Notes on prices
Prices are per apartment per week in euros. An extra weekly charge is made for cleaning: The 1 bed is 60 euros and the 2 bed is 80 euros, payable on arrival. Late availability discounts may be available - please inquire. There is a 10% discount for multiple weeks booked, if Saturday to Saturday. We are happy to consider mid week and long weekend bookings either on a late availability basis or during low season.

Changeover day
Changeover day is usually Saturday although there may be occasions when this can be varied on client request if possible e.g. when late booking or during low season. Check in time is any time after 4pm. Check out time is by 10am.

Apartment 1 - on 2 floors (2 Bedrooms, Sleeps 4/6)

On the first floor: 2 spacious double bedrooms with Austrian double beds (with 2 single mattresses), 1 with washbasin and both with double door access to the large south and west facing balcony. 1 bathroom with shower, wash hand basin and WC. Ground floor: separate kitchen complete with fridge/freezer, microwave, electric oven/ceramic hob, dishwasher and washer/dryer. Living room, a spacious and sunny room, comfortably furnished with dining table for 6, corner sofa/sofa double bed, additional chairs, LCD satellite television, DVD player, CD player and wireless internet connection. In the basement, there is a heated ski and boot room and additional space for storing mountain bikes and other outdoor equipment. Cleaning/towels/linen/maid service: Serviced on a weekly basis (changeover day), large Austrian pillows, fluffy duvets, duvet covers, also in winter - cosy Austrian throws and in summer - patchwork quilts, towels, table linen and tea towels are all included.

Apartment 2 - on 1st floor (1 Bedroom, Sleeps 2/4)

1 spacious double bedroom with large double bed, additional day bed/sofa with access to the very large L shaped balcony with superb mountain views. 1 bathroom with shower, wash hand basin and WC. Kitchen area complete with fridge/freezer, microwave, electric oven/ceramic hob, dishwasher and washer/dryer. Living area with dining table for 4 people, corner sofa/sofa double bed, LCD satellite television, DVD player, CD player and wireless internet connection. In the basement, there is a heated ski and boot room and additional space for storing mountain bikes and other outdoor equipment. Cleaning/towels/linen/maid service: The apartment is serviced on a weekly basis (changeover day), large Austrian pillows, fluffy duvets, duvet covers, also in winter - cosy Austrian throws and in summer - patchwork quilts, towels/bath mats, table linen and tea towels are all included.

Notes on accommodation
The accommodation is suitable for children and there is open space surrounding the chalet which is suitable for sledging in winter and outdoor play in summer. Both apartments have full central heating and are warm and comfortable. Both apartments also have large private balconies from which to enjoy the Alpine ambiance at all times of the year.

Accessibility
There are 2 steps up to the front door of the chalet. Apartment 1 has its own staircase up to the bedrooms and bathroom on the first floor. Apartment 2 is a first floor apartment.

Outside
There is ample parking for the apartments immediately outside the chalet. Balcony furniture and sun beds are supplied for the balconies in the spring, summer and autumn.

Golf
There are 2 excellent 18-hole golf courses locally. The nearest is at Haus designed by Bernhard Langer and just a 10-12 mins drive from the apartments. The other at Radstadt is just 20 mins away. Both clubs welcome non members. Ramsau has its own 9 hole golf course.

Skiing
Sunny south facing Ramsau, is in the Schladming Amade Ski Region, part of the Sport Welt Amade - one of the largest ski regions in Austria. From here you can ski the whole area on the same lift pass. The skiing/snowboarding on offer in this area is second to none with over 167km of superbly maintained pistes covering four interlinked mountains skiable on the same day: Hauser Kaibling; Planai; Hochwurzen and Reiteralm. Although this area is particularly good for intermediate/advanced skiers/boarders, regularly hosting international ski competitions, Ramsau itself offers some very good slopes for children/beginners as well as some challenging red pistes on the Rittisberg and access to glacier skiing on the Dachstein. There are good ski schools for all ages here. Night Skiing is also a popular local attraction. Ramsau is a major centre for cross country skiing with 150km of prepared cross country trails. How about summer skiing on the Dachtein glacier or just sample the stunning views!

Travel
Ramsau is just a little over 1 hour (80 mins) driving time from Salzburg International Airport which is 90km. The route is easy and straightforward. There is car hire available at the airport, also a bus connection between Ramsau and Salzburg railway station. There is a train connection from Salzburg to Schladming. Collections from Schladming railway station are possible by prior arrangement. The distance from Ramsau to Munich is 227km and, depending on traffic, the driving time is 2-3 hours.

Distances
We are only 5km from the centre of Schladming for the largest ski area and shopping centre.

Further details
We are based in Ramsau Kulm which has a good assortment of local shops and 2 supermarkets. There are also a variety of hotel restaurants and cafes which are within a short walking distance of the apartments. The nearest is the 'Hotel Post' just 1 minute on foot. Ramsau Ort is around 2km away and where there are some more shops and 2 banks.
Other Activities:
In winter: horse riding and sleigh rides, paragliding, swimming in Ramsau and Schladming, winter walking, snowshoe walking, 3km toboggan run on the Rittisberg - 7.5km toboggan run on the Hochwurzen (both run in the day and evening). There are also ‘mountain hut’ evenings on offer in the area with live music, dancing and fondues. There is also some family friendly nightlife in Schladming.
In summer: golf (an excellent 18 hole golf course is just a 10 minute drive), walking/hiking, horse riding, swimming, horse and cart rides, paragliding, river rafting, canyoning and climbing on the nearby Dachstein for all abilities; Nordic walking or running with 8 special courses in Ramsau; mountain biking on many mountain trails our the immediate area, as well as the special mountain bike course on the Planai used by the ‘Mountain Biking World Cup’ in Schladming every summer.

Booking notes
A 30% non-refundable deposit is payable on booking with the non-refundable balance being due 12 weeks before your arrival date please. If booking within 12 weeks of arrival the full price is due on booking. We recommend you to have travel insurance to cover any unforeseen circumstances which may prevent you from travelling.
The cleaning is charged on a weekly basis and is €60 for the 1 bed and €80 for the 2 bed apartment, due on arrival please.
