Changeover day
Saturday's prefered, but days can be flexible providing it does not effect bookings. Departure by 10am on day of departure.
A reasonable clean, tidy and rubbish removal is expected by guests before departure. Access from 4pm on date of arrival.

Accommodation

Notes on accommodation
Kitz 6 is a light, spacious, exclusive apartment with stunning panoramic views all round and is private. It is perfect and spacious to accomodate large families/2 families & small groups of friends for a perfect ski, snowboard or summer activity holiday. It has full central heating radiators in all rooms. The balcony has 8 chairs and table outside to relax on, enjoy the panoramic views of the mountains and take in the soothing clean air. It is a strictly no smoking apartment.

Within 100m is the Gasthof Hotel Open Air Swimming Pool & Indoor Sauna and Steam facilities, are available. It serves breakfast, lunch & dinner. Local bakery 5 min walk away / delivery. Other very good restaurants are within easy walking distance including the Dorf Krug for Austrian & Fondues & Bella Cassa for large Pastas & Pizzas, at good value for hungry families. Kaprun has all the ammenities for a comfortable stay within 800m. Fine dining at Jagawirt Restaurant 1.5km & Dorf Stadtal only 500m away.

Accessibility
Kitz Residenz 6 is up a flight of 19 external steps to its own private entrance, at the rear of the building. There is no on site facilities, ramps or lifts for wheel chair access. Once inside the apartment is all on one level and all areas are easility accessible.

Outside
There is an open communal garden area that can be used for sunbathing in the summer and making snow men in the winter! The balcony has chairs and a table outside to relax on after a day out and enjoy the panoramic views of the mountains and take in the relaxing atmosphere! There is a Free Car Parking space for Kitz 6 provided within 10m of the rear apartment steps for easy access and you can pull your car to the bottom of the apartment steps.

Coast/Beach
Lake Zell is only 10 minutes away it has a beach and swimming in a the lake during the summer only! You can skate on it in the winter! There are close by several glacial lakes you can relax by in the summer in the fresh mountain air. Temperatures in the summer are 20-30 c, but it never gets humid or sticky as the village lies at 800m above sea level.
Three hour drive time over the Grossglockner Mountain Pass takes you into Italy and down to the Mediteranean and Venice is 4 hours drive.

Golf
Golfclub Europa Sportregion has two excellent Championship Golf Courses par 72 and par 73, designed by Berhard Langer, in Zell am See set in the stunning glacial valley, with the snow peaked mountains making a breath taking back drop. The course is only 5 minutes drive from Kitz Residenz. They are open from around April to November.

The 19th Hole is also good for a meal and drink to replay all the shots and holes of the day with your partners! To book at tee time call Tel 0043 65 42 56 16. Within the region there are a total of 13 high quality golf courses, many rated as the best in Austria. We can supply further details of the Kitzbuheler Alpen Courses. Courses include Kitzbuhel, Mittersill, Saalfelden and Larchenhof to name a few.

Skiing
The Kitz Residenz apartment is only 80m from the free winter ski bus stop (Last Week of Oct to Early May) that accesses 3 local mountains: Kitzsteinhorn Glacier 3000m (5 min), Maiskogel 1675m (2 min), Schmittenhohe 2000m (10 min) with a total of 130km of pistes and 53 lifts. There are great cafes and restaurants on the slopes and in the villages serving a wide range of Apres Ski and cuisine from Traditional Austrian and Italian to Chinese! Within approximately 45 minutes drive you can access more World Class Ski and Snow Board resorts including: Kitzbuhel, Lofer, St Johann, Saalbach, Leogang and Hinterglemm (Ski Circus).

Travel
Salzburg Airport only 88km (56 miles) away. Taxi/car drive time approx 70 mins. Regular trains run from Salzburg to Zell am See per hour. Car Hire is only necessary if you want to explore a wider region. Free Winter ski bus accesses the 3 main mountains in the area for local skiing. Contact David Amort, for taxi day trips, ski resort trips or airport transfers in a 8 seater taxi. Munich Airport 2+ hours transfer time. Innsbruch Airport 1.5 hour transfer time.

Further details
There are plenty of cafes, mid and top restaurants, shops and facilities within 100- 800m of the Kitz Residenz apartment in Kaprun Village Centre, including a Leisure Centre, Saunas Steam Rooms, Solariums and a good Indoor and Outdoor Swimming Pools.
Kaprun is a pretty Village with good facilities and reasonable night like, but not noisy! For more selection of night life Zell am See has plenty of bars, cafes and restaurants if you are looking for more variety only 10minutes drive away.
There are 2 supermarkets are within walking distance of 1000m. Choice of shops, banks, post office, tourist information, night clubs, ski and sports hire shops are all close by in the village centre (all 500-1000m away).
The Krimml Waterfalls are the longest in Austria and the Grossglochner 3798m is tha largest mountain and both are close by! In the summer there is over 400km of hiking routes and 720km of mountain biking routes for all abilities and was home to the Mountain Biking World Cup Finals!

Booking notes
Deposit of 25% is required at the time of booking. (non refundable). Recommend you take out appropriate travel insurance to cover cancellations and ski insurance. Full balance will be required 2 months prior to departure. Surety deposit of £250 (350 euros) will be required at the time of balance. The deposit is refunded upon a satisfactory inventory check, completed on departure. Any damage, breakages or excess cleaning will be deducted from the deposit and a balance returned.
