This very private villa has been restored to a high standard with quality furniture and equipment and new Istrian style kitchen. The property has oak wooden shutters to all windows, beamed ceilings, the ground floor is fully tiled and the first floor has oak parquet flooring. There is an open fireplace as well as central heating. All bathrooms are fully tiled. Patio doors lead onto a private patio overlooking open woodland. The garden has a pool, lawn, stone patio areas and features a large Ladonia tree which gives shade on hot days and adds to the peaceful ambience of the property. In the village of Flengi there are 5 restaurants and a village shop. The area is renowned for its good food and wine and beautiful scenery. Popular activities include walking, cycling, riding, fishing, yachting, tennis, swimming and diving. There are boat excursions available to Venice, Rovinj and Brijuni Islands. Daily and weekly membership to a local gym is possible, including tennis and squash.

Changeover day
Preferred changeover day is Saturday, but out of high season this may be flexible.
Vacate by 10am.
Arrival 2pm.
This allows time for cleaning.

Accommodation

 

Notes on accommodation
There is complete central heating and open fireplace, making the house suitable for all year round use.There is also air conditioning upstairs.
Please respect that there should be no smoking inside the villa.

Amenities/Facilities provided

 

Accessibility
All bedrooms are on the first floor, accessed by a spiral staicase, therefore it may be unsuitable for guests with mobility problems.
Please note that the pool is 1.2m deep therefore children should be supervised at all times.
Guests are requested not to smoke indoors.

Outside
The garden is fully enclosed by a high stone wall. The private pool (6m x 4m) is surrounded by a local stone terrace with lighting and sun loungers. There are further paved and lawned areas with table and chairs, barbecue area and a beautiful large Ladonia tree. Patio doors from the dining room lead onto a private rear terrace with seating and access to open countryside and lovely views. Car parking space is available.

Coast/Beach
4km to Vrsar for beaches and marina.
10 mins drive to lovely secluded beaches (stone) for swimming and many water sports in the lovely warm Aidriatic sea. There are also delightful coastal walks.

Travel
Pula airport is 35 mins drive. Flights here 3 times a week from Stansted throughout the year and several other UK airports in summer, including Manchester and Birmingham, also have a look at Glasgow and Edinburgh. Trieste is 90 mins drive with daily Ryanair flights.
Car hire is essential.

Distances
Porec - 10 mins - Attractive historical coastal town.
Pula - 35 mins - City with one of the best preserved Roman Amphitheatres.
Rovinj - 20 mins - Old Venitian coastal town.
Limski Fijord - 5 mins - Good fish restaurants.
Vrsar - 4km - Very attractive small coastal town with marina and good restaurants.
30 mins drive to hill top towns of Motovun, Groznjan and Opartal.

Further details
There are 5 excellent restaurants within a short walk of the villa. A local shop stocks most requirements.
Supermarkets, banks and doctor are available in Vrsar (4km).

Booking notes
Non-refundable deposit of 30%.
Balance to be paid not less than 6 weeks prior to arrival.
Monies to be paid by cheque or electronic transfer, sorry no facilities for credit cards.
