It is in a prime location in the centre of Zell am See very close to all amenities and the ski lift. There are 3 bedrooms and 2 bathrooms and the apartment is fully equipped for families with young children. Free wifi is included. A basement locker is available to store ski and sports equipment.

Notes on prices
All prices are per week exclusive of cleaning (120 euros), tourist tax (1.20 euros per head per night for guests aged over 15yrs) and bed linen/towels (11 euros per person). These charges will be deducted from your deposit at the end of rental period.

Changeover day
This is generally Saturday but we will consider alternative proposals, subject to availability. Long weekends are an option but surcharges may apply. Please contact us with your requirements.

Notes on accommodation
Check-in is usually from 3pm and departure time by 10am. However, we will endeavour to be flexible wherever possible.
Cancellation charges will apply unless the property is successfully rented out again.
Accessibility
Property is on the first floor of a 4 story building. Parking space and store room/ski locker are on the basement level with lift access to all floors.
Outside
2 balconies with table/chairs and mountain views, one balcony is accessed from bedrooms 2 and 3, the other from the living/dining room.
Coast/Beach
Small beach area by the lake 5 mins walk away.
Golf
There are two 18 hole championship golf courses 5 minutes away by car or 10 minutes by bus.
Skiing
The City Xpress gondola is situated 3 mins walk from the apartment and takes you up the Schmittenhohe mountain, where you will find fantastic skiing and mountain restaurants. The bus stop to the Kitzsteinhorn glacier at Kaprun is a 3 min walk away, where you can ski almost all-year round. The Zell am See/Kaprun ski area has 132km of pistes suitable for all levels, a snowpark for boarders and over 200km of trails for cross country fans. There is an excellent ski-school for adults and children of all levels, and kindergarten for younger guests to play or learn to ski in. There are also a number of other resorts all within around 30 mins drive away, including Saalbach-Hinterglemm, Kitzbuhel, Obertauern and Bad Gastein.
Special interest holidays
Almost year-round skiing and snowboarding on the nearby glacier at Kaprun. Fantastic mountain and road biking routes; Zell am See is due to host it's first ironman triathlon in 2012. Numerous activities on the lake such as sailing, water skiing, boating and fishing.
Travel
Salzburg Airport is 1hr 15 mins drive away by car (80km), and car hire is available at the airport at very reasonable rates. A car is not necessary as you can take a bus from the airport, or train from the centre of Salzburg, direct to Zell Am See (both of which take approx 1hr 40 mins). Innsbruck Airport is 1hr 30mins drive away, Munich Airport is 2hr 30 mins drive away. Alternative airports are Klagenfurt and Linz.
Distances
3 minutes walk to City Xpress lift, 3 minutes to bus stop for Kaprun/glacier, indoor swimming pool and ice skating rink is across the street, 2 minutes to pedestrianised town centre with shops/restaurants/amenities, 5 minutes to the lake and a wonderful children's play park, 7 minutes walk to the train station.
Further details
Zell am See is a traditional Austrian resort with a variety of bars, restaurants and clubs, from lively apres-ski bars and nightclubs to traditional European dining and friendly cafes. There are supermarkets, shops, banks, chemist, doctor, post office, tourist information, hospital and church all within walking distance to the apartment. The many activities that can be enjoyed on the beautiful Lake Zeller include swimming, sailing, windsurfing, water skiing, fishing, peddle boats and boat rides. Other local activities include bike hire, toboggan run, water rafting, ice skating, horse-riding, canyoning, rock climbing, tennis and squash. The wonderful nearby Tauern Spa was newly opened in 2011 and has several pools (indoor and outdoor), massage and treatment rooms, sauna, steam, children's pool and slides. Take a day trip to the beautiful city of Salzburg where you can visit the castles, zoo and Mozarts birthplace. The Swarovski crystal factory is near Innsbruck. Nearby you can visit the Krimml waterfall, Grossglockner glacier, museums, gorges, wildlife parks and children's adventure parks.
Booking notes
750 euros is payable to secure the booking. Balance is due 30 days prior to arrival. If less than 30 days to your arrival date, full rent is payable. Deposit of 300 euros payable on arrival.

My husband and I have 2 young children and we live in Buckinghamshire, UK. We visited Kaprun last year and loved the area and decided to look for somewhere we could spend family holidays both in winter and the summer time.

Why the owner chose an apartment in this location
We decided to buy a property in Zell am See due to it's beautiful lakeside location and proximity to the glacier, which meant we could enjoy it both in the summer and winter. The apartment is in an ideal location close to ski lifts and the pretty town centre with all it’s amenities. The leisure centre with excellent swimming pool and ice skating rink is a stone’s throw away. We have found the people are warm and friendly, food is wonderful and there is plenty to do in the town (we were very impressed with the weekly summer festivals in the town square). Getting to Zell is also very easy with the excellent public transport links.
