    Entrance hall with a ground floor cloakroom. Boiler room and electric Dryer

    Living Rooms:
    Spacious sitting room, sofa & three armchairs. There is a 40" flat screen TV plus a Sky HD+ box, excellent reception. HiFi radio, bookcase & shelves well stocked with novels & reference books. Full central heating is available during the cooler months.

    Other:
    Dining room with bespoke Elm table & chairs. Matching Chinese side tables. Double cedar access doors. French doors out to the garden & riverside terrace with table, chairs & BBQ. The beautiful garden is edged by a listed Quay wall from which you can fish.

    Cleaning/Towels/Linen/Maid service:
    Bed linen & bathroom towels are provided. Tea towels are provided in the kitchen, but please bring your own beach towels. For longer stays the house is cleaned weekly, with a change of bed linen & towels.

    Accessibility
    Wheelchair access is not feasible, but those who use sticks in the house might manage, as the first flight of stairs to Bedrooms 1+2 are unusually shallow with a handrail. Cars can get very close to the front door - maximum 2 metres & level. We are also close to the water & access to this is not fenced, children will therefore need supervision.

    Outside
    Kiplings Quay has is a lovely riverside lawned garden from which you can watch the boats & swans gliding by. If you want to join in with the water fun, then there is a wide slipway into the water for river access, whether it be for a boat or a swim in the safe water. You have the possibility to hire dingy's, sailing & motor boats nearby & the house has mooring for these. The Helford Sailing Club provides short term membership for the use of the lovely clubhouse. It is just a short boat trip, at high tide, to Daphne du Maurier's famous 'Frenchmans Creek'. Or if you would rather watch the boats than sail them, you can walk along the fully signed footpath to the creek.

    There is a table & seating for 6 guests for al fresco summer dining whilst watching the sun setting on the river. There is a BBQ during the summer months.

    For ease of access we have provided a Hydraulic car turntable to turn your car around & there is off street parking for 3 cars, which is a rarity in this village!

    Important notes on accommodation

    We regard repeat bookings as very important, so to serve this purpose we can not accept pets or smoking anywhere in the property out of respect to our future guests.

    Notes on prices
    Oil fired central heating & electricity are included in the rental rate. Bedlinens and bathroom towels included, but please bring own beach towels. For guests staying longer than one week there is a weekly change of bed linens and towels. There are no charges for wi fi. Further details are in the booking form.

    Changeover day
    Change over day is Friday during the main letting season but there may be flexibility during other months so do enquire. Arrival time is 4 pm or later at your convenience. Departure time is by 10.am on the following Friday.

    Coast/Beach
    A wonderful area with fabulous sandy & safe beaches for swimming & of course surfing. It has a remarkably beautiful coastline with many quaint old fishing harbours & tiny sheltered coves. The beautiful beaches of Kynance Cove, Gunwalloe, Kennack & Mullion are less than 25 mins drive. Lovely river beaches are accessible only 15 mins from the house by footpath or boat. Cornwall has an abundance of wild flora & forna which provide colour & interest all year round along the rivers & coasts paths.

    Golf
    Mullion cliff top challenging 18 hole course approx 10 miles. Truro 18 hole inland but good course 27 miles. Other courses are within a similar distance.

    How to get there
    Nearest airport Newquay - 60 mins
    Nearest rail station Redruth - 45 mins

    Whilst most guests arrive by car, it is not absolutely essential during your stay, as there is a lovely village store just a short walk away which will provide you with all the necessary food essentials & luxuries, so once you are in the village it is possible to leave your car for a truly relaxing holiday.

    If you arrive by train then you can take a taxi from Redruth & Truro stations direct to the house.

    Located in the centre of Helford Village & just a short walk to most things.
    2 Gardens are open to the public & 1 National Trust one is within walking distance. A 15 min walk from the ferry which takes you across the Helford river
    Royal Naval Air station viewing enclosure - 20 mins. Flambards amusement Park very popular with children of all ages - 20 mins. Lost Gardens of Heligan and the Eden Project are close together & about 90 min drive. Wide choice of beaches all within 20/30 mins.

    Further Details
    Helston is the nearest main shopping centre - Tesco + Sainsbury - 25 mins but the Helford village shop is well stocked with many deli items & lovely fresh daily bread, and it is only a 2 min walk from the house.
    There are many good restaurants locally and an equal number of good pubs all serving food. The inn in Helford is open all day in the season and serves good food with a riverside terrace to watch the folk messing about on the river.
    The nearest Medical Centre is in St Keverne - a local village 20 mins away.
    Right here in Helford you can hire small boats both sail and motor, by the hour day or week.

    "Memorable visit"

    The location is memorable with quite unexpected views of the water from every window. We had seen the web site pictures but the reality was even better. The house is built on a Grade 2 listed quay, built out into the Helford river. The garden, though small is well maintained as is the house. Important points which we liked were:- Surprising amount of privacy, so much so, that we felt no need to draw the curtains at night Each bedroom has it's own modern bathroom The Kitchen is modern and all that we needed was there. In spite of the privacy, Kiplings Quay is right in the middle of the village which has a delightful shop and a Pub serving excellent meals. Once there we didn't use the car for the whole week but we did turn it around on the turntable. We couldn't resist trying it out. We did hire a small boat locally to potter around to Frenchmans Creek. We have booked again for next year. What more can I say.

    Recommended for: Age 55+, girls getaway, tourists without a car, families with teenagers and romantic getaway

    "My children get very excited when a visit to England and Cornwall gets close, there is no sea here in Colorado so our stay in Kiplings Quay has become very important. The children fossick on the beach in front of the house and it is so safe compared to our normal life in the States. The house is super comfortable and even in the rain we have a great time.     "I am shall we say a pensioner. I am not super active but I walk and KQ presents many opportunities. I particularly like walking down to Frenchmans Creek, actually mostly up but downward coming home. The house is so well prepared for visitors and the new kitchen is really good.     About the Owner

    Although born in Cornwall & I love the place, my wife & I now spend most of our time in New Zealand. We have done a lot of sailing including large parts of the Pacific's remoter islands. More recently we have gone over to the dark side & bought a motor yacht, which after 3 years in South East Asia, we have now brought back to NZ. We have 4 children & 8 grandchildren, most of whom now live outside England. However, in growing up they have spent time at Kiplings Quay, learning to row & participating in the fabulous summer regatta. One of the girls was expert at catching small crabs with a line baited with bits of bacon. This is a popular pastime among visiting children. We set high standards for ourselves & as such we now offer our home to those seeking a quality holiday property.

    Why this location?

    I was born in Cornwall on the same river system & because I spent my childhood messing about in boats, it was perhaps natural that I would join the Royal Navy. In 1978 I was flying out of the nearby Naval Air station when I started looking for a house in the area. I marked on an ordinance survey map all the spots in SW Cornwall where houses were near the water & drove around each site at weekends, I came across Kiplings Quay with a 'For Sale' notice & as they say 'The Rest is History'. The house was much smaller then & in need of some serious TLC as most of the ceilings were down. It has been lovingly restored & enlarged with all the necessary requirements for modern day life. Photographs in the house show some of the changes, particularly as the original Deeds go back to the 1800's.

    What are the unique benefits of the property?

    This beautiful house has space, comfort & absolutely fantastic river views from almost every window. Sitting in the living room or river side garden with views right down the estuary you might think that you have died & gone to heaven. This house has 3 bedrooms & 3 ensuite bath/shower rooms, is centrally heated & has WiFi throughout. As Kipling Quay is built on a private quay you can fish from your own garden whilst relaxing with glass of wine! You can drive right up to the house & using the hydraulic turntable your car can be turned around ready to drive out. Helford is a friendly village & your morning paper, milk & general provisions are less than 2 mins walk away. The Shipwrights Arms which might be tempting for river side lunches or an al fresco dinner is just a 3 min stroll.
