    The cottage is stone built over three floors, at one end of a terrace of three, next to a 12th century church. It is accessed from the street and has a charming garden at the back with outdoor dining and stone out-house and shed for storage. It has been lovingly restored and redecorated inside and out over the last two years. On the ground floor is a double-windowed large living room and study with a recessed fireplace, a well-equipped kitchen and breakfast/dining room overlooking the garden and a lavatory. On the first floor is the main double bedroom and family bathroom. On the second is a guest double bedroom and twin children's' room. There is on-street parking for one or two cars.

    Accommodation description

    Bedrooms:
    The main bedroom has a beamed ceiling, king-size double bed, chest and large fitted cupboard. The guest bedroom has a beamed wall, double bed with iron bedstead, dressing table and chest. The twin room has a chest and can be converted into a single room.

    Bathrooms:
    The bathroom is wooden floored and part-tiled, with a large sink, bath with shower, laundry basket, and loo.

    Kitchen:
    The kitchen is well-stocked and has an electric double oven, four hobs, slimline dishwasher (new), large fridge, washer/dryer (new), microwave (new), stainless steel sink, and wood-doored fitted cupboards. (The out-house contains a large freezer.)

    Utility Room:
    The kitchen leads at one end into a cloakroom with loo and basin.

    Living Rooms:
    The living room has a recessed fireplace with wood-burner, logs and kindling; an antique pine cupboard and book case, which houses a 26" TV and DVD player; three arm chairs, one sofa, a large footstool/coffee table; a sofa table; and a desk and chair.

    Other:
    The kitchen leads into a breakfast/dining room with William Morris wallpaper, a dining table which seats six, and a pine dresser

    The stairs to the second floor open directly onto the twin bedroom, from which a door leads into the guest double bedroom.

    Cleaning/Towels/Linen/Maid service:
    Freshly laundered towels and bed linen are provided, and the beds are made up for your arrival. Bed linen is changed weekly. The cottage is cleaned weekly.

    Accessibility
    There is a step up to the front door, and a step up from the kitchen into the breakfast/dining room, and down from the kitchen to the downstairs lavatory. The bedrooms and bathroom are on the first and second floors.

    Outside
    Pretty, secluded south-west facing back garden with paved seating area with bistro table and chairs leading up three steps to a small lawn with borders on either side and an apple tree (eaters) with a fitted bench at its base. Guests are welcome to pick flowers, or, indeed, apples. A teak dining table and six chairs can be erected on the lawn (kept in semi-shelter at the back of the garden). A fire pit can be used as an effective barbecue.

    Important notes on accommodation

    The cottage is carpeted with sisal throughout, except for the kitchen and downstairs lavatory which are slate-tiled and the bathroom which has a wooden floor. Oil central heating. Hi-fi and ipod dock. Broadband internet access. Books and games available. No smoking. Pets accepted.

    London is one hour 20 minutes away by car in light to medium traffic; one hour by train from Banbury. Heathrow airport is approximately 58 miles away, an hour by car in light to medium traffic. Birmingham airport is 40 miles away, approximately 45 minutes by car.

    There is good shopping in the pretty local market town of Brackley (4 miles away), which has a Waitrose and large Tesco, a renowned antiques cellar, book shop and butcher, and Friday and Saturday food markets. Towcester racecourse and Silverstone are 20 minutes away. The Spiceball leisure centre in Banbury is popular with families. There are farm shops in the local villages of Farthinghoe and Culworth. There are good pubs or pub/restaurants in Greatworth, Marston St. Lawrence, Aynho, Charlton, Farthinghoe, Thorpe Mandeville, Culworth, Weston and Eydon (more detailed recommendations can be provided).
