The large open-plan living/ dining area opens up completely onto a large sun terrace which has comfortable sofas and a huge outside dining area ,a gas BBQ & beyond that the large pool which lights at night for a cool dip before bed.There are comfortable sun loungers for 10 sun worshippers around the pool & parasols for some welcome shade. The huge roof terrace is great for alternative sunbathing and with fantastic 180 deg views of the sea & nearby lighthouse & island . The gardens are lawned and have an abundance of meditteranean trees and shrubs & are lit at night by discreet spotlights. It's a short walk to the sea & bustling resort of Punta Prima with beaches, restuarants, childrens facilities & hotels . A beautifully presented villa in a tranquil setting with absolutely everything for a perfect vacation.

Notes on accommodation
The villa rooms are large, light and airy with high ceilings, comfortably furnished in light meditteranean colours. The bedlinens are all white cotton. We provide a travel cot and high chair for toddlers and babies. The floors in the villa are tiled with large very modern tiles throughout for easy maintenance and coolness but care needs to be taken with elderly or very young children. The rooms are furnished in a light modern way and we ask that our guests take care of the furnishings as they would in their home. The pool is directly accessed from the terrace with very wide steps into the water, the bottom step leads into water approx 3' deep and again care needs to be taken with young children and non swimmers. The deep end is about 5' deep. The roof terrace has open stairs leading up to it and care should be taken.
Accessibility
The entire villa is on one level with access from a private gated entrance from the road. There is ample parking for several cars which can drive right up to the front door over a graveled forecourt. This makes an easy access for wheel chair users/ pushchairs etc.
Outside
The villa is set within gorgeous landscaped gardens. The pool has a backdrop of bright pink bougainvilleas and the gardens contain many palms, olive trees, lavenders and brilliantly coloured Mediterranean plants. There is a large square turquoise tiled pool for the exclusive use of the villa. The large terrace has relaxing white cushioned sofas, a modern table and chairs for 8-12 guests and there are cushioned sunbeds for those hot sunny days. There are parasols for a bit of shade and a gas BBQ for alfresco living in fact most of the long summer days and evenings are spent outside- heaven. A hot tub has been installed recently under a pergola for having that glass of bubbly and looking at the meditteranean night sky... There should be a paddle court/sports area available for our guests use within the communal area of the 6 villas in 2012.
The pool is cleaned twice weekly and the gardens maintained weekly.
Coast/Beach
This stunning modern villa is conveniently located between 2 of the best known beaches in Menorca, Punta Prima and Binibeca both about 5 mins by car. There is a rocky coastline for snorkelling etc 5 minutes walk away and beautiful coastal walks. The capital Mahon is 20 minutes drive and the airport 20 mins drive.The south coast is renowned for the best weather on the island and a stunning coastline. There are maps and information about the island provided.
Golf
There is one golf course on Menorca at Son Parc about 25 min drive
Special interest holidays
There are numerous diving schools within a 10 minute drive. Water skiing, fishing, power boat lessons, sailing schools, canoeing are all available . Please ask the owner for information. There are numerous walking holidays and cycling is very popular as the island is fairly flat. The fiestas are particularly good as they centre on wonderful horses trained to rear and walk on the back legs, known as the jaleo- they are truly dramatic and begin with the Festival os St Joan in Cuitadella and ending in September in Mahon- each major town has its own fiesta.....
Travel
The airport is Mahon and about 20 mins drive. There are 2 ferry terminals, one in Mahon for the normal ferry to Barcelona, and the fast ferry to Majorca or Barcelona in Ciutadella (approx 1 hour). We can organise car hire at usual rates and acquire quotes for you. Also boat hire is available upon request.

Menorca is a fantastic location for a truly relaxing holiday. It has an amazing assortment of good restaurants, shopping and historical sites to visit. It also has more beaches than both Majorca and Ibiza put together, a few of which you can only get to by boat. The waters are truly turquoise and crystal clear with an abundance of fish with wonderful snorkeling and diving. It is the most unspoilt of the islands retaining much of its original charm and is classed a natural biosphere. We recommend a visit to the charming harbour of Calas Fonts, the Port of Mahon, Alcaufar and many other beautiful places and can recommend many off the beaten track restaurants and hidden treasures having lived in Menorca for several years.

We require a 25% deposit at the time of booking, the balance due 8 weeks prior to departure.If the balance is not received by the due date, the owners reserve the right to cancel the booking without refund/deposit & the villa offered for reletting.We ask for a £250 security/good housekeeping deposit to be returned within 7 days after your stay. We can accept payment by bank transfer, cheque or bankers draft. We offer 10% discount for early booking which is up to 6 months prior to departure.

My family lived in Menorca for several happy years until business ties meant we had to spend more time back in chilly old England. We love the peace and nature of Menorca and we have many wonderful friends who we see as much as we can. We also simply adore the relaxed atmosphere of Menorca and Mediterranean life and try and spend as much time as our business will allow to enjoy our lovely home as much as possible.

Why the owner chose a home in this location
Our lovely villa is situated between 2 of the best beaches on the south coast, only 15 minutes drive to the main Port of Mahon and the airport. The villa is a 5 minute walk to the sea. The views from the villa are country and sea. Set in beautiful gardens with other similar homes it is very peaceful and tranquil and ideal for a wonderfully relaxing vacation, yet only a short distance to the Capital Mahon with its fascinating harbour, yachts and expensive powerboats where you can people watch all day.
