Completed in 2007, this brand new 4 bedroom property offers spacious and well equipped accommodation in a tranquil village setting. The villa is located on the edge of a peaceful village only 10 mins drive from the sea and the picturesque and historic town of Porec. The property accommodates 8-10 people very comfortably, with 2 double bedrooms, 2 twin bedrooms and 2 family bathrooms. There is a spacious open plan living area leading onto a covered terrace overlooking the heated pool and landscaped garden. The kitchen is very well equipped with an oven, microwave, dishwasher and 2 fridge/freezers (1 for those cold beers!). On the first floor there is an additional lounge containing a sofabed which also leads onto a terrace which affords great views over the surrounding countryside. The village includes a mini-mart within a 5 mins walk for essential supplies. There are several excellent (also exceptional value) restaurants nearby.

Notes on accommodation
There is central heating as well as air conditioning throughout the property. Care should be taken with small children as the pool is 6 feet deep in places. Smoking and pets are not permitted inside the property.
Accessibility
The ground floor is accessible to wheelchair users, but the first floor involves climbing a number of steps. There is a ground floor bedroom and bathroom.
Outside
The covered terraces, which overlook the large swimming pool (10x5m), provide a great spot to have al fresco meals, to relax out of the sun and to watch the sunset. The pool gently slopes to a maximum depth of 6 feet surrounded by walls and a sheltered south west facing patio. Please note that heating for pool only available May - September. Sun loungers, deck chairs and outside table and chairs are provided. There is also a large stone built barbecue on the ground floor terrace (large enough to take a full size hog roast for the adventurous). There is a gated drive with parking for 3 cars. The gardens around the Villa have been recently landscaped and include a lawn suitable for ball games.
Coast/Beach
Beautiful beaches are located in the various coves along the coast within a 10-15 minute drive. Most are rocky with swimming platforms which extend out into the sea, which is exceptionally clean. Southward along the forested coastline are the resorts of Zelena Laguna and Plava Laguna. There are well equipped and picturesque marinas within 30 minutes drive at Porec, Rovinj, Novigrad and Vrsar.
Skiing
The nearest well known ski resort is Kranska Gora in Slovenia, which is about 2.5 - 3 hours drive.
Travel
Car hire is essential.
Ryanair operates Stansted - Pula (30 mins to villa) and Stansted - Trieste (1 hour 30 mins to Villa). Easyjet operates Luton - Rijeka (1 hour 15 mins to Villa) and Stansted - Ljubljana (2 hours to Villa). Thomsonfly operates Birmingham - Pula (30 minutes to Villa). Roads are good and generally uncrowded.
Distances
Porec is 6 miles away. A short and scenic drive inland takes you to the pine forests and rolling hills topped with historic ancient towns such as Motovun, Grozjnan and Hum. A daily return fastcat ferry service (2 hours) runs from Porec harbour to Venice. Other places to visit: Hum (the smallest town in the world.) Baredine Caves, Limski fjord (taste the beautiful cheeses, olives, wines and Grappa). The Amphitheatre in Pula is an amazing, historical place to visit.
Further details
The popular local restaurant (5 mins on foot) is famous for its local cuisine including grilled fish, meat dishes and truffles as well as specially prepared dishes cooked under a coal covered lid in the restaurant (peka). All the usual facilities (banks, supermarkets, shopping, internet cafes, restaurants) are available in Porec.
