The villa is built on a magnificent plot of 1200 sq.m. overlooking open countryside and with a sweeping drive leading to gravelled areas and grassy vegetation. The villa is fully private, with its own gated entrance, fully fenced and lush green bushes and trees. The raised swimming pool also has sunbed areas. The villa is spacious, newly decorated and has wonderful views of the garden from all of the rooms which have high vaulted wooden beamed ceilings. The marbled floors and ceiling fans throughout the villa help to keep the home cool, in the heat of the sun. The villa is less than 5 minutes drive to the lovely and quintessentially Spanish fishing village of Es Grau with its lovely beach, small shops, bars (one of which is on the beach under the pine trees) and a restaurant with a wooden terrace built over the water. It is also only 10 mins to the harbour at Mahon, 15 mins to the airport and 15 mins from Es Castell with its marvellous Restaurants built into fishermen's caves.

Notes on prices
Prices are for the property per week in UK Pounds and are for 4 persons sharing the villa. Any additional persons (over 4) an additional £50 per person per week will be charged.
A small discount may be given for 2 people booking the villa.

Changeover day
Currently this is flexible , please refer to owner for availability.

Arrival at villa is 4pm, unless otherwise arranged and departure is 11am unless otherwise arranged.

Accommodation
Bedrooms: 3 double bedrooms, 2 with double beds and 1 with twin beds. Each bedroom has a range of fitted wardrobes and drawers, chairs and rugs.
Bathrooms: Fully tiled family bathroom and shower and wc, and a separate shower room, vanity sink unit and wc.
Kitchen: There is a fully modernised and well-equipped kitchen, which has a range of fully stocked cupboards of crockery and pans, oven, hob, extractor fan, microwave oven, washing machine, fridge/ freezer and breakfast bar and stool seating.
Living Rooms: Large living room features a wood burning stove and beamed ceilings. The dining area can be accessed via this room or the kitchen. 39” flat screen TV, DVD, video and CD/tape player. Bed settee. Extensive library of books, DVD's and videos.
Cleaning/towels/
linen/maid service:
All linen is provided and is changed at the end of the week if you are staying longer. Towels and a beach towel are provided. Cleaning servcies during your stay can be arranged on request.

Notes on accommodation
The villa has an overhead ceiling fan in the lounge to provide cool air and there are a number of portable fans situated in each room.
There are electric heater panels which can provide background heating if the nights get chilly as well as the log burning stove for those cold winter nights.

Outside
The raised private swimming pool is approx 6m x 5m and the wooden decking around it has spaces for sun beds and umbrellas. There is a covered shady sun terrace around the front of the villa where meals can be taken on the patio furniture or can be used as an escape from the sunshine. There is a further patio with sunbeds and umbrellas leading onto the pool, with a large flowering scented bush which can be used for shade too.
The roof terrace with paronamic views of the Natural Park is an additional feature for relaxing or sunning yourself.
Garden 'park bench' seating is provided at various points in the garden so that you can sit and enjoy the different views. There are two large mature trees, providing shade from the sun and there is a large hammock between them for additonal relaxing or sunbathing.

Coast/Beach
The villa is a short distance from the beach at Es Grau. Approx 10 minutes by car. It is possible to walk or cycle to the fishing village but take a drink of water and have plenty of time! During the season, the public transport runs from Es Grau, and passes the Nature Park entrance on certain days and times. Just 'flag ' the bus down and it will take you to Mahon. Times of buses are found in Es Grau. There are maps and details provided of lots of other beaches, locations etc on the island.

Golf
Es Grau in Menorca is 20 minutes away from an 18 hole golf course at Son Parc. There are restaurants, bars and tennis courts, as well as a driving range on the course. Competitions and tee times can be arranged if required.

Special interest holidays
The area is a favourite for nature walking, jogging, cycling and bird watching. We have provided 2 mountain bikes for use of our guests who might wish to enjoy the park as well as exercising! There is also a 'tripod' provided for any specialist photography you might wish to take. We have provided badminton nets and rackets that can be set out on the gravelled garden area.

Travel
Mahon Airport is approx 20 minutes by car away. We provide detailed map / directions of how to get to the villa.

Further details
There is a local supermarket in Es Grau and a number of larger supermarkets in Mahon which are open until about 9pm and provide a full range of fresh and convenience foods, newpapers and magazines.
The Port of Mahon has some lively bars and restaurants that are worth visiting. We provide leaflets, details of these. The villa has lots of tourist information, places of interest to visit. The Park Information centre also is interesting to visit, to find out what organised walks, talks might be taking place during your visit to the island.
