Villa Stella is situated at the back of a 1400sqm plot in a mature, quiet development with easy access to the airport and Mahon (20 minutes). The villa (90sqm built area) faces south with extensive views of the sea, 150ms away, and the coastline. The beach is 8 minutes' walk away and swimming from the rocks is closer. The huge terrace is well furnished, including dining table and chairs and a covered area. Below it is another spacious terrace with sunbeds, chairs, table and parasol beside the 8x3.5m private pool designed for easy end-to-end swimming. Below that is a boule pitch. The terracing is c200sqm. The garden area near the villa and pool is attractively and colourfully designed, the remainder of the garden being roughly maintained by an occasional gardener. There is private parking at the villa. An English agent deals with cleaning, emergencies etc. The nearest shopping is 15 minutes' walk, and there are several restaurants within walking distance. Car hire is advised.

| Living Rooms: | Spacious well-furnished living/dining area, DVD player, CD player, decorated with original paintings. Library includes local guidebooks. There is a safe large enough for a laptop and documents etc. |

Linen and bathroom towels provided weekly. Thorough clean between visitors and weekly light clean and linen change. Bathing towels not provided. |
Notes on accommodation
A cot, highchair and food packs can be provided on request at a small extra charge. The villa is suitable for children, and the pool gate can be locked.
There is a TV/DVD player, but TV reception is minimal and only local. There is a radio/CD player. While these work well at the beginning of the season, their continued working cannot be guaranteed, and it would not be possible to replace them during the season.
The villa is registered for letting with the local authority.

Accessibility
Easily accessible for those with limited mobility, but wheelchair access is not possible. The rooms in the villa are all at one level, though there is an open staircase to the roof.
Outside
The double plot as c1400 sq ms. Much is a rough garden, which ensures privacy and minimises any interference (visual or aural) from other villas. Exclusively for the use of visitors to the Villa Stella is the swimming pool built in 2004, which is 8 ms x 3.5 ms, with access from the side at one end so as not to interfere with swimming. The minimum depth is 1.1 ms.
Coast/Beach
The sea is 150m away. Binissafuller beach is 8 mins walk and Binibeca beach about 2km. There is plenty of access to swimming from the rocks within minutes from the villa.
Golf
There is one 18-hole golf course in Menorca, about 40 minutes drive from the villa. Booking is essential. Details will be found in the villa file.
Travel
Mahon (Mao) airport is about 25 minutes drive away. A car ferry arrives from Mahon (about 20 mins). The island is best enjoyed with a car, and we can recommend the hire firm we have used for over 30 years.
Distances
The airport is about 14km away and mahon 12km.
Further details
There is a restaurant with cycle-hire and tennis courts a few minutes away, but this was closed in early June 2007. An excellent bar/restaurant is 5 mins walk, and is the only commercial building in Binissafuller Roters. The shops at Binibeca Vell are about 15 mins walk. A diving school operates from garages near the bar/restaurant.
A file is kept in the villa with full details of the workings of the villa and local restaurants, activities etc. Visitors are encouraged to add their own entries.
Booking notes
Booking is through the owner, with a 50% deposit payable in advance and the remainder 6 weeks before the visit. The villa is available only for 2 week periods or longer in the main summer season.
