This unique property offers versatile accommodation for a large family or 2 families holidaying together. The main house has 2 spacious bedrooms with en-suite bathrooms, large living/dining room and kitchen. Across the courtyard are 2 further bedrooms with 1 bathroom. All bedrooms and living room open onto the attractive courtyard and large private pool. To the side of the courtyard is a large covered dining area with built in BBQ and sink with a dining table that seats 8. Furnished to an exceptionally high standard. The pool is 10m x 5m and has a shallow end with Roman steps, ideal for swimmers and non-swimmers! By prior arrangement the pool can be heated for a minimal cost. The roof terrace provides a relaxing area to enjoy the spectacular views or just sit back on the comfortable sofas and enjoy a refreshing drink.

Accommodation
Bedrooms: Bedroom 1 super king size bed, dressing area, single sofa bed, en-suite shower.
Bedroom 2 king size bed, wardrobes and en-suite shower.
Bedroom 3 and 4 are located in the annex with king size beds, fitted wardrobes and share en-suite shower.
Bathrooms: Bathroooms are all a generous size equipped with wet room style tiled showers and have good storage areas.
Kitchen: The American style kitchen is brand new and equipped with Siemens appliances, dishwasher, electric hob, cooker and fridge/freezer.
Utility Room: The utility room contains another fridge/freezer, washing machine, tumble dryer, sink and plenty of storage.
Living Rooms: The large sitting room has a dining area that seats 8 people. Television with some English channels, DVD player and a Game Cube. Included are a number of DVDs and games. There is a very large comfortable sofa and 2 armchairs.
Other: Roof terrace has 2 sofas and a coffee table. Courtyard has an outdoor kitchen with built in barbecue, sink and dining table that seats 8.
Cleaning/towels/
linen/maid service:
The cleaning and laundry service is carried out at the end of your stay. A maid service can be arranged at an extra cost. The linen is provided and the sheets will be either Egyptian cotton or a cotton linen mix. Please bring your own beach towels.

Notes on accommodation
This is an ideal place to spend a family holiday or for a group of people taking a holiday together. The 4 bedrooms are divided between the 2 buildings offering privacy. The gardens are ideal for children, the pool is located on the terrace and is in full view from all the rooms. There is a lawned area with plenty of room to play includes 2 goal posts and a 14ft. trampoline with safety net. Large area of orchard and pretty terraces for children to explore yet all enclosed by a high fence for security and peace of mind. The whole area can be viewed from the courtyard terrace. We have furnished the property to a very high standard and although we don't expect you to love it as much as we do we respectfully ask any visitors to take great care of it.

Accessibility
Although the property has not been specially adapted for wheelchair users, it is suitable. All the rooms are on 1 level and open onto the courtyard and pool area, the only steps are up onto the roof terrace or down into the orchard.

Outside
Large gardens with lawn area and orchard. Pool that can be heated on request, parking for approx 4 cars.

Coast/Beach
The nearest beach is Camp De Mar which is a large sandy bay and is an excellent place to swim. There are several bars and restaurants and one that is built in the bay accessed by a walkway. St Elm is a 15 minute drive away but well worth a visit. Puerto Andraxt has a small beach area and the exclusive Gran Follies Beach club is just a couple of minutes drive away this has a restaurant 2 pools and access to the sea.

Golf
There are several top class golf courses within a 25 minute drive, 2 in Santa Ponsa - Santa Ponsa Golf and country club, Golf de poniente. Real Golf de Bendinat, Son Vida Golf and Son Montaner Golf. The closest to us is just 10 minute drive to Golf de Andraxt at Camp de Mar. This has been developed by Gleneagles golf developments and has breathtaking views.

Travel
Palma Airport 30 minutes drive. Ferry Port 25 Minutes drive. Use of car is essential.

Further details
Very good supermarket close by that opens late. A fantastic choice of restaurants line the harbour all with an individual flavour from traditional Mallorquian to Chinese. Cafe bars and cocktail lounges, something for everybody. This is not just a summer destination, the Port in the winter is very charming. It is still used by the local fishing fleet and you can watch them sort their catch on the harbour side. Dont forget the pool can be heated and Mallorca enjoys sunny days throughout the year so the season is not restricted. The Island is especially beautiful during early spring time when the almond blossom is out, this is a great time for golfers and cyclists and for the longer car journeys to explore the rest of the Island.

Booking notes
25% non refundable deposit is required on booking and the balance 6 weeks prior to arrival. We do respectfully ask for a returnable deposit of £600 or 1000 euros for damage/breakages. This can be a cheque or cash on arrival and will be returned on the last day of your holiday.
