This spacious villa has recently been lovingly refurbished throughout with an upgraded furniture package. It is in excellent decorative order and is fully equipped including many extras not normally included in a rental property. The villa is maintained to a very high standard by a local management company who are on the resort should you need assistance during your stay. It is ideally located with shopping malls, theme parks, restaurants, shops and attractions very close by. The resort has many onsite facilities such as tennis/volley ball/ basketball courts, fitness suite, games tables, jacuzzi and play areas. The owners are committed in providing their guests with a friendly and easy to use booking system and management support during their stay.
Bedroom 1 has a king sized bed, TV, ceiling fan, en-suite and walk-in wardrobe.
Bedroom 2 has Queen bed, TV, walk-in wardrobe and en-suite.
Bedrooms 3 and 4 has 2 single beds and large built-in wardrobe.
The en-suite to bedroom 1 has WC, wash basin and walk in shower, access door to the pool deck.
The en-suite to bedroom 2 has a WC, wash basin and a bath/shower.
The third bathroom has a WC, wash basin and a bath/shower.
The kitchen has all the main appliances such as cooker, hob, fridge/freezer, dishwasher and microwave along with smaller items including slow cooker, coffee maker, toaster kettle etc.
There is a washing machine, dryer, iron and ironing board, hoover in the utility area.
The open plan living room / dining area / kitchen has vaulted ceilings and is tastefully furnished throughout including contemporary artwork. The multi channel cable TV is 52" there is a DVD player with a selection of DVD's. There is free wifi access.
There are plenty of towels, beach towels and bed linens for guests to use, these are included in the rental price. The villa is thoroughly cleaned after each departure and re-checked again before new guests arrive the cleaning is included in the price.

The villa it on one level, it has not been adapted for people with mobility problems but we have had guests with wheelchairs who have not had any problems with access.
There is a pretty garden to the front of the house and a covered porch at the entrance. At the rear of the property is the private pool with an oversized pool deck both are enclosed in a pool screen to stop insects and lizards entering the area. The pool can be heated on request in the cooler months and has underwater lighting. There are 2 very comfortable loungers and a matching table with 4 chairs. There is a covered porch to protect you from the hot sun or rain.

Notes on prices
Weeks that have holidays such as Christmas, New Year, Easter, Thanksgiving etc are peak weeks and are £650 per week.
Changeover days are flexible and can be mid week to mid week. The arrival time is 4pm and we ask that you vacate the villa by 10am on the day of departure. Consult with owner if a late check out is needed.
A deposit of £150/$200 per week is due at the time of booking and this confirms the dates of the booking. The final payment is due 8 weeks prior to the start of the rental.

We would like to think that we would go the extra mile for our guests as we understand just how important their holidays are to them and it gives us great pleasure when they return home and email to tell us how much they have enjoyed themselves.

Why this location?
We have always loved Central Florida and wanted to spend 6 months of each year there once we retire. We found Lake Berkley when it was under construction and didn't think that we would ever find a resort in a better location as it was so close to all the theme parks and hundreds of restaurants and shops so we purchased the villa off plan and have loved it ever since.
What are the unique benefits of the property?
We still visit the theme parks from time to time when we have friends and family to stay and we often go to Cocoa Beach for the day as it is only about 80 minutes drive away. We love the out doors lifestyle and enjoy the great variety of birds and wildlife that we have on our doorstep.
