This private stone house is located just 2 minutes from the sea with local amenities such as go-karting, equestrian centre, professional tennis courts (Croatian ATP is held here every year) and Park Umag, which has been awarded one of the best in Europe less than 5 minutes away.

Changeover day
Preferred changeover day is Saturday, however owners will try to be flexible where possible to accommodate flights.

| Bedrooms: | Master suite enjoys 1 kingsize bed, seating area with Julliette balcony and views of the private pool and the sea. Bedroom 2 has 1 double bed with woodland views. There is also 2 single foldaway beds for extra guests. |
| Bathrooms: | Main bathroom includes shower, WC and basin. There is also a vanity mirror with hairdryer and shaving point. The ground floor cloakroom has a WC, basin and washing machine. |
| Kitchen: | The new Italian kitchen includes cooker, ceramic hob, fridge/freezer and all cooking utensils. |
| Living Rooms: | The spacious open plan living/dining area has a typical Istrian fireplace and a solid oak dining table to accommodate 6 people. Patio doors leading to the pool. Satellite TV/DVD/CD (PS2) with a large selection of films and games. iPod docking station. |
| Cleaning/towels/ linen/maid service: |
Linen and towels provided (apart from beach towels) and are changed weekly. Garden and pool maintenance once a week. |

Accessibility
Access into the property is through double doors as is from the living area to the garden.
Foldaway beds can be used downstairs to accommodate the elderly or infirm and there is a ground floor WC.
Outside
At the front of the property there is parking for 1 car. The side of the house has a 10m x 3m lit terrace with seating and dining area equipped with a barbecue.
The swimming pool is 5m x 3.5m and has the sun all day.
Palm trees and herbaceous plants surround the garden area.
There are 4 hardwood loungers and inflatables for children.
Coast/Beach
The nearest beach is situated at Lovrecica which is less than 2 minutes drive. The crystalline waters of the Adriatic are known for there abundance of aquatic life, which is a real must for keen divers. 20 kilometres away you have Porec which is famous for the Limski kanal and Zelena Laguna. There are also day trips to Venice from Porec and neighbouring Rovinj.
Golf
There are golf courses situated within Istria (Pula) and several under construction.
Special interest holidays
Umag the nearest town to Babici is home to the ATP The Croatian Tennis Open. A real must for tennis fanatics.
Even closer to home at Park Umag (1 mile) there are clay courts available for hire. Istria itself is famous for producing some of the best wines and olive oils in the world. The Konoba's found within this region are a sheer delight to all who try them, with local specialities served freshly everyday. You will almost definately be greeted with a smile and encouraged to try some of the wonderful home made grappas.
Travel
Currently, Ryanair, Globespan, Flybe, Easyjet low-cost airlines fly direct to Croatia. Pula is Istria's local airport. You can fly with Ryanair from Stansted between April and mid October. Alternatively you can fly to Trieste, which takes just under two hours, now also flying from Birmingham. Easy jet fly to Rijeka which is an hour away on the east coast of the Istrian peninsula.
Further details
There is a pizzeria/restaurant with a bar and a local shop plus an agrotourism Konoba restaurant within walking distance to the house. There are several other local shops selling fresh food with delicatessen's less than 3 kilometres away.
Booking notes
Please call us directly for availability. A non-refundable deposit of 20% is required to secure the property. The balance of payment is to be made 6 weeks before departure. We will also take a £200 refundable deposit against any breakages or loses to the property 6 weeks prior.
