Large 5 bedroom house with a new built stone veranda and BBQ, set in large private garden. New Konoba room. The accommodation is located in a small village with woodland at the rear of the house. The village has a local shop with butchers, two konoba restaurants only 5 minutes walk from the house and a lovely little church. The house consists of 2 main floors; on the ground floor is a large living area, a dining room with large table to seat 10 people, kitchen, bedroom with bunkbeds and a shower room with toilet, sink and bidet. The first floor has two large double rooms with double beds and balcony, another double room with double bed, double room with two single beds. Bathroom with bath/shower toilet, sink and bidet. We also have a large summer kitchen with roof terrace with 10 loungers for sunbathing, two extra showers and toilet. Large veranda with seating and eating area, nice relaxing swing and a large stone built BBQ. There is ample parking within the grounds.

The house sleeps 10 but can accomodate extra guests, there will be a small charge for each extra guest over 10 persons.

We have a flexible change over day. Departure time 10am, if no guests to follow on in, we are quite flexible with the departure times.

Kitchen: Cooker, hob, fridge/freezer, microwave, plates, cups, cutlery, glasses, trays, coffee machine.
Utility Room: Summer kitchen has cupboard space, electric hob and oven, washing machine, good washing line space, ironing board and iron.
Living Rooms: Very large living room with air-conditioning units with remote control, TV, video, DVD, player, radio/CD player, 4 large sofas (2 turn into double sofa beds for extra guests), large open fireplace, 2 large double doors leading to the stone built veranda.
Other: New Konoba/bar family room. We have a small room on the first floor with a large selection of books and games. The large summer kitchen roof terrace is lovely to catch the last rays of the day and watch the sunset. No pets and no smoking in the house.

Notes on accommodation
Air-conditioning in four of the bedrooms, and also the living area downstairs, which can heat the rooms or keep them cool. Secure property with high stone wall, suitable to keep the little ones safe. Smoking and pets are not permitted inside the property.

Outside
Extremely large garden (ideal for outdoor activities) The garden houses a walnut tree, fruit tree, oak trees, small olive trees, a patio lemon tree, flowers and shrubs. There is a large stone chimney style barbecue area (large enough to take a full size hog roast for the adventurous and plenty of seating room for the hungry diners!) You will also find a new Istrian stone built patio which is wonderful for a little alfresco dining of an evening whilst watching the sun set.

Coast/Beach
Beautiful pebble and stone beaches with crystal clear waters are located in small coves along the coast within a 10 to 15 minute drive. Most being rocky with swimming platforms extending out into the sea. Southward along the forested coastline are the resorts of Zelena Laguna and Plava Laguna. These are very well signposted by road.

Travel
Car hire is available at the airports or locally. Flights from London Stansted directly to Pula airport with Ryanair, or from London Stansted to Trieste with Ryanair, Birmingham to Trieste with Ryanair, Other flights available with other airlines.

Distances
The local village restaurant, Konoba Kastel is well worth a visit. There is also a handy shop/minimarket within 5 minutes walk of the house. The beautiful town of Porec is a 10 minute drive away. Pula airport is approximately 30 minutes by car. Trieste airport (Italy) approximately 1.5 hours by car. Places to visit: Hum (the smallest town in the world.) Baredine Caves, Limski fjord (taste the beautiful cheeses, olives, wines and Grappa).

Further details
The local town of Porec has several supermarkets, banks, chemist, outdoor market for fish, meat, fresh fruit and vegetables. The hospital is also well sign posted in Porec. It is possible to take the hydrofoil to Venice from Porec or Rovinj from May to September (approximately a two hour crossing.) The Amphitheatre in Pula is an amazing, historical place to visit and is often still used as a venue for outdoor concerts. The Basilica church in Porec is a must. You will be spoilt for choice with the array of local restaurants and places of interest to visit.

Booking notes
20% deposit payable at time of booking and balance 4-6 weeks before departure. A fully refundable damage deposit of £100 will be required with the balance.
There is a small tourist tax to pay to the Tourist Agent when you collect the keys.
You should arrange your own cancellation and holiday insurance.

My name is Angela I live in England with my husband Wayne, we have two grown up daughter's, the youngest has just gone to Australia for a year, we both work in England but like to spend most of our time in Croatia Porec, enjoying the food, sunshine and the crystal clear Adriatic sea.

Why the owner chose a home in this location
We originally bought the property so we could do adventure trips driving from England to Croatia, travelling through 9 countries until we reached Croatia. We spent the next 10 days exploring the delights of Istria. We now rent the property to holiday makers, this has been very successful over the past few years, the house as been full of large families enjoying the large garden where children are safe to play, the local restaurants are walking distance from the property and the local market shop which as everyday essential items. The lovely town of Porec and the crystal clear Adriatic sea is only approximately 6km from the property.

Unique benefits of the property
You will enjoy the large very private garden very safe for small children, several terraces, large BBQ, family room, bikes to explore the area. You wont be disappointed.
