. Walking and cycling trips can be arranged from the villa.
Travel
Pula airport (in Croatia) is 30 miles from our villas. Ryan Air flies there from Stansted on Saturdays, Tuesdays and Thursdays from £19.99 each way. Monarch Airways departs Gatwick at 10:15 and arrives at 13:25. The return flight leaves Pula at 14:25, arriving at Gatwick at 15:30. Trieste (in Italy) is 60 miles away. Ryan Air flies daily in summer from Stansted. Ljublijana (in Solvenia) is 80 miles away. Easyjet flies there daily in the summer from £ 35 each way.
Distances
Vizinada 5 min. Motovun 10 mins medieval hilltop town, summer film festival. Groznjan 7 min, annual jazz festival. Oprtalj 1 hour. Pula 46 miles - lively town and port with vast Roman amphitheatre, full choice of restaurants, shops, museums, cinemas, music, etc. Brijuni Islands (by sea) historical sites, botanical gardens, safari park, beaches and sports facilities. Other medieval towns and villages, Byzantine churches, archaeological sites, fabulous coastline.

Tennis, sailing, walking, golf, cycling (bikes provided), phenomenal choice of restaurants. Supermarket nearby in Buzet.

I spent a wonderful week in Casa Sienna with six friends last Autumn. Within minutes of arriving at the villa, I felt part of something magical. The sun shone, the pool glistened, and we walked down to dinner at one of the most incredible restaurants I have ever experienced. The days that followed merged into a haven of relaxation. The group split up each morning to explore Istria and play golf, tennis and sail. By mid-afternoon, we'd gather by the pool and doze in the freshest air imaginable. Casa Bella is the dream holiday venue for our family. The pool, croquet, table tennis and satellite TV meant that the kids didn't even want to leave the villa, whilst the views from the comfy poolside chairs were more than enough to keep the grown-ups entertained. The local supermarket in Buzet had everything we needed at half the London price, and cooking in the huge kitchen was a pleasure. We'll be back for two weeks next time round Angus Donald.

Hi, my husband, Simon, and I live in London and own and manage the lettings of our three villas in Istria, Croatia. We like to stay in at least one of them two or three times a year, with our young daughter, families and friends. When we're not staying there, I manage the rental of each of the villas, whilst also looking after our toddler! I try to provide a friendly and personalised service, for instance, we send each of our guests a comprehensive Guidebook that we and our local representative in Istria, have written together made up of all our favourite restaurants, things to do and places to see, along with useful information about nearest shops and banks and their opening times etc. We love it out there and hope that you get the opportunity to experience it to. Why the owner chose a home in this location
We love the area as it has fabulous views, is close to many gorgeous hill top towns and is lovely and secluded for sun bathing and lounging around the villa! It is only half an hour to the coast and there are many fabulous restaurants within driving distance. The food in Croatia is amazing but at much better prices than Italy. The local people are friendly and accommodating.
Unique benefits of the property
The villa is less than a one hour drive from Pula airport or under an hour and a half from Trieste in Italy. It has its own decked pool, vine yard and large grass area for kids to run around plus a table tennis table for the adults!
