The property is only 7 years old, our 2nd home and in it's second year of being rented. It is tastefully furnished, with a heated pool, retractable shade for poolside lounging and outdoor eating, and a roof terrace ideal for sundowners! A beautifully designed villa in a secluded area in the hills north of Faro, it offers complete privacy and accommodates up to 8 people. Tucked away in a peaceful valley with stunning open country views yet within 5 minutes of Sao Bras de Alportel and 10 minutes of Loule. The interior of the villa is tastefully furnished to a contemporary, stylish high standard and contains all the mod-cons to make your stay very comfortable. The large kitchen makes entertaining easy - plus inexpensive restaurants are very near and hard to resist. The villa is surrounded by landscaped gardens, extensive terracing, a barbecue area, a pergola with electric sunshades, sunbeds, and a large pool taking full advantage of the stunning views. All our guests have just loved it!
Bedroom 1 - double/twin, en-suite and access to terrace & is on ground floor (no stairs). Bedroom 2 (double/twin) and bedroom 3 (twin beds) have a bathroom between and access to their own patio. Bedroom 4 (double/twin) is upstairs, next to a bathroom.
The en-suite to bedroom 1 has a jacuzzi bath, a funky shower (many jets and music!), wc + bidet. The bathroom between beds 2 and 3 has a bath, funky shower, wc + bidet. Upstairs bathroom, shower, wc + bidet. Separate wc by the rear door - handy for pool.
Large double aspect kitchen with American style fridge freezer (water and ice dispenser) + drinks fridge; gas hob with extractor; electric oven, microwave, 1 1/2 sink with waste disposal, dishwasher, lots of cupboards, granite surfaces for preparation.
Washing machine, tumble dryer, ironing board,clothes rack, sink. All in a separate utlilty room. Plenty of outside drying facilities.
Light, spacious double stunning lounge with air-con and overhead fan to keep cool. Wood burning stoves (glass fronted fire & a 24kw woodburner) to keep toasty. Widescreen TV linked to satellite. Leather sofa's and chairs. Dining area for 8 people.
Terrace dining for 10, with exterior lighting & retractable awnings. The mezzanine has a chill out area and further split level (office ish) leading to the roof terrace. The roof terrace has dining + coffee tables for relaxing or sun-downers. 9 x 4 m pool
Cotton bed linen, and bathroom and pool towels are provided. Bathroom towels are changed twice a week on request while bed linen and pool towels are changed once a week. For parties greater than 6 there is a compulsory mid week clean at extra cost of £25.

Private heated pool with outside shower. Pool room storing pool toys! Electric sun shades over the terrace by the pool. Sun loungers around the pool (or take them to the grass terraces). All weather wicker table (seats 10) and chairs. Subtle outside lighting (including the pool). Gas and charcoal BBQs. The roof terrace has further seating and tables. There are other tables and chairs around the large terrace area. Large shade-cloth covered area for cars. Outdoor games include table tennis and darts (in the shaded area which has lighting for evening play), giant outdoor chess, boule (petanque), croquet, and badminton. There is a large, enclosed terraced garden with beautiful plants and views. There are electric gates and an intercom. A pool man and gardeners visit the premises each week to maintain the facilities.
Important notes on accommodation
All beds are new & really comfy - a good night's sleep is important. Three bedrooms can be arranged as either twin beds or doubles (zipped together) to suit your needs. Main bedroom on ground floor. All rooms have air-conditioning. The external parts of the air con are situated away from the room (so you stay cool and quiet). All doors and windows have fly screens. All ground floor doors and windows have electric shutters, for extra security and shade. The house is built to the latest insulation standards - so keeps cool. We open the doors and windows in the early morning - capturing the cool morning air - and slide doors closed during the day so the house stays cool. All windows and glass doors are double glazed - helping keep the heat in or out. The house is non-smoking. The house is furnished to a high modern specification with plenty of space for everyone to find a quiet spot.

Notes on prices
If you book for 2 or more weeks we give a 5-10 % discount on the subsequent weeks dependent on party size. In the high season we don't typically support 10 day breaks but this year we have had a number of requests so we are trying to be flexible. Pool heating is extra (not needed in main season) - £ 150 per week. If more than 8 people extra charges may apply. In the low season we are open to long weekend bookings and for small groups may offer a discount particularly in May (a lovely month).
Saturday changeover preferred particularly in the high season but we are open to alternatives (like 10 day stays or Wed to Wed); best to call us to discuss. Checkout by 9-9.30 am. Arrival after 2pm.
Deposit of £250 secures the booking. 60% payable 3 months before arrival date and 40% 1 month before arrival. A breakage/damage deposit of £250 is returned within 7 days providing there are no deductions or excessive electricity costs. Refund policy: Written cancellation received 3 months before arrival date 100%; 2 to 3 months 50%; 1 to 2 months 25%; under 1 month 0%.

About the area
Easy access to the beaches using the fast roads to the east or west. We provide some beach towels (8), a cool box and freezer blocks. The coast to the west of Faro has the popular resorts and beaches like Val de Lobo or Villamoura; while to the east (Tavira) are nature reserves and quieter beaches. Santa Lucia is a lovely small fishing village with access to the beach and outer islands.
Quinta do Lago and Vale de Lobo courses - 20 minutes.

Special Interest Holidays
There is excellent local shooting and fishing which we can arrange as well as off road rallying in large buggies. There is also a local yoga group nearby. We have also run a number of small team building events for companies very successfully.
How to get there
Faro airport - 25 minutes. Car recommended. We can advise on and organise inexpensive car hire from a reputable local firm with airport meeting and drop-off. We can organise an additional car to bring you or luggage to/from the airport. If you are arriving late we can have a welcome shop ready for your arrival. We also have a reliable local taxi driver.
The village of San Romao (with bar, shop and restaurant) is 0.5 mile away via a country lane. Sao Bras de Alportel, a sleepy old town but with 3 large supermarkets and a traditional covered market, is 5 minutes by car. The historic market town of Loule is 10 minutes by car, has a castle and the best traditional market for fish for miles around - it is open every day but go there on a Saturday if you arrive early.
Many excellent restaurants within a 5-10 minute drive.
Tennis 5-10 minutes.
The villa comes with a detailed manual with all the local information. Sao Bras old town is lovely and the information office is very helpful and situated in the Bishops Palace. Loule market is not to be missed. If you love gardens then visit Estoi Palace Hotel, built at the end of the 18th century. A favourite day out for me is Tavira and nearby town of Santa Lucia; the national park beach is stunning and fabulous fish restaurants in the fishing village. We have an excellent house manual which has all of this information and a manager on hand to answer any questions.

About the Owner
We work in the UK for ourselves and intend to spend around a week per month in the villa - until we retire (some time off yet!) and can spend even longer there. So the quality of the villa and its furnishing reflect that - and we hope you will enjoy the good life there too.
We bought the villa in May 2011 and have had three successful seasons with bookings from March until early Nov. The prices are very close to 2012 and we feel we are offering real value for money.
The pool is heated all year round (as needed). We love games and have a range of outdoor games: ping pong, croquet,chess badminton, boule, & darts. Yoga on the roof terrace in the morning sun is the way we start our day. Followed by breakfast.

Why this location?
We love the area as it provides a combination of a peaceful location with stunning views yet only 25 minutes from the airport and all other facilities are about 10 mins away. We like the fact we can just walk from the door through lovely open countryside; particularly in Spring and Autumn. Then you can come back to a heated swim or jacuzzi bath and a log fire! And of course, we love the climate, dry heat and long sunshine hours; just so good for the health. It really is a wonderful place to be at anytime of year with May and October a perfect off season time to visit. Importantly, finding a property that really appeals to our family and friends. Over Xmas this year we had sunshine everyday and swam & walked everyday.
What are the unique benefits of the property?
The view, the peace with the sunshine makes this a really relaxing place. Having a large, open and modern villa is just so fabulous to entertain in and spend quality time with family and friends. Many of our guests have commented that it suits all the family. We love to cook & BBQ so guests have access to a well stocked spice & condiments cupboard. Being able to swim all year around and do yoga on the roof terrace which gets the morning sun all year around. The villa's location makes life easy - 25 mins to Faro airport, 5 mins to town of Sao Bras and 10 mins to Loule & 20 mins to beaches.
