Brand new house completed in January 2008! This is a lovely modern chalet-style house with many typical Austrian features. The wonderful wooden interior and Danish wood-burner give the house a warm and cosy feel. Relax on the south-facing balcony and large wooden terrace and garden with BBQ. The location could not be more perfect! The village of Schüttdorf lies between Kaprun and Zell am See, so either is reached easily and quickly (there is even a small tram near the house that will take you to these places in minutes). The Schmittenhöhe ski lifts are only 400m from the house and the ski bus only 200m away. On your doorstep you have supermarkets, bakery, restaurants, banks and much more, yet the house is nicely tucked away, so you can relax in your own privacy. In the house itself you will find everything exceptionally well equipped with many luxuries such as free wireless internet, entertainment system, UK TV channels incl. BBC, ITV, Channel4 etc, Playstation console, 32’ LCD TV.

Notes on accommodation
The property is suitable for all ages, whether groups of friends or families. You will enjoy the "home from home" feel and the many luxury extras we offer. The house is a strictly non-smoking property, not only for the comfort of other guests, but because the interior is made out of wood. Smoke detectors have been installed for your safety and piece of mind. Pets are not allowed in the house.

Outside
The property boasts a lovely south-facing wood decking and lawn area for you to enjoy in the warm spring/summer months. Whether you want to have BBQs or simply relax, we will provide you with garden furniture, a BBQ etc to make your stay as memorable as possible. There is a great adventure playground near the house, which is close enough for you to watch your children, but far enough away not to be noisy in any way.
Golf
There are two championship golf courses within 10 minute drive from the house. For further info please go to http://www.europasportregion.at/golfclub/ There are also other courses nearby.
Skiing
The Areitbahn ski lifts (Schmittenhöhe ski area) are only 400m from the house (approx. 5 minute walk). If you wish to explore the Kitzsteinhorn glacier or other ski areas that this great region has to offer, just jump on the ski bus, which stops approx. 200m from the house. The slopes in the region are perfect for beginners, intermediates and experienced skiers and snowboarders. We can recommend a good ski instructor if you want to advance your skills further!
Travel
Salzburg airport is 90km (approx 1h 15 mins) away. You can either hire a car at the airport or we can advise you about shuttle services that take you into Zell am See. If you are travelling to Munich (2.5 hours, 200km away) or Innsbruck airport (1.5 hours, 120km away), you would best hire a car. A car is not essential when you visit our house, as everything is on your doorstep and public transport is very good.
Distances
Local supermarket, bakery and banks are a 1 minute walk away. There are quite a few restaurants within a 5 minute walk away, but the best of all (Pizzaria Antonio) is literlly less than a minute walk away and does brilliant Italian and Indian food!! Zell am See and Kaprun are both approx 10 minute drive away or you can use the small tram that stops near the house and takes you there in no time. The lake is a 10 minute walk away. Why not enjoy a nice walk to Zell a. See along the lovely lake!
Further details
The summer is just as wonderful in this area as the winter season. There are lots of activities offered or you can just enjoy the pure mountain air and lovely weather. Of course you can also still ski or snowboard on the glacier during the summer months!
Booking notes
A deposit of £200 per week is payable upon booking (to reserve the house) and the rest of the balance is due 8 weeks before your departure. At this point we will also ask for a security deposit of £150, which is refundable at the end of your stay should nothing have been damaged. You can pay by credit/debit card, cheque/cash or bank transfer. Please ask for details on the various payment methods.
