A beautiful and spacious detached villa. Situated in a quiet residential cul de sac while being within walking distance from the popular local supermarket. The property has a large garden gates and private off road parking. There is an enclosed grassed garden and private swimming pool with sunbathing terraces. The house benefits from a stone built BBQ and exterior furnishings for outdoor entertaining. Inside the villa is light and airy with a reception hall leading to a large kitchen / diner. The lounge leads through to a dining area which has two sets of double French doors opening on to the terrace and pool area. On the ground floor there are three bedrooms and two bathrooms. The upper level has the spacious en-suite master bedroom with large balcony terrace. All rooms have air conditioning and ceiling fans..

Changeover day
Changeover day - At present this is flexible but please check first.
Arrival Day - Entrance from 4pm - however please check if an earlier entrance is possible in the case of early flights.
Departure Day - Villa must be vacated before 10am.

Accommodation
Bedrooms: Bedroom 1 Master bedroom with double bed, large balcony terrace and en-suite full bathroom.
Bedroom 2 Twin bedroom with en-suite shower room.
Bedroom 3 Twin bedroom.
Bedroom 4 Single room (an extra camp bed can be added for a supplement).
Bathrooms: En-suite full bathroom to bedroom 1 with large oval shaped bath and separate shower cubicle.
En-suite shower room to bedroom 2.
Shower room shared between bedrooms 3 and 4.
There is a toilet near to the pool area with exterior access.
Kitchen: Spacious and bright kitchen, fully equipped with electric cooker, vitro ceramic hob, large fridge/freezer, dishwasher, microwave plus all the necessary crockery, cutlery and kitchen utensils. Within the kitchen is a breakfast area with a small table.
Utility Room: The washing machine is housed in the utility room to the side of the villa.
Living Rooms: Large spacious living room with parquet flooring, 2 comfortable sofas, TV and coffee table. This opens onto the dining area with a table and seating for 8 people and direct access, through two double French doors to the terrace and pool area.
Cleaning/towels/
linen/maid service:
The villa will be clean on arrival and a weekly clean will be included for any bookings of two weeks or more.
Additional cleaning can be contracted for an additional supplement.
Bed linen and towels will be changed weekly.

Notes on accommodation
The whole villa benefits from air conditioning plus ceiling fans and double glazing.
Whilst the villa sleeps 7 people, a further extra (camp) bed can be added for a weekly supplement of 70 pounds, making the total villa capacity 8 people.
Wooden cots, travel cots, high chairs, safety gates, baby walkers, pushchairs and DVD player can be hired for a small weekly supplement.

Outside
The villa has a private entrance with large garden gates and off road parking, this area is well decorated by a great array of plants and cactus.
The villa is surrounded by the well established garden with lawn area.
The private swimming pool measures 9 x 4 metres and has an automated covering system (operated from inside the villa). It is surrounded by a sunbathing terrace and has decking to one side. Sunbeds are provided for those wishing to soak up the Mediterranean rays!
There is a stone built BBQ and table and chairs plus a sun umbrella for outdoor entertaining.
Next to the lemon tree is a paved walkway through to a small children’s play area, suitable for toddlers with a small plastic slide and sand pit.

Coast/Beach
The beautiful south coast beaches of Binibeca, Punta Prima and Binisafua are within a 15 minute drive.

Travel
Mahon airport is a 15 minute drive away and taxi's are generally available outside of the arrivals hall however due to the situation of the villa, we strongly recommend car hire. It is advisable to pre book car hire before arrival as it is cheaper and also, especially during high season, car hire availability is limited on the island.

Distances
The towns of Sant Lluis and Es Castell are both within a 7 minute drive. Mahon centre and the beautiful Port of Mahon is a 12 minute drive away.

Further details
Trebaluger is a small village hamlet where time appears to have stood still.

In walking distance of the villa is a superb supermarket where a great selection of local produce (meat, fruit, vegetables, bakery) as well as UK products can be purchased.

A 30 minute walk accross some of the most beautiful countryside and enchanting forest will bring you to the delightfull cove of Cala Rafalet with crystal clear waters and uncomparable tranquility.

Nearest shops and banks are both found in either Sant Lluis or Es Castell, within a 7 minute drive.

Around the area there is a selection of countryside restaurants. Typical Menorcan tapas bars and restaurants can be found in both Sant Lluis and Es Castell whilst slighty further a field (another 5 minute drive) will bring you to the famous Port of Mahon where you are spoilt for choice as far as restaurants go - Fish, Grills, Pizzas, Thai ...

Booking notes
Provisional bookings, without compromise, can be kept for 48 hours.
Once a booking is confirmed a 25% deposit is required, this can be in the form of a UK cheque.
The final balance is required 8 weeks before arrival if paying by cheque in pounds. Alternitivly this can be paid on arrival in cash (euros) at a previously agreed exchange rate.
A security deposit of 200 pounds is required to be paid on arrival, this will be returned when the villa is vacated providing there are no breakages.
