In a tranquil area in the hills above Mount Irvine golf course, 5 minutes drive from 3 of the best beaches, with stunning unspoilt panoramic views of tropical hills, valleys, Buccoo Bay and reef beyond. Lounge on cushions on the decking by the kidney shaped infinity edge pool, 30' x 15' x 8' in the deep end. All rooms opening onto a large verandah on the ground floor and balcony on the first floor. The house is in a Caribbean style with traditional fretwork and louvred doors and windows designed to open up to catch the gentle tropical breezes. No air-conditioning as it is not needed.There is an acre of lush garden with fruit trees, flowers and many birds and butterflies.

Notes on accommodation
The house is suitable for children and babies, There is plenty of space in master bedroom for a small bed or a cot which can be provided. Also there is space in 3rd bedroom for further single bed. Safe provided. There is no air conditioning as it is not necessary, however, there are fans in all bedrooms and living room, rarely used. Wireless internet available.
Outside
One acre of stunning gardens fenced off with an automatic gate. There is also a security system in place with panic button for direct access to security company. Fruit trees, mango, avocado, bananas, grapefruit, oranges. Many flowers, birds and butterflies. Mobile barbecue available and loungers and cushions by decked pool.
Coast/Beach
Fine golden sandy beaches are within a few minutes drive. Snorkeling and scuba diving available, and a famous surfers beach, Mount Irvine beach is 5 mins away.
Golf
Mount Irvine Golf Course is 5 mins drive away. Hilton Golf course is 15/20 mins away.

Travel
Villa is 15 mins drive from airport. Car hire is recommended good rates available through us.
Distances
5 mins drive to nearest beach, Courland Bay, Turtle Beach, and 7 mins to Mount Irvine Beach. Nearest shop is 5 mins away by car. Walking to the beach is possible, downhill for 12 - 15 mins. The island is not huge so clubs, bars, supermarkets, restaurants are all within 15 - 20 mins.
There is a bird sancturary nearby apart from the many birds in the grounds of the villa.
Further details
Scuba diving, surfing, snorkeling available at Grafton Beach, Mount Irvine Beach which are 5 minutes away. Windsurfing available at Pigeon Point beach, 15/20 mins away. Sailing boats, fishing, rainforest treks also available. More info on request.
Booking notes
Deposit of 25% to secure a booking, balance payable 4 weeks before departure. You will be met at the airport and
driven to the Villa.
A one night security deposit is taken on all bookings.

Sweet Breeze is the perfect name as you are gently refreshed whilst relaxing on the most comfortable verandah chairs overlooking lush gardens and valleys to sea.
