Officially licensed, by the local tourist board, the house itself has been renovated to a high standard over two storeys, with modern facilities installed, in what used to be a stone barn. The agroturism, rural village setting gives a real feeling of ‘getting away from it all’, complete with the sights and sounds of true country life, but is within a few mins drive from the main highway to Pula (30 mins to airport) and Trieste (1 hour 30 mins to airport).

Tourist tax is approx £1 per person per day and is payable as part of the cost of the accommodation, in addition to the prices above.
Changeover day
The preferred changeover day is Saturday. Check out/key return time is 10am prompt so that our cleaners may start work on time and check-in to the house and key collection is from 14.00 onwards.

| Living Rooms: | Sizeable lounge/dining area with dining table for 4 people, 2 sofa beds that can be used as singles or together, air conditioning, Freeview digital TV, DVD/CD player. 2 bikes and some maintenace items are stored under the stairs. |
| Other: | Please be aware that one cupboard in the kitchen is used to store first aid equipment, garden tools and items to maintain the house. Bikes belong to the owners but guests may use them at their own risk. The owners accept no liability for their usage. |

Towels & bed linen are included,but please provide your own beach towels.The house is cleaned & linen changed once a week.There is a beach mat & foam cushions for guests' use on beach trips. There is also an inflatable, which you can use at your own risk. |

Notes on accommodation
There is air-conditioning/heating and a solarpowered ventilation/heat exchange system to help regulate the temperature all year round. The house is not ideally suited for young children due to stairs that cannot be gated. However, for babies, there is a travel cot. The house would suit older children (10 years +).
Accessibility
Given that the house is on two floors, we are not best suited for wheelchair users or those who have difficulties with stairs to the bathroom on the first floor.
Outside
The sheltered gardens to the front of the house, are south facing and not overlooked. They are split between the Mulberry tree, where you can laze in the hammock, and a deck for the sun loungers. Here you will also find the hot tub jacuzzi and the terrace, where you are welcome to use the traditional stone barbecue and take your meals alfresco. There is ample parking at the front of the house. If you are looking for an agrotourism experience - this is it! The house is situated in a working agricultural village, surrounded by small holdings with the sights and sounds of farm animals and birds you would expect to see and hear in this type of location. There is very little local traffic - the occasional tractor, moped and a few cars from time to time.
Coast/Beach
The Limski Kanal is a national park situated within 5 mins drive (2km) from the house. Here you will some of the very best fish and seafood restaurants Istria has to offer. Within 15 mins drive towards Rovinj, there are many lovely beaches, whether you would like company or be alone, there are plenty to choose from and the water is crystal clear and very inviting. Further afield Duga Uvala's beach makes a fantastic day out, as do the spectacular towns of Labin and Rabac, on the East Coast.
Golf
The newly opened Jack Nicklaus designed course at the Kempinski Adriatic Hotel near Umag is about 30 mins drive north. The Brijuni Islands are situated just off the coast near Pula, approx. 30 mins south. Here you'll find one of the oldest golf courses in Europe. Simply pay your "green fee" at the office in Fazana, hop on the boat to the islands and play. Alternatively, new courses are available near Motovun and at other locations around Istria within a 20 -45 minute drive.
Special interest holidays
Istria ‘The New Tuscany’ offers a massive range of activities, from the relaxing to the adventurous. These include: beautiful secluded beaches between 5 - 15 mins drive from the house, hill towns of Motovun and Groznjan with their world famous film and art festivals, mountain bike trails, golf, sky diving, scuba diving, horse riding, tailored wine tasting, olive grove and vineyard tours and lots more. The Umag Open Tennis Championship also attracts top players each year in July/August.
Travel
Car is essential. Cheap flight options include: Ryanair, Stansted and Dublin - Pula, only 30 mins drive. Ryanair also fly to Trieste & Rijeka, 1.5 hrs drive; Globespan also fly from Edinburgh and Glasgow to Pula. ThomsonFly and Holiday Options also fly to Pula from a range of UK destinations. These Pula/Trieste flights run from May-October. Norwegian flights possible from Oslo - Pula. Driving options with Motorail (Autozug) are possible from Germany to Villach/Trieste - ask for details!
Distances
Rovinj is the largest and most impressive town nearby at 9km, it takes approx 15 mins drive. Pula takes approx 30 mins drive, with Porec to the North taking approx. 30 mins. In between there are lots of beautiful inland villages to explore whilst the coasts offer a whole range of experiences from traditional fishing communities to the opulent, old colonial grandeur of Austro-Hungarian Opatija.
Further details
Just a few metres from the house you will find the Konoba belonging to the Matohanca family where you can buy a drink. Also a few minutes walk from the house, you will find the family-run Milotic restaurant, which offers a varied menu of traditional dishes and possibly the best chips in the world! For essential basics there is a shop-cum-cafe-cum petrol station (within 5 mins walk) that sells everything from sandwiches to soap. Nearest shops are in Kanfanar - about 7 mins drive away or in Rovinj itself. The main road into Rovinj has some restaurants where you can sample the local spit roast suckling pigs and lamb. Rovinj itself has many good bars and restaurants. We recommend Konoba Gradina - take the highway north towards Trieste, follow the Limski Kanal exit for Vrsar/Funtana and you should be there within 20 mins drive. Great value, great food & wine and good company! If you like the house red wine, ask for a bottle to bring home with you for around £3.00. It's excellent!

Early Bird discount for 2012 bookings! 10% OFF!!! A non-refundable 30% deposit is payable immediately, with the balance paid in full no later than 8 weeks prior to arrival. The £300 security deposit is payable at the time of booking and is held against any loss or damage caused to the property and/or its contents. If there is no damage during your stay, you get it back. Please ensure that you have your own cancellation and travel insurance. The owner accepts no liability for personal injury.
