Complete with impressive views of the south of the island, this Ibiza Villa is the perfect setting for your holiday. The house is set on 2 floors and tastefully decorated throughout. Located upstairs you will find the master bedroom with en-suite, a second bathroom and one triple bedroom. Each of the upstairs bedrooms have French doors leading onto private balconies with steps down to the pool area. Downstairs takes you to another triple bedroom and a twin bedroom with access to the pool. A third bathroom is also located downstairs along with the living room; an inside dining area; a large fully equipped kitchen and storage room. The outside area of this Villa is fantastic. With chillout and seating areas surrounded by trees and plants, a large sundeck area and sunbeds and areas of sun or shade if you prefer, when things are hotting up take a dip in the clear blue waters of the large pool. Just a short drive to the beach at Playa den Bossa or Ibiza Town.

Changeover day
Changeover day it will be mainly Saturday although this can sometimes be flexible especially in low season.

| Bathrooms: | Ensuite bathroom to Master bedroom with bath/shower and bidet on the 1st floor. 2nd bathroom with shower on 1st floor. Large spacious 3rd bathroom downstairs with bath/shower bidet. 4th Bathroom on the outside area with shower. |
| Kitchen: | Kitchen is fully equipped with dishwasher, microwave, gas hobs, oven, place settings for 12 people and storage room. |
| Utility Room: | Laundry room is located upstairs with washing machine, iron, ironing board. |
| Living Rooms: | Big open plan living room and dining area which has Satellite TV, a DVD player and a stereo, the inside dining area has table and chairs. |
| Other: | There is a big upstairs terrace perfect for sunbathing and a 3rd balcony which looks onto the pool area. |

All the bedlinen and towels are provided upon arrival. Pool cleaning will be done once a week. |

Outside
The outside area of this villa is fantastic. To the front there is a seating area and parking, to the side surrounded by trees and plants there is a large sundeck area and sunbeds to relax on with areas of sun or shade if you prefer, when things are hotting up take a dip in the clear blue waters of the large 10 x 12 pool. You also have a barbecue and outside eating area - perfect for summer dining. For extra security, the villa has an automatic gate.

3 minutes drive from Playa d en Bossa beach.
10 minute drive from Es Cubells and Porroig beach.
Golf
20 minutes drive from Ibiza golf course.
Travel
5 minutes from Ibiza Town and Port of Ibiza.
5 minutes from the airport.
Car hire is not essential but I often recommend it.
Distances
2 minutes walking from the closest village and supermarket etc. 3/4 minute drive from Ibiza Town.

Situated on the outskirts of the main town of Ibiza, the Villa is located in an exclusive residential area, within walking distance of shops, supermarkets, cafe's and a 25 minute walk to the beach at Playa D'en Bossa. Close to Ibiza town, with a regular bus service into town where you will find the best shops and boutiques, stylish bars, delicious restaurants and the trendy world famous clubs. it is the ideal location for your Ibiza holiday, close to the action, but enough removed to be absorbed in your own private tranquillity.
Booking notes
You need to send 50% of the entire rental price to book the villa, the remaining 50% is to be paid 6/8 weeks prior to your arrival. Should you book the villa within a a two month period of your arrival we may ask for the full amount at the time of booking. Security deposit of 800 Euros (or your chosen currency) is also required in case of damages and/or breakages refundable when property will be inspected. This will be returned on your departure subject to the villa being left in a clean state.

Fell in love with theis gorgeous island I now call home about 8 years ago. Came on holiday and barely gone back home to England!
Started renting out our home for the summer season a few years back and we have alot of repeat guests, so we must be doing something right! Love the tourists going home with a better image of Ibiza!

Great location in terms of getting out and about. Near to the airport and Ibiza Town. Ideal for when we start a family.
Can walk to the shops nearby as well. Always find my other half there enjoying the papers in the sunshine with a cheeky beer.
Unique benefits of the property
Close to the shops so you can walk to get anything without having to hire a car at all. Feel secure with neighbours nearby but the privacy of the villa and it's grounds are perfect.
