Villa Leocadia is situated in the popular resort of Binibeca Vell. It is comfortably furnished and very well equipped for families. It has a large shaded terrace as well as ample terracing around the pool for sunbathing. A built-in barbecue adds to al fresco dining. It has a large, private garden extending to nearly 0.25 acres with gates to make it secure for children. The 'Menorcan' town of Sant Lluis is only 10 minutes away, and both the capital, Mahon, and the airport, are only 15 minutes away.

The above prices are based on 4 sharing the property. For each additional person please add £60 per week.
Changeover day
Changeover day is Friday during the peak summer season. We can be more flexible outside peak periods. Arrival time is after 3pm and departure is before 10am.

| Living Rooms: | The lounge has two sofas, table and sideboard. There is a CD player, speakers for IPOD, DVD player,stand alone fan and a free-to-view satellite 32" flat screen television. The large dining room table has settings for 8 people and patio doors to terrace. |
| Cleaning/towels/ linen/maid service: |
All linen and towels are provided, except beach towels. There is a linen change and full clean every 7 days on bookings of 14 days. The pool is checked and cleaned twice a week and a gardener tends the grounds once a week. |

Notes on accommodation
This single storey accommodation is ideal for young children. Gates can be shut to secure the garden. All bedrooms are equipped with portable fans. This is a non smoking villa.
Outside
The large 10 x 5m private pool is lit and is gently shelving to its 1.8m maximum depth. It has Roman steps for ease of access. There is an extensive area around the pool for sunbathing with plenty of space for sunbeds, two parasols and a second patio table and chairs. There is a refreshing shower next to the pool. The large undercover terrace has space for a patio table and chairs and, new for 2011, an outside settee, table and two arm chairs. The terrace can be shielded from the sun with the pretty blinds. There are lawned areas to the front and rear of the property and parking for several cars.
Coast/Beach
Binibeca beach is 8-10 minutes away on foot or 2 minutes by car.It is an excellent beach for families, gently shelving into the warm Mediterranean, good digging sand, sunbeds, parasols, beach bar and lifeguards.
Travel
Villa Leocadia is about 15 minutes from Mahon Airport. A car is not essential unless you want to explore Menorca. All essentials can easily be purchased in Binibeca. There is an excellent bus service to Mahon from the bottom of the road (3 mins away) and an hourly tourist train to Punta Prima
Distances
Binibeca centre 2-3 minutes on foot. Sant Lluis 7 minutes by car, approx. 5km. Mahon 15 minutes by car, approx. 12km.

This villa has been issued with a full tourist licence from the Consell Insular De Menorca in February 2011 and fully complies with current Spanish Law, relating to quality and safety.
Booking notes
A non refundable deposit of 15% is requested on all bookings with the balance payable 8 weeks before departure. A deposit of £200 is required against damage and breakages, payable with final invoice

Aug 2011 was our fourth holiday in the Villa Leocadia, which again was a great success. The villa is ideal for a family holiday. The accommodation is spacious and well laid out and equipped for eight people. The garden and the swimming pool are clean and well kept. We had an amazing holiday. Stunning weather,villa and location, couldn't have been more perfect and relaxing. The villa is one of the nicest I have stayed in. The sun all day long on the garden and pool area,but enough shade for an afternoon snooze. The location is also perfect.Enough to walk to. Amazing beach and beach bar, restaurants and shops. About the owner
I live in a small rural village in Worcestershire with my wife and two children who are 16 and 14.
We have a Golden Retriever, three cats and eight chickens. So no guessing where I come in the pecking order!
Although rural we have good access to main towns and the motorway network.
We have many holidays a year but our favourite is always returning to our villa in Binibeca.

Why the owner chose a home in this location
This villa ticked every box when we decided to buy a holiday home. It is in a nice quiet area, which suits us. It has lovely sea views, which was a real bonus and the villa is airy and spacious.
Although we have neighbours at home, there is a good distance between our properties and this we have in Binibeca as well.
One of my hobbies is gardening and our villa comes on quite a large plot with enough garden to keep me occupied on our frequent visits.
We also wanted a villa where we could walk to shops, bars and restaurants without having to get in the car to go everywhere as we do at home.
The villa is a short distance from Mahon and the airport which again is very useful should you be on a short visit and decide to use taxis for transport as opposed to renting a car.
Unique benefits of the property
My wife gets the Binibeca rot when she arrives at our villa. In other words she totally relaxes and switches off from her hectic life at home.
We enjoy our walks to the beach and in the evening we take walks around the block, or even many blocks if you want, and smell the barbecues and Spanish chatter as we walk past the villas.
We bought this villa off a family who lived in it full time and as a result it has a much bigger garden and pool than many villas built purely as holiday homes
