Detached villa in private, secluded corner-plot garden, in a quiet residential area on the south coast of the island. 3 bedrooms (1 double, 2 twin), sleeping 6 comfortably. One full bathroom & a shower room with wc. Well-equipped kitchen. Double doors to covered terrace, steps down to pool and surrounding patio area. Villa Juanita was completely refurbished in 2009 for the 2010 season - rewired and replumbed with the kitchen, bathroom and shower room being newly fitted and updated, with new tiling (including floor tiles) and redecoration throughout the villa and its covered terrace.

Utility Room: Garage has further fridge/freezer and washing machine, as well as extra garden furniture and inflatables for the pool.
Living Rooms: Dining/living room with dining table and chairs, sofa and easy chairs, Freeview TV and DVD player, radio/CD player and ipod dock.
Other: Roof terrace (accessed from the covered terrace - stair gate fitted) for sunbathing or clothes drying.

Notes on accommodation
There are some steps in and around the villa which might make the villa unsuitable for those with mobility problems - a few steps (with handrail) from the living room to the bedrooms/bathrooms and steps down to the pool area (no handrail).

Outside
Secluded garden (corner plot) surrounded by mature hedging, making the villa and pool very quiet and private. Pine trees & palms for shade. Pool is approx 8m x 4m (irregular shape). Poolside shower. Purpose-built barbecue. Garden furniture - tables, chairs, recliners with cushions, parasols and inflatables for the pool.

Coast/Beach
10 minute walk to the local beach/cove. Good for snorkelling. 10/15 minutes drive to other beaches at Binibeca or Cala'n Porter. 30 minutes drive to San Tomas, one hour to the beaches around Ciutadella. 30 minutes drive to north coast beaches including Fornells.

Golf
Approximately 30 minutes drive to Son Parc Golf Course & facilities.

Special interest holidays
A short drive will take you to scuba and snorkelling activities as well as windsurfing and other water sports. Horse riding is also available a short drive away.

Travel
Mahon airport 10 minutes drive (but no airport noise). Car hire recommended - quotes from local company available. Limited bus service into Mahon etc is also available as are taxis.

Distances
5 minutes walk to local Spar. 10 minutes walk to local restaurant (above beach). 10 minutes drive to San Climente (shops/bars/banks/restaurants) and 15 minutes drive to Mahon (supermarkets, markets, restaurants, nightlife & historical sites). 15 minutes drive to San Lluis (supermarket & weekly trotting races).

Further details
Easy access to main route between Mahon and Ciutadella. Good family friendly beaches within short driving distance. Many archaeological sites & good bars/restaurants locally.

About the owner
Simon and I bought Villa Juanita in 2003 - we'd holidayed in Menorca for 5 years having first fallen in love with the island in 1998. We have two teenage children who still love to join us on holiday at the villa. We've been lucky enough to spend a few weeks each year at the villa with family and friends whilst also renting to clients to cover the cost of its upkeep. Over the years we have taken on board client feedback: in 2009 we had the villa completely refurbished & updated, responding to suggestions from clients. In 2011 we put in a safe and Freeview TV as well as adding an ipod dock. The Customer Reviews are, we believe, testimony to how our clients have enjoyed our ongoing improvements to Villa Juanita. We hope you will enjoy the villa and Es Canutells, Menorca as much as we do.

Why the owner chose a home in this location
We have always loved the south of the island, near Mahon. We chose Es Canutells, although it is fair to say Villa Juanita chose us. The property was in great shape when we bought her but we have since invested in new plumbing, new wiring and new fittings throughout.The village is mainly residential, so pretty quiet. There is only one restaurant and a bar, so not much nightlife. Though only 10 minutes drive from the airport, Es Canutells is not on the flight path so air traffic noise is minimal. Car hire is recommended - there is a beach at the bottom of the hill (access improved 2010) which is great for snorkelling but other beaches are a short drive away. A bigger selection of shops, bars, restaurants etc are also within easy reach by car.

Unique benefits of the property
We love the fact that Villa Juanita is our home from home - the villa is well equipped to make your holiday enjoyable but it retains simplicity and offers a peaceful "getaway" break. The garden is surrounded by mature hedging offering privacy, while palm trees offer welcome shade in the height of summer.
