This beautiful 4 bedroom villa, with private garden, is part of a small private complex. It is set in tranquil and well maintained communal gardens with child friendly swimming pools. The villa is ideally situated within 5 minutes walk of the sophisticated Cala D'or Marina which has an abundance of quality restaurants and bars. It is is within walking distance of a number of picturesque local beaches and is conveniently located for easy access to local amenities, including a supermarket and various shops. This spacious villa is well maintained and can accommodate 8 people.

Changeover day
Preferred changeover day is Saturday but alternatives can be arranged subject to availability. Access to the villa is from 4.00pm on the day of arrival. The villa must be vacated by 10.00am on the day of departure. Discuss requests when booking.

Kitchen: Recently refurbished, spacious and well equipped kitchen which includes oven and hob, microwave, American fridge/freezer, washing machine and tumble dryer.
Living Rooms: Spacious open plan living/dining area with lounge suite and dining table that can accommodate 8 people. TV, DVD and satellite links. Sliding doors lead to a large patio within the private garden, perfect for alfresco dining.

Notes on accommodation
Travel cots and high chairs available. A variety of books, board games and puzzles available. A safety box is available for use. This is a non smoking villa. No smoking inside please.

Accessibility
All living areas, 2 bedrooms and one bathroom are at ground level and easily accessible. An open plan staircase leads to the master bedroom en suite and bedroom 2, described above.

Outside
The villa has its own fenced and gated private garden where you can relax with some privacy. The garden patio is supplied with outdoor furniture and a barbeque; perfect for al fresco dining. The villa's terraces overlook the gardens and swimming pools and are ideal for private sunbathing. The complex has well maintained gardens and three large shared swimming pools in a tropical setting. One of the pools is ideal for toddlers. Each villa has its own private parking set within the gated grounds.

Coast/Beach
There are many picturesque sandy beaches in the vicinity of Cala D'or, 2 of which are within a 10 minute walk from the villa. Within a 10 minute drive of the villa is the stunning Mondrago National Park with its secluded coves and tree lined beaches.

Golf
The Vall d'or 18 hole golf course is only a 10 minute drive away from the villa. It is set in lovely countryside and has magnificant sea views.

Travel
Palma International Airport is approximately 60 km away from Cala D'or and can be reached by car within 45 minutes. Car hire is not essential as taxis are available from Palma airport to transport you to the villa. Once you are at the villa, beaches, restaurants, bars and various other amenities are within walking distance. Car hire or taxis can be arranged locally within Cala D'or if required for days/nights out or sight seeing.

Distances
Nearest towns and villages to Cala D'or include the quaint fishing village, Porto Petro, with its pleasant bars and restaurants (5 min drive away), the picturesque market town Santanyi (10 mins drive) and Porto Colom, with its large natural harbour (15 mins drive). The spectacular caves of Drach are approximately 20 mins drive. Further afield, but within an hours drive, is Palma city with its beautiful cathedral and cosmopolitan shopping, Palma aquarium and various waterparks.

Further details
Local shops and a well stocked supermarket are within walking distance of the villa. A number of banks can be found in Cala D'or town. Close to the villa is a children's play area, 10 pin bowling, go carts, mini crazy golf and various children's rides.

Booking notes
A non refundable deposit of 25% is payable at the time of booking and the balance is due six weeks prior to departure. A returnable damages deposit of £200 is also required with the balance. Cleaning, linen and bath towels are included in the price, if however additional cleaning time is required when you leave or damage is incurred to the property or its contents during your stay, you will be charged accordingly from your deposit.

We had a fantastic holiday and the villa was just what we thought, having had several conversations with Michelle. All the bedrooms were of a good size and the air conditioning was very welcoming during the hot days and nights.
The location of the villa is second to none, just a short stroll from a beautiful marina with it’s gorgeous restaurants that we ate at most nights.

As a mother of 2 small children the property catered to all our needs. It is well equipped, safe and secure environment for our holiday ideally located for great restaurants and beaches. Would recommend it to all our friends and would definitely visit again. (Jenny L - May 2010)

Mark is a self employed property developer and Michelle works as a pre-school gymnastics coach and administrator. We have 2 sons who are in their early years at school. We all love the outdoors and enjoy leading an active lifestyle including partaking in a variety of sports, walking, swimming etc.

Why the owner chose a home in this location
Whilst Michelle was pregnant with our first son, we travelled for 7 weeks around Europe. During our travels we kept looking out for areas where we may possibly buy a holiday home. We felt Majorca would be ideal - a beautiful Island, with stunning beaches and crystal blue waters and so much to offer holiday makers. We chose Cala D'or because of the child friendly environment, the beautiful coves and the stunning Marina. The complex was chosen for its ideal location to the Marina and beaches and its wonderful pools. The complex is quiet but a short distance away from excellent restaurants, bars and shops.

Unique benefits of the property
We lived in our villa for 5 months after buying it, with our 2 sons, and as a result we feel it is well equipped for family holidays. The private garden provides an ideal safe environment for the children to play in, and for adults to relax in, with some privacy. The garden patio is also a super place for your summer alfresco dining and BBQ's! The pools are fantastic. There is a superb toddlers pool and 2 other pools suitable for adults and older children. The children have often made many a friend around the pool but we have never found it gets too busy. Our villa is one of very few on the complex to sleep 8 as an additional room was added by the previous owner. We are sure you will enjoy your stay as much as we enjoy returning each year to our home by the sea.
