This beautiful Victorian cottage has been renovated to a high standard and provides a perfect base for exploring the North Cotswolds, Stratford, Warwick, Oxford and surrounding areas. There is a large sitting room complete with original Victorian oven and fireplace, characterful kitchen/dining room, small sun room and three bedrooms with beams. The charming garden has lovely views over fields and the front rooms overlook thatched cottages. Situated in a friendly, peaceful village which includes Farnborough Hall, a National Trust property (with adjoining lake )and a great gastro pub, there are also some lovely walks nearby. Lavender Cottage is easily accessed by the M40 and yet is in the heart of the English countryside.
The main bedroom has a king-size bed and beautiful toile de Jouy curtains.
The lavender bedroom has twin beds.
The rose bedroom has a single bed and looks out onto fields.
All bedrooms have beams.
Travel cot available.
Country-style bathroom with wood panelling, roll-top bath with claw feet - great for a relaxing bath, large luxury shower with travertine tiles, wc. Underfloor heating and travertine tiles. The bathroom looks out onto open fields.
The characterful kitchen/diner has a country dresser, oak chopping block and a beautiful stone floor. You can watch the cows come home from the Belfast sink.
Cooker, hob, fridge-freezer, dishwasher, washing machine. Traditional pine table and 4 chairs.
The sitting room is beautifully furnished with new sofas and has a solid oak floor. There is also a writing desk,TV,DVD/i-pod dock.
The Victorian cast iron stove and fire in the brick fireplace is great for toasting marshmallows and chestnuts in winter.
There is a small sun room overlooking the garden with two chairs and coffee table -the perfect spot for morning coffee or afternoon tea.
Towels and linen included ( please bring your own if using the travel cot).
Housekeeper service weekly.

There is one step up into the kitchen.
To the front of the cottage there is a lawn and bench where you can always get some sun and watch village life pass by. To the rear there is a lawn and box-edged flower beds together with a beautiful arbour. The rear garden is elevated and overlooks fields. Garden table, chairs for four and sun umbrella provided. Barbecue provided. Parking for one car is available on the driveway.

Notes on prices
Please contact us for prices for short breaks. Discounts are available for winter bookings over two weeks.
Changeover days are on Fridays for periods of one week minimum let. Short breaks are available October- May: Friday-Monday and Monday-Friday Arrivals from 3pm, departures by 10am. In the quieter months we are happy to be flexible with times.
A booking deposit of £150 is required within 5 days to book your holiday. The full balance is payable two months prior to arrival.

Birmingham is the nearest airport - 40 miles with good connection via the M40 motorway which is only 6 miles from the village.
Car use essential.
Stratford-on-Avon - 12 miles.
Warwick - 12 miles.
Oxford - 30 miles.
Bicester Village (one of the premium outlet shopping villages) - 20 miles.
Cotswolds - 15 miles.
London - 1 hr 15 minutes by train from Banbury.
There are beautiful walks in the area including the lake ( a favourite beauty spot) and grounds at Farnborough Hall.
There is an excellent playground in the village.
The region abounds with places of interest and our guests always find they never have enough time to visit all the main attractions. Some examples are Warwick Castle, Shakespeare's birthplace, the Motor Museum at Gaydon,Oxford Colleges, Legoland, Bicester Village, Blenheim Palace and of course Farnborough Hall and the Cotswolds. There are 6 National Trust properties within a 45 minute drive.
The Inn at Farnborough is a gastro-pub which is popular with our guests - 50m. There are many other traditional pubs at local villages, including the Avon in Avon Dassett - 2 miles.
The nearest small supermarket (with ATM) is the Co-Op. in Fenny Compton - 3 miles.
There is an excellent farm shop at the top of Warmington Hill - 3 miles.
Tesco in Banbury is the nearest large supermarket - 6 miles.

Rather a lot to recommend at Lavender Cottage, which is a traditional cottage in a village. Close by is a Gastro Pub. Twice weekly shopping van visits this village. A wealth of historical places to visit nearby, such as Upton House. Cottage itself has comfortable beds, a real fire and the kitchen is well equipped for real cooking, plus a small garden with washing line. The owners are very accommodating and friendly. I would return here and will recommend it to my friends; The icing on the cake was the sighting of a heron on the local pond.
Recommended for: Sightseeing, families with teenagers and romantic getaway

About the Owner
Terry is an architect and Christine works with children from deprived backgrounds. We live in Warwickshire but really love having breaks at The Barn. Herefordshire is such a beautiful and unspoilt county and the Welsh Marches have stunning scenery, great food and lovely gardens.
Titley is a really special village with the nature reserve and walks on the Mortimer trail. The nature reserve and lake is tucked away behind the barn and is such a magical place - we have never seen anyone else there when we have visited so it's like having our own private reserve with unploughed meadows and rich birdlife and wild flowers

Why this location?
We live in the next village and have always loved Farnborough with it's National Trust hall and lovely walks down by the lake. The village is pretty and very friendly and it has a great gastro-pub, the Inn at Farnborough. Wonderful teas are also held regularly in the Village Hall run by the villagers when Farnborough hall is open. The cakes are not to be missed - we went there rather too often when renovating the cottage!
What are the unique benefits of the property?
Our guests love the original Victorian range in the sitting room and the roll-top bath in the bathroom. We like being able to watch the cows come home from the kitchen sink and just sitting out at the front of the house watching village life pass by. Our younger guests like the village playground and seeing the local donkey being taken for walks! Farnborough has excellent road connections and you can visit a myriad of places of interest in under an hour's drive.
