Beautiful villa located in the quiet Spanish suburban area of Santa Ana (Es Castell). Within 5 minutes walk to Calas Fonts, local shops and restaurants and the small,pretty cove beach of Sol De Este. The villa has been totally refurbished over the last 3 years and boasts laminated and tiled floors, double glazing, mosquito nets, air conditioning and central heating. There is a modern fitted kitchen which leads out to a raised timber terrace for alfresco dining, overlooking the garden and pool, Calas Fonts harbour and the sea entrance to the port of Mahon which is incredibly beautiful by day and night. There is a large upper roof terrace with pergola and seating where the views are even more stunning.

Notes on accommodation
The villa is best suited for a large family, 3 x couples or a couple with 4 x children it is conveniently situated in a very safe and clean environment.
Accessibility
Not suitable for wheelchairs.
Outside
The villa is set at a high level in the road and has a 2 level garden with many different plants and flowers maintained by a automatic watering system. There is outdoor furniture for the terraces and pool side the pool is 9m x 4m (and private to the villa) with surrounding terraces.
Coast/Beach
The nearest is at Sol de Este which is a 5 minute walk, it is pretty but small and has sun bathing decks, there are many other beaches either in the south or north varying from a 15-45 minute drive. Calas Fonts is the nearest harbour, it is a 5 minute walk, or the port of Mahon which is a 20-25 minute walk (5 minutes by car).
Golf
There is a 18 hole golf course in Son Parc which is approx. 25 mins by car.
Travel
Mahon airport is 12-15mins by car and the port of Mahon is 5mins by car.
Distances
Menorca is a small island and all beaches are accessible from 15mins to an hours drive.

About the owner
I live in the UK with my wife and 2 children a boy of 8 and a girl of 3.We lived and worked in Menorca for 7 years at this and another villa and really enjoyed the time we spent there only returning home for the children's schooling. I design and install bespoke bathrooms and my wife is a massage and beauty therapist.
We have owned this particular villa for 5 years and intend keeping it for our retirement.
The location is fantastic with views over Calas Fonts harbour, La Mola and the entrance of the Port de Mahon where you can watch all the boats and liners come in and go out.
You can access the harbour and all it's bars and restaurants via the wooden steps and boardwalk visible from the back kitchen terrace and its a beautiful short walk there and back both during the day and at night.
