This is a traditional Spanish villa but with all the modern comforts. Quiet location and set in 8000 sqm of garden and land with a swimming pool, brick built BBQ and old fashioned pizza oven in the grounds. The house has a security alarm and a safe for extra security. It is a 15 minute walk to Sant Lluis or just a few minutes drive and another 10 minutes drive to the capital of Mahon. Mahon is the capital and a very historic city with lovely marina, bustling pavement cafes along the port, wonderful fish and vegetable markets and yet only 5 minutes drive to the nearest beach of Binibeca. There is a choice of beaches close by, as well as Binibeca, there is the lovely sandy beach of Punta Prima or rocky coast line at Salgar where you can enjoy a whole range of water sports and sailing. There is also a bowling green and club at Salgar where non members are welcome. Something for everyone.

Notes on prices
Deposit of 20% is payable to secure the booking and final payment to be made 7 weeks before the holiday. There is a 5% refundable dmagae deposit payable; this will be returned after the holiday if all is in order. Holidays booked less than 7 weeks before will be paid in full. There will be no refund for holidays cancelled up to 7 weeks before or refund of deposit.
Changeover day
Monday is changeover day but this can be flexible outside of the high season.

Bedroom 1 is set up with a single bed but with a further pull out bed underneath. Bedroom 2 is a twin bedroom. Bedroom 3 is a douible bedroom. The 4th master bedroom is upstairs with a private terrace overlooking the pool and gardens. |

Walk in shower downstairs near the entrance hall and bedroom 1. Spacious modern family bathroom with bath and shower downstairs near to bedroom 2 and 3. |

The kitchen is well equipped with modern conveniences and a lovely feature copper hood over the cooker. There is also a dishwasher, microwave and fridge/freezer. A serving hatchway to the dining area is for added convenience. |
| Utility Room: |
There is laundry room near the main entrance with washing machine and sink and access to an outside drying area. A storage cupboard is nearby for some outdoor furniture. |
| Living Rooms: |
The lounge is very spacious with comfortable sofas and doors leading to the garden and pool terrace. There is a TV with some English channels and DVD player and music system. A little internal feature garden can be lit up at night. |

There is a car port to accommodate 2 cars but plenty of other parking space around the villa. Free food pack including wine and a pack of beer, plus free use of, cot, high chair and buggy; all to cut down your travelling needs. |
Cleaning/towels/
linen/maid service: |
The villa will be cleaned for each guests arrival and linen and towels provided, but not beach towels. For a 2 week holiday there will be clean linen provided after the first week and a light clean. |
Notes on accommodation
The villa has the benefit of central heating for cooler out of season holidays and the spacious gardens make it an ideal family accommodation. For your added enjoyment we can also arrange private scuba diving lessons in the pool, a mobile beauty therapy service and even an evening entertainment with fun money casion; prices on appliaction. The house is maintained by a professional management compnay on the island who are available out of office hours to deal with any queries you may have.

Accessibility
There is no specific wheelchair access although 3 of the bedrooms are on the ground floor.
Outside
The private swimming pool is 10x5m and is tiled around for sun bathing space and surrounded by the rest of the gardens and trees. The covered terrace by the lounge is ideal for out door eating and there is a brick built BBQ. Sun beds are provided for guests but the garden provides plenty of shaded areas as well.
Coast/Beach
A car is recommended and the closest beach is the sandy beach at Binibeca 5 minute drive but this can become very busy in high season. Punta Prima has a large sandy beach and local amenities and again a 10 minute drive. The water sports facilities at Salgar provide something for everyone from water skiing, parascending, sailing and is about a 15 minute drive.
Golf
There is an 18 hole golf course at resort of Son Parc on the North coast of the island about a 30 minute drive. Equipment can be hired from the golf shop and tee times booked in advance.
Travel
The airport is at Mahon the island's capital and is only a 15 minute drive or local taxis are provided at the airport.
Distances
The nearest restaurant and supermarket are only a few minutes walk. Sant Lluis is the closest town and has many shops, bars and restaurants and only a few minutes drive or 15 minute walk. There is a large supermarket just outside of the town which caters for non food items as well. The island capital of Mahon is another 10 minute drive from Sant Lluis and well worth a visit to the busy marina, historical buildings and shops, bars and restaurants.
Further details
Menorca has something to offer everyone, from sun, sea and sand to protected wetlands with a wealth of wild life, historical buildings, cycle routes and walking routes. Cycle routes are shown on finger posts around the island and take you through some of the most beautiful areas of the island. In the resorts there are all types of activities with water sports, ten pin bowling, bowling green in Salgar, or just relax on one of the sandy beaches or in the privacy of the villa. Seek out the little Spanish tapas bars for a flavour of Mediterranean food.
Booking notes
A 20% deposit is payable to book the villa and the balance due 7 weeks prior to the holiday being taken. A 5% returnable damage deposit is also payable and this will be returned after the holiday has been taken. In the event of there being less than 7 weeks before the holiday, the holiday must be paid in full. There will be no refund of deposit or full price of the holiday if less than 7 weeks before the holiday.
