Changeover day

Main villa with 3 double bedrooms:Bedroom 1 with super king size 4 poster bed, fitted wardrobes, 2 sets of drawers & a dressing table.Bedroom 2 & 3 with twin beds,fitted wardrobes & drawers. STUDIO with twin beds, wardrobe, drawers, setee & satellite TV.
Bathrooms:
The master bedroom has an en-suite bathroom with a walk in shower. There is a large family bathroom with bath, walk in shower and cupboards. There is a third cloakroom/wc in the villa. In the studio there is also a w.c with a shower cubicle and cupboards.
Kitchen:
The villa has a well equipped kitchen with microwave, dishwasher, toaster, kettle, slow cooker, 3 tiered electric steamer, electric oven and hob. The studio has a kitchen with a microwave, gas hob, toaster and kettle. Both kitchens have fridge/freezers.
Utility Room:
From the main kitchen we have a large utility and laundry room with washing machine, dryer, iron with board and sink. Oil burner for central heating and hot water. Other kitchen utensils: whisk, blender etc .
Living Rooms:
The main house has a living/dining room with television, DVD and satellite box with free view channels. The studio also has television and an independent satellite box also with free channels.
Other:
The house has an entrance hall leading to a garage/games room. The studio is surrounded by landscaped gardens and terrace with sun loungers.
Cleaning/Towels/
linen/maid service:
All towels and linen are included. Linen and bath towels not to be used outside of the property.The property is thoroughly cleaned after each rental stay and towels/linen are changed weekly (14 nights stay).

Accessibility
The property is single storey, but there are 3 steps leading onto main terrace. The studio can be reached by the front garden or from steps leading down from the main terrace. The property has a large gravel parking area leading up to the house, ideal for parking.
Outside
The villa is ideally suited to families with the emphasis on safety and space. The 70m2 swimming pool is gated. We have a beautiful lawn with plenty of room to run around and play. The property also has a secluded back garden with olive trees overlooking 2 koi fish ponds. We enjoy relaxing on the hammock listening to the water cascade. The villa and studio have their own terrace with table and chairs, ideal for outdoor eating. We provide 8 comfortable sun loungers for those who love to soak up the sun. Very well presented.
Coast/Beach
The property is located approximately 8 minutes drive from airport, 8 minutes drive to beach and a 5 minute drive to the local village of Sant Climent with good amenities.
The beach of Calen Porter is surrounded by cliffs and is very safe for children.
It is 15 minutes to the beautiful beach of Son Bou, which also has good restaurants, water slides and a long white sandy beach.
Golf
It is a 28 minute drive to championship golf course of Son Parc.
Clubs etc, available for hire, Lessons available to be arranged with Club.
How to get there
There is a bus between Mahon/Sant Climent and Calen Porter. However, hiring a car would enhance your holiday and enable you to explore the 125 beaches and the many historical monuments Menorca has to offer. Distances
The villa is close to Sant Climent. From Sant Climent you can drive down to Binidali and Binibeca beaches which will taken approx. 20/30 mins. In the other direction there is Calan Porter 6 mins. or travel to Son Bou 15 mins. Just past Binixica there is a road cutting across the island to Alayor and the main road to Ciutadella 10 mins giving access to the northern resorts.
