Welcome to our family holiday home in Vabriga. This is a sensitively restored 3 bedroom traditional Istrian stone farmhouse with private 8m x 4m pool, landscaped garden, patio, stone barbecue and roof terrace with sea view. Accommodation includes a unique converted cowshed with en suite situated separately from the main house. The property is in the centre of a popular village within easy walking distance of a shop and numerous restaurants. The nearest sea is 1km from the house, with easy access to many other beaches for swimming and sunbathing. The small town of Tar with more shops and restaurants is a short walk away, and the lively town of Porec with its bustling restaurants, shops and nightlife is a short 15 minute drive away. The house is categorised as 3*** by the local authority.

Notes on prices
Prices are for the property per day in UK Pounds for Easter and Summer 2012. Please note that prices include Tourist Tax, so there is nothing else to pay on arrival in Croatia. The house is only available for these dates as it is used by the owners' families for the rest of the year - this is a family holiday home, not a buy to let investment property!
Changeover day
The normal changeover day is Tuesday, in order to allow the use of cheaper flights and to avoid the Saturday changeover traffic congestion.
| Bedrooms: | Bedroom 1 with twin beds is on the first floor. Bedroom 2 with double bed is in the single storey stable block, which is connected to the main house. Bedroom 3 with twin beds is in the cowshed. 2 portable beds can be used in Bedrooms 1 and 3. |

Notes on accommodation
There is a portable air conditioning unit and fans in all the rooms. 2 portable (Z) beds are available if you wish to put 3 children in either the main upstairs bedroom or the cowshed.
Outside
The house has a fully maintained landscaped garden with irrigation system. There are extensive natural stone patios around the 8m x 4m private pool, with outdoor furniture. There is a shady terrace adjacent to the pool if the sun gets too hot for you. The large stone barbecue is a much admired feature of the property, with a sink, food preparation area and power supply - a veritable outdoor kitchen! Finally, there is a roof terrace with a sea view and a spectacular panorama of the surrounding area.
Coast/Beach
The nearest beach is at the old fishing harbour, 1km from the house. This is a 20 minute walk, or 5 minute cycle. There are numerous other beaches within easy striking distance by car, including the picturesque town of Novigrad with a variety of swimming spots. All the local beaches are Blue Flag rated with lovely clear water.
Travel
The nearest airport is an hour's drive away at Pula, with regular Ryanair services from Stansted (Saturday, Tuesday and Thursday), and a weekly Globespan service from Edinburgh (Sunday). We usually use Trieste airport, which is up to 2 hours drive away in summer, and has regular daily Ryanair flights from Stansted. We have found the car hire to be cheaper at Trieste, although the border crossings can be busy.

Vrsar, 25 minutes.
Limski Fjord, 35 minutes.
Rovinj, 50 minutes.
Further details
The local well stocked shop is a 5 mins walk away and has an ATM machine and currency exchange. There are other shops and an ATM in Tar, which is a short walk away. Vabriga has 7 restaurants, including 2 directly opposite the house. The very lively and popular Santa Marina restaurant at the fishing harbour serves excellent barbecued fish and meat and provides live entertainment with seating for up to 600 people.
Booking notes
The client will be invoiced for the booking, with a deposit of 30% of the total cost payable on receipt to the owner in UK. The balance is payable 8 weeks in advance of the booking to the agent in Croatia.
Please note that we will not accept bookings from single sex groups.
The owner will contact renters by email 2 weeks before arrival with instructions for collecting the keys, a passport form for completion, and directions to the house.

About the owner
Ownership is shared amongst three of us, all in our fifties. We are all ex Army officers, having become friends whilst serving.
Brian is a self employed management consultant and manages the property on behalf of the others. He lives near Perth in Scotland with wife Susie.
Tom is a school bursar and lives in London with wife Gail.
Peter is the CEO of a not for profit company providing an alternative curriculum to schoolchildren at risk of being excluded from mainstream education, and lives near Nottingham with wife Fiona.
All our offspring have left home and are pursuing their own careers.

Why the owner chose a home in this location
We wanted a holiday property that was large enough so that we could all stay at the same time, and could be used by our families. We were looking for somewhere that was close enough to the UK that a long weekend stay was feasible, that had good weather, and would provide a good return on our investment.
Having researched most of Europe, we settled on Istria, and then looked for a house. 1 Sv Anton ticked all the right boxes, since it was an old property with lots of character, there was room to put in a pool, it was in a village with a shop and lots of restaurants within walking distance, and fairly close to the sea. It was also not on a new build estate surrounded by other Brits, something that we wanted to avoid at all costs.
Unique benefits of the property
Our house gives you the benefit of living in a sensitively restored stone house with many unique features that you will not find in any of the modern properties for rent in the area. These include a traditional fireplace, a roof terrace, a large BBQ with water and power, and an 8 metre by 4 metre pool. The house is also in the centre of the village with easy walking access to a shop and several restaurants, rather than being added on to the periphery of a town or village as so many of the newer properties are.
Another unique feature of our house is that it is a family holiday home and is used outside the summer months by all 3 families and their friends. We like to think that this gives the house a more lived in feel than many of the buy to let properties you will find elsewhere.
