A new, large and well equipped (90m2) apartment which is in the beautiful medievil town of Zell am See. It has a balcony overlooked by mountains that make up part of the majestic Hohe Tauren National Park. It is a short walk to the ski lift that takes you up into a wonderful ski area overlooking the lake. The crystal clear water of the lake and its bathing area are no more than 2 minutes walk away. The leisure complex with its fantastic amenities is one minutes walk away. The apartment has been fitted to a high standard with a new kitchen, a bathroom with a seperate bath and shower and two large bedrooms that look out onto ski slopes. There is a DVD player, Playstation 2 with games and a video library with more than 50 hollywood blockbusters. The apartment will provide a warm and relaxing environment from which to explore the massive amount that this area has to offer in the summer and winter months.

Notes on prices
Prices are for the property per week in euros.
There is a charge of 85 euros(per 4 people) for cleaning and providing fresh linen/towels. Short notice discounts could be available if apartment is vacant.
There is an additional tourist tax of 1.1 euros per person per night.
Changeover day
The apartment will be available from 4.00pm on the date of arrival and must be vacated by 10.00am on the day of departure. The changeover day will be Saturday unless otherwise agreed.
| Bedrooms: | Bedroom 1 has a large double bed and a pull out sofa bed (that can sleep 2 children). The second bedroom has twin beds that can be pushed together to make a double bed. There is a sofa bed that can again be used by children. |
| Bathrooms: | A large bathroom with a separate bath and shower cubicle with a power shower. There are two washbasins. The bathroom has a washing machine. There is a separate wc opposite the bathroom. |
| Kitchen: | A new kitchen with an electric cooker with built in extractor unit. The kitchen contains a fridge, a freezer, dishwasher and a microwave. There is a dining area with a table and 8 chairs that looks out onto the balcony with stunning mountain views. |

| Living Rooms: | The living room has a very comfortable leather sofa and a high quality pull out sofa bed which is suitable for two adults. There is a flat screen TV, DVD player, Sony Playstation 2 and a DVD library of 50 great films. |

Notes on accommodation
The accommodation is excellent for families with children and has the added bonus of being opposite the leisure complex with large swimming pool, slide, diving board, steam room, sauna and ice skating rink where the Zell National League side play ice hockey.
Outside
The apartment has its own designated parking space which is just outside the main door, this makes the apartment very convenient for the loading and unloading of a car.
Coast/Beach
The apartment is 2 minutes walk from the the open air bathing area on the banks of the lake. There is a large pool with slides and other recreational facilities as well as the crystal clear waters of the lake.
Golf
You may not have thought of golfing in Austria, but set amongst a backdrop of 3000m peaks the experience is wonderful. There are 2 championship courses at Zell and another 2 within a short drive at Maria Alm and Saalfelden all making excellent use of lakes, bunkers and trees to provide a challenging and rewarding round of golf.
Skiing
The Europa sport region of Zell am See offers 130km of piste and 57 lifts. This includes the glacier resort of Kaprun (15 minutes on the ski bus which is included on the ski pass), making the area one of the most snow sure in Austria with a range of pistes to suite all levels. You are only 20 minutes from the ski circus at Saalbach offering a further 240 km of piste.
Travel
Most people fly into Salzburg which is only 88km (56 miles) from Zell and only takes approximately 70 minutes by car. You can travel by train from Salzburg to Zell and the train leaves every hour. If you want to try out the vast amount of skiing in the area, car hire is recommended. If you want to relax in Zell am See you could catch a train or bus from Salzburg and walk to the apartment which is 15 minutes from the station.
Distances
The apartment is 5 minutes walk to the centre of Zell. The leisure centre is 1 minute walk away and the ski lift is only 400 metres away. The bathing area of the lake is 2 minutes walk away.
Further details
This area offers some fantastic opportunities for mountain biking with various routes that take you through stunning scenery in the mountains or you can just cycle around the picturesque lake. The tourist information centre in Zell has lots of information about details of routes and suggestions for all ages. Zell being at the centre of a national park offers some of the best walking in the Alps. Many of the ski lifts are open in the summer to give you a helping hand by taking you above the tree line. Booking notes
Payment can be made direct to our Austrian bank account in Euros or can be accepted in Sterling if you prefer. There will be a deposit of 250 Euros on booking which will act as the security deposit and full payment will be required 6 weeks before arrival. The security deposit will be returned the week after your holiday when the apartment has been checked by our local agent. A booking confirmation will be sent to you via email or post once we have received your deposit.

About the owner
Hi,
We are a family of five (children aged three, five and seven years) who love the outdoor way of life and this was the main reason for buying our apartment in Zell. Our children love the skiing in the winter and think that all of the different outside pools in the summer are great!
We hope that you will have as much fun as we do when staying in the apartment.

Why the owner chose an apartment in this location
We have always dreamt about owning a property in the mountains and Zell has given us the opportunity of combining brilliant skiing in the winter as well as some great activities in the summer season. We discovered that Zell is an incredibly friendly place with an enormous amount to do for everybody, from swimming in the lake to paragliding over the mountains.
It is very easy to get to with three major airports only 2 hours away and a fantastic rail service that will bring you straight into the town from those airports.
We were delighted when we bought the apartment as it is in an excellent position in Zell and means that we have a very short walk to the ski lift and lake with the kids.
Unique benefits of the property
The property has lots of space and is very light, with a balcony that looks out over the alps, making breakast an absolute pleasure as the sun streams into the apartment. It is a modern apartment that has been equiped to a very high standard which makes it a very comfortable apartment to stay in.
Since we have owned the apartment we have got a visitors book with nothing but positive comments and we pride ourselves in giving our guests a fantasic apartment from which to enjoy a great holiday.
