The apartment is a new build with many modern features. Covering 69 sq.m plus balcony, cellar and games room, there are 2 large double bedrooms, one with en-suite wet room as well as a separate large bathroom. The open living plan area has advantages of stunning views of the Sonnblick Mountain as well as access to the balcony. Fully furnished, a large screen HD TV together with DVD player and numerous DVDs as well as a CD player with CDs helps to keep all entertained. Popular games such as Monopoly are also provided. For winter fun, the main gondola is less than 200 metres away giving access to famous tree lined runs, ideal for beginners and intermediates. More challenging off-piste skiing is also abundant. As you would expect in a National Park, summer caters for many interests, ranging from mountain biking, hill walking, white water rafting and bird watching to relaxing in the many 'Alms'. Rauris centre is 150 metres walk with all amenities and a wide visitor programme.

Bedrooms: Bedroom 1 has a king sized bed with luxury bedding. Adjoining is a wet room with toilet and sink.
Bedroom 2 has a super king sized bed also with luxury bedding. Both have large wardrobes for storage.
Bathrooms: The bathroom has a large bath with fitted shower. In typical Austrian style, the washing machine is housed in the bathroom. A tumble dryer can be found in the apartments cellar.
Kitchen: Modern, fully fitted kitchen with electric oven and ceramic hob, fridge, freezer, dish washer and microwave. Incorporates a full range of cutlery, crockery, pots and pans as well as toaster, kettle etc.
Utility Room: Small store room off the corridor for hanging coats and housing the vacuum cleaner. Large re-cycling bags provided to help the environment.
Living Rooms: Open plan living area - kitchen at one end, large dining table, double sofa bed leading onto balcony. Flat screen TV, DVD and CD player with DVD/CDs. Games, balcony furniture, BBQ.
Other: Cellar room with tumble dryer and iron/ironing board. There is also a communal games room with dart board, table tennis table, football table and pool table.
Cleaning/towels/
linen/maid service:
All towels and linen are provided. Spares are available in the apartment and all are changed at the end of the stay. An independent lady cleans the apartment after every stay for which a fee of 60 euros is payable.

Notes on accommodation
The apartment has underfloor heating which has independent controls for each room. Extractor fans are fitted in the en-suite and bathroom. Sufficient parking exists by the apartments and a secure intercom entry system provides safe access to the block. An extremely safe environment, Rauris is an ideal place for children with its own outdoor heated swimming pool as well as crazy golf and other interesting activities. In the summer months, many events are organised to keep people entertained. In the local tourist office you can purchase the most cost effective 'Salburgerland Karte' which allows you free access to many wonderful attractions within Salzburgerland - well worth while. As of December 2008, occupants of the apartment will have free access to the new Wellness Centre adjoining, with 24 hour concierge, sauna, swimming pool, massage and bar/restaurant. The bar area has WiFi which can be used by residents.

Accessibility
The apartment is on the first floor and is therefore not suitable for people with mobility problems.

Outside
The apartment is part of the newly completed 'Austrian Chalets' development which includes free access to the new Wellness Centre - swimming pool leading to outside hottub, superior quality loungers, steam room and sauna with quiet rest area and loungers, massage room, bar and roof top terrace. There is also a gymnasium accessed via an underground walkway. All the facilities are regarded as luxury class and are less than 50m from the apartment entrance. Breakfast can also been taken at the bar.

Golf
The nearest golf course is in Zell am See, some 20 kms away. Other well established golf courses are found in Bad Hofgastein situated in the next valley along, some 30 minutes drive by car.

Skiing
The apartment is approximately 200 metres from the main gondola in Rauris. Whilst not extensive, long tree-lined runs are an ideal environment for beginners and intermediate alike with renowned English speaking ski instructors available. Extensive off-piste skiing caters for the more advanced skier. A floodlit toboggan run offers excitement during the day as well as Monday and Thursday evenings. Less than 45 minutes away by car there are far more extensive skiing opportunities in Saalbach Hinterglem, Zell am See, Bad Hofgastein and the famous Ski Armada of St Johan in Pingau. The exciting resort of Kitzbuhel can be reached in well under an hour.

Travel
Salzburg, with its low cost airlines, is the closest airport. Under one hour by car from the airport, access to Rauris can also be achieved using the excellent Austrian rail service. A local bus service from Rauris provides worry free transport along the valley as well as into Zell am See. A car is not essential, with low cost bike rental in the summer providing a healthy option.

Distances
The nearest largest community is Zell am See which is approximately 20 kms away and which can be accessed by bus. Salzburg is approximately 85 kms away.

Further details
There are 2 small supermarkets in Rauris providing all essentials. Local produce such as cheese, smoked meats and jams can also be purchased direct from source. There are also 2 banks in the village with ATMs as well as a post office and tourist Information. Shops catering from clothing, outdoor activities, rentals as well as hairdressing also abound as do many eating establishments and small bars/hotels.

Please see apartment availability first. Enquiries via e-mail or mobile phone number. A £100 deposit is required within one week of booking, final payment to be made 8 weeks prior to occupancy. A £200 cheque for potential damages should also be sent with the deposit (returned one week after vacation). 60 euros should be left in the apartment for final cleaning. Tourist Tax has to be paid by each adult - please pay at the Tourist Information Office in the High Street.

About the owner
I live and work in Lincolnshire with my son with the added benefit of 4 lovely daughters visiting regularly. As a military officer I am kept constantly entertained with various tasks but still find time to spend with my children exploring new areas of the UK and Europe. In such a profession I have enjoyed the benefits of travel and long may it continue. Children's education is high on my agenda but I also find their thirst for something new and exciting stimulating. I consider myself extremely fortunate to be in such a position and I hope I engender the same spirit in my family.

Why the owner chose an apartment in this location
I was interested in buying a property in Europe to further my quest for travel when the opportunity to buy a luxury new build apartment in such a glorious location and at a reasonable price was too enticing to miss. The contrast of the flat lands of Lincolnshire with the spectacular mountains of Austria always takes my breath away. Tucked down a dead-end valley in a Nature Reserve, the old gold mining village of Rauris is well known and loved by many Europeans. It is an area of outstanding beauty and the locals are fully aware of how fortunate they are. Their enthusiasm is reflected in their friendly and welcoming nature and the pace of life ranges from strenuous skiing/mountain biking/hill walking to just relaxing in the warm meadows enjoying the scenery. A truly wonderful place.

Unique benefits of the property
The apartment has all the modern conveniences you would expect with views that are astounding at all times of the year. Skiing was introduced to Austria by gold miners from Rauris, yet with such a tradition the area has not been over developed and remains a family friendly ski resort. The apartment is only a short walk of 150m to the main gondola. In Summer the Nature Park presents many opportunities for various activities, you can be as energetic or as relaxed as you wish. There are many famous sights to see within short distances: the largest ice cave in the world; the highest manned weather station in the world; the Gross Glockner pass (highest Alpine pass) and one of the deepest and longest gorges in Europe. All this and a Wellness Centre too to aid in relaxing after a full days fun.
