Parking for one car in basement. Furnished to very high standard. Probably the best apartment available to rent in Zell.

Notes on prices
All prices are per week exclusive of cleaning (120 euros) and tourist tax (1.05 euros per head per night for adults over 15 years of age). Long term lets considered.

Changeover day
This is generally Saturday but alternatives will be considered subject to a surcharge.

Bedroom 2 - twin beds that can be placed together if desired.
Bedroom 3 - two bunk beds (sleeps 4).
Bathrooms: Main bathroom is large with bath/shower. Also serves as en-suite for main bedroom.
Shower room with shower and basin. Separate toilet.
Kitchen: Electric oven and hob, fridge freezer, dishwasher, microwave, coffee maker.
Utility Room: In basement beside parking space. Storage for ski or other equipment. Securely locked.
Living Rooms: Large living area with balcony on 3 sides. Glass area front and back (see photos). Flat screen TV with DVD player. Portable stereo with USB port. Leather furniture. Very bright room. Vertical blinds on all sides to shield sunlight/provide privacy.
Other: Bedrooms and bathrooms are on entrance floor with living room/kitchen on top floor. Two other apartments on same floor. Lift is beside entrance to apartment. PETS considered.
Cleaning/towels/
linen/maid service:
Cleaning and towels are included in rental charge. Property is cleaned at end of rental period. If rented for more than 1 week, additional cleaning, linen and towels can be arranged if requested.

Notes on accommodation
Apartment is heated by multi zoned underfloor heating. Safe provided for guests use (though no liability accepted for items stored in it).

Accessibility
Property is two storey but distance from parking space to entrance is less than 20 metres and lift brings guests directly to apartment entrance.

Substantial 300 square foot (c. 30 square metre) balcony. Wooden surface with underfloor heating to melt snow. Table and 4 chairs. Outside light and electrical socket. Large sliding doors on front and rear of living room provides easy access to balcony.

Coast/Beach
Lake Zell (Zeller See) is a stone's throw from the apartment.

Golf
There are two 18 hole championship golf courses just five minutes away by car or 10 minutes by bus.

Skiing
The nearest ski lift is 150 metres with the main lift from the town (City Express) 300 metres away. Bus station that brings skiers to cable cars at foot of Schmittenhohe mountain or to Kaprun or other adjacent skiing areas is 200 metres from apartment.

Travel
Zell can be accessed from Salzburg (1.25 hours by car) or Munich (2.50 hours by car). Train station served by all of Western Europe runs through centre of town.

Distances
Apartment is 50 metres from pedestrian zone in Zell am See.

Booking notes
40% of rental is payable to secure booking. Balance is due 8 weeks prior to arrival. Both are non refundable. Deposit of 400 euros payable on arrival. Cleaning charge of 120 euros and tourist tax of 1.05 euros per head (aged over 15 years) per day will be deducted from deposit at end of rental period. Size of deposit reflects partial cost of replacing all keys and locks (3) to apartment (keys and barrel locks cost c. 35 and 100 euros each respectively).

Guest comments
Estate agents and rental managers say this is the best apartment to become available for rental in Zell.
