This well situated villa is located on a quiet residential road, whilst also being close to resort facilities. The villa has private parking on an enclosed drive which leads to the villa entrance. Inside the villa is distributed on two levels, the upper level houses the spacious lounge / diner and separate well equipped kitchen. There is an upper balcony terrace leading off from the lounge which boasts spectacular views across the pretty port of Addaia and distant sea views of the northern coastline of Menorca. The lower level has three bedrooms and two full bathrooms (one en-suite) with direct access to the private swimming pool and sunbathing terraces. The villa is extremely clean and well maintained and boasts the perfect ingredients for a great holiday in Menorca.

Changeover day

Two full bathrooms (one en-suite), both have baths with shower over, WC and sink. One bathroom is en-suite to bedroom 1 and a separate bathroom is shared between bedrooms 2 and 3.

The spacious kitchen, which leads off from the dining room, is well equipped with a gas cooker and hob, washing machine, microwave, fridge freezer, kettle, toaster, coffee maker as well as the usual kitchen utensils and a pine breakfast table. |

There is a utility sink situated in the garage with direct access from inside the villa. |

From the main entrance door, 8 steps lead up to the lounge / dining room which is well furnished with sofa, chairs, TV, dining table and chairs. There are glass doors to a balcony terrace which is equipped with table and chairs. |
Cleaning/towels/

The villa will be cleaned for your arrival. For bookings of 2 weeks or more there will be a weekly villa clean and bed linen / towel change. Additional cleaning, if required, can be arranged for a small supplement. |
Notes on accommodation
Whilst the villa and resort are suitable for children, on the far side of the pool there is a railing around the terrace area and care must be taken with small children as there is a small drop to the garden. Travel cots, wooden cots, highchairs, stair gates and other baby equipment can be hired for a supplement. Property Management Company available for assistance.

Outside
The property is located on a quiet residential road and offers private parking on an enclosed drive which leads to the garage and villa entrance. From the lounge there are glass doors to a balcony terrace which is equipped with table and chairs and has views over the pretty port of Addaia and distant sea views over the north of Menorca. On the lower level, is the swimming pool, situated to the rear of the property, it measures 9x5m with roman steps and is surrounded by sunbathing areas which are equipped with sun beds and a table and chairs.
Coast/Beach
Port Addaia has a small port where you can go diving or fishing. There are spectacular views across to Macaret.
Just 3km from Addaia is the small resort of Macaret with it's small sandy bay, it has long been the haven for the locals. Accross from Addaia is Arenal den Castell, a larger holiday resort with a beautiful horse shoe shaped bay and selection of bars and restaurants.
Golf
A 10 minute drive from the villa brings you to the resort of Son Parc where you can find the islands only 18 hole golf course, as well as club house and restaurant. Family and friends of the golfer can always relax on the white sandy beach.
Travel
The villa is a 25 minute drive from the airport and taxi's are normally available from just outside the airport arrivals hall. However car hire, while not essential, is recommended.
It is advisable to prebook car hire before arrival as prices are generally cheaper and also, especially in high season, availability is limited.

Distances
The capital Mahon is a 20 minute drive and should you not fancy driving, then there is a regular bus service from Addaia into the centre of Mahon.
A 15 minute drive from the villa will bring you to the pretty fishing village of Fornells, now more famous for it's selection of quality fish restaurants as well as water sport facilities.
The pretty ancient capital Ciutadella is a 35 minute drive and well worth a visit.
Further details
Port Addaia is a small development of villas and apartments on the edge of a narrow and beautiful sheltered inlet. This makes it Ideal for yachts, there is a small port where you can go diving or fishing. There are spectacular views across to Macaret. A small shopping center with bars and restaurants completes the resort. Addaia is the ideal spot to recharge your batteries and completely relax.

Provisional bookings can be made for up to 48 hours. 25% deposit required to be paid on confirming the booking. Balance to be paid 8 weeks before arrival.
