Bathrooms: 1.Bathroom with bath/shower, WC, bidet and hand basin.
1.Spacious Shower room, large shower stall, WC and hand basin.
Kitchen: Compack Kitchen with Oven/hob, fridge/freezer, microwave, kettle, and toaster, And all Cooking utensils, China, Cutlery and Glassware etc. New for 2010. Water Filtration Tap fitted for drinking water, no need to buy in bottled water now.
Utility Room: Washing machine, butler sink, iron and ironing board, awning winding handle.
Living Rooms: 1 Large lounge, with Satellite TV, DVD player, music centre, side table, drinks cabinet with assorted games and books. Large confortable sofa plus 3 single armchairs.
Other: Sun lounge to the front of villa over looking garden, with seating area an overhead fan, facing NW for catching late day sun. Just right for sitting and having drinks before going out to dinner.

Villa cleaned ready for occupation and on departure, ready for next guests. Bathroom towels and linen supplied. Note: Beach towels are now supplied. Villa has change of linen and towels mid 2 week stay.

Notes on accommodation
Full air conditioning throughout villa. We recommend car hire as we are 2km away from nearest village of Sant Climent. We respectfully ask guests to refrain from smoking in the villa. No pets accepted.
NOTE: Due to fake tan staining on White bath Towels & or Sheets we have to warn our clients if this occurs during their stay we will have to charge clients for replacements.

Not suitable for wheelchair users or very elderly people.

Outside
Terrace furniture table and chairs for dining alfresco. Large awning to give shade from the midday sun. Sunbeds on lower patio around the private pool set in attractive gardens. Barbecue, with a table and seating area. Outside toilet and shower facilities for changing. Newly extended Sun terrace area for easy access to outside Shower facilities.

Coast/Beach
Calan Portier beach family friendly, bars & restaurants abundant. Also beach shower/toilets. approx 2km. Canutells beach also safe bathing. Both sandy beaches 4km. Driving advised.

Golf
Son Parc Golf Club approx 20 min drive. Booking advised.

Travel
Mahon Air Port approx 4km drive, 10 mins. Strongly recommend car hire is used. Car hire booking can be arranged on your behalf.

Distances
Sant Climent nearest village 2km 5 mins drive. Mahon Town 5km approx, 15 mins drive. Mont Toro, the highest point of the Island, is situated right in the geographical centre of Menorca. On the summit there is a sanctuary dedicated to the patroness Virgin Demonica. 25mins by car. Ciudadela Town has a cathedral Santa Maria. 45 mins by car.

Further details
Banks, chemist, baker, church opening up onto village square. Casino Jazz Club open Tuesday evenings. Casino/Restaurant open all week except Wednesday. San Climent Fiesta held 3rd weekend in August. Main town Mahon for special shops. Mahon harbour is a must to visit. On the Ciutadella Road The Binisues Restaurant/Museum is clearly marked and is in charming gardens is well worth a visit. About 15 mins by car.
The children would love the Animal Park on the road to Mercadel where they can interact with small animals such as baby goats. Son Bou which is about 20 min drive has ten pin bowling as well as agreat beach for families. Flags on this beach. Canutells is our nearest small sandy beach also Calen Portier a larger safe beach for children. Binissafuller and Binibequer all bucket and spade beaches.

Booking enquiries either by email or telephone. But booking by phone only. Deposit 25% to confirm a booking. Balance payed 8 weeks prior to holiday. An inventory deposit (separate cheque) of £200.00 to be payed with final balance, refundable on housekeepers advise. A charge made to cover costs due to loss or damage.

About the owner
I live with my husband John & Son Jason who also lives with us here in a charming little village called Benover. John and I enjoy gardening which our existing clients would know by our Villa garden in Menorca. We also have a dog call Gema and a portly cat called George. Our Grandchildren we have 4. love coming to stay because of the freedom of our very large garden and make a fuss of our pets. We fell in love with Menorca when our 3 children were young when on holidy in 1994 and rented a villa on the Binixiquer. So much so we went back several times over the years because we found the Menorcan people so friendly, they loved familys, & made us so very welcome. And that is the same still today.

Why the owner chose a home in this location
We decided to buy our villa after spending some years on holiday on the Binixiquer, and were fortunate enough to buy after admiring "190" for a long time. Our clients can vouch for the peace & quiet when staying in our villa, lounging in the garden, by the poolside or on the terrace. When we arrive in our villa as it is an extension of our home back in UK we relax straight away. Home from Home is how we hope clients also feel when staying in our villa.

Unique benefits of the property
Our little peace of paradise is how we think of our place in the sun. We have a special position on the Binixiquer as we overlook a lovely unspoilt wild olive area which attracts a lot of wild birds. If we feel like a stroll into Sant Climent it only takes approx 20 mins by the back lane and is very enjoyable. Although having a rural position to the rear of our villa, we are lucky enough to be only a few mins by car for essentials. We feel very fortunate to have found our special place in the sun.
