A lovely mediterranean villa situated in an exclusive residential area 10 minutes from palma and 20 minutes from the airport. The villa is laid out "upside-down" on three levels and sleeps 8 people in 4 bedrooms and 4 & 1/2 bathrooms. One bed/bath is in a self-contained apartment on the lowest level, with its own kitchen and dining area. At street level, is a spacious open-plan living room and dining area, with access to a large balcony and superb views over the bay of palma. The well equiped kitchen and separate utility room with laundry and toilet facilities are also at street level. On the middle layer are the 3 principle bedrooms and 3 bathrooms (2 en-suite). Outside, the villa is surrounded by terraced gardens a swimming pool, sunbathing area and dining area with built-in barbecue all overlooking the sea. There are a selection of beaches and numerous golf courses all within a 15 minute drive. Beware - the terraced layout requires supervision of small children

Changeover day
Changeover days are Saturday in peak season and by negotiation outside of this period.
The villa will be available from 16:00hrs on the day of arrival and must be vacated by 10:00am on the day of departure.

Notes on accommodation
The villa is laid out over three levels, in "upside-down" format. The living area is at street-level, with the three villa bedrooms on the middle level and then a separately contained apartment with its own kitchen and bathroom on the lowest level.
Bedrooms 1 and 2 have their own separate patio door access to a large shared terrace on the mid-level, with views over the Bay of Palma.
Accessibility
Because the villa is built into the hillside, there are a number of stone steps that link the different levels.
The private pool does not have a 'shallow-end' - minimum depth is 1.50m
Both of these features mean that parties with very small children or with party members who are non-swimmers will need to ensure they are adequately supervised at all times.
Outside
The Villa's Mediterranean gardens are laid out over a series of terraces either side of the villa, with the private pool and outdoor barbecue & dining area on the lowest level.
The main terrace off of the lounge and dining area have their own extendable teak table and chairs.
The middle terrace, accessed via bedrooms 1 & 2 is suitable for sun-bathing in privacy or just lazy-lounging.
Coast/Beach
You are spoilt for choice if you are looking for a beach. The nearest is in Puerto Portals (at the furthest end of the port, past the dry-docks) with beach bars and facilities. Others nearby are in Portals Nous, Ilietas/Bendinat and the huge areas around Palmanova.
The 'West' are nearest, followed by Palma. Check out Portixol for cool atmosphere, bars and restaurants down from the Cathedral area.
Golf
There are upwards of 25 golf courses already on the Island. Even the furthest is under an hour away.
Travel
Palma [PMI] is the only airport and less than 20mins away by motorway. There are a range of cheap and scheduled flights available over the main summer season.
Car hire is VERY RECOMMENDED to make the most of your holiday and there are a number of car hire companies both on and off-airport. Do check your airline for deals as well though, they can be cheaper than independently arranging through doyouspain, carhire3000 or holidayautos as well as direct with the usual suspects.

Airport is 20mins away
Nearest beach is 5mins by car, but there are half a dozen within 15mins along with all the water parks on the outside of Magalluf and Arenal
Magalluf also has a very good go-karting track...Llucmajor a slightly more professional version.
Remember though...nowhere on Mallorca is more than an hours drive away...explore to your heart's content !
Further details
Nearest supermarket (our fave) is in Portals Nous on the main strip, but parking is hard. Biggest - Mercadona - is 5mins by car on the road to Palmanova (recommend - park underneath) and if you need one on a Sunday, the Eroski at the Bendinat roundabout is the best bet !
Restaurants....loads all over...Portals, Puerto Andratx, Sant Elm, Palmanova nd even Magalluf, plus Palma is only a short drive.
Drive the coastal road from Deia to Banyalbufar, or have a day out to Puerto Pollenca in the North West, followed by dinner in Pollenca old town.
Restaurants are generally busier at weekends, but for a lazy fishy weekend lunch looking over a quiet bay, head to one of the restaurants on the front in Sant Elm.
For relaxed people watching at its best though, just head to Portals, sit down in Cappuccino and watch the world walk-by...
Booking notes
A non-refundable deposit of 30% of the full cost of the rental must be paid at the time of booking to secure the villa. The balance is due 6 weeks before the start of the rental. Full payment is due at time of booking if within 6 weeks of departure date.
A refundable security deposit of £500 is payable with the final balance, along with a £50 final cleaning bill, to cover normal cleaning costs. The security deposit will be refunded electronically within 10 days of the end of the holiday.

My wife and I, along with our four children, live in the UK, but have been travelling to Mallorca for the past 25+ years. Originally visiting my now sister-in-law when she moved there nearly 30 years ago and subsequently for holidays. Having visited other parts of the Med, we kept being drawn back and this is without doubt a stunning Island, but also one where you can sit peacefully and look out over the Mediterranean...try that in the South of France.

Why the owner chose a home in this location
This area is perfectly placed for the airport and capital Palma, but is also far enough away to be able to escape into peace and tranquility. On your door-step is the swanky port of Portals, which attracts both Royalty and Celebs as well as the usual suspect resorts with their beaches and facilities.
As a base, there is easy access to all manor of outdoor activities, from beaches and golf through to hill-walking in the Tramuntana mountains, or rambling through the nature parks and/or vineyards.
Or if you just want to explore the Island's restaurants, this is a great base to do-so...
