    Property description

    La Petite Grange is a traditional Gascon house built of local cream limestone and terracotta valley tile roof. Built around 1811 it is situated on a tree lined boulevard in the small medieval village of Sos. La Petite Grange is close to all local services and has excellent access to all areas in this wonderful part of France. There are local swimming lakes within a few kilometres and there are local outdoor swimming pools at nearby Gabarret and Mezin. The renovation of the barn has been sympathetically carried out maintaining a wealth of character and charm including exposed feature stone walls, beams and polished wooden floors upstairs. The extensive and fully heated accommodation that sleeps up to 8 (6 adults and a double sofa bed), offers large open plan kitchen/dining room, lounge, three large bedrooms, a bathroom as well as a downstairs toilet. The property has an extensive rear garden and patio with uninterrupted views over the Gueyze valley.

    Accommodation description

    Master bedroom: oak beamed with a a kingsize bed, chests of draws and a wardrobe.
    2nd bedroom: oak beamed with a doulble bed, bedside cabinets and a wardrobe with drawers.
    3rd bedroom: oak beamed with 2 single beds, bedside cabinet and chest of drawers.

    The expansive, tiled bathroom has a bath, shower, washbasin and toilet.

    A large room with a beamed ceiling and large large french windows. The kitchen is fully equipped and includes a fridge, washing machine, cooker, hob and dishwasher. A large solid oak table makes this an ideal room in which to prepare meals and socialise.

    Utility Room:
    A downstairs toilet, with wash basin, is situated off the kitchen area.

    Living Rooms:
    The lounge has a brown leather double sofa bed. There is a also a another brown leather sofa, a television with all the Freeview channels, as well as another large dining table (seats 6) in which to entertain and socialise.

    Downstairs has a terracotta tiled floor throughout for easy cleaning.
    Upstairs has varnished wood floors to give a traditional feel and look.

    Cleaning/Towels/Linen/Maid service:
    Bed linen, including duvet covers, are laundered for you and are included in the rental price.

    There is an extensive tiled patio (25sq.m) area at the rear of the property and this is an ideal place to take the sun or have a relaxing BBQ watching the sun go down over the Gueyeze valley and the forest of Les Landes.
    Beyond the patio there is a large garden with stunning views across open fields, a valley and the forest.

    Important notes on accommodation

    The farmhouse is ideal for a family holiday. Staying in a French village enables you all to experience the culture and to live with the locals.
    There are shutters on every window and these, together with the help of the 3 foot thick walls, keep the property cool during the long hot summers in South West France. There is central heating for people wishing to book the farmhouse during the colder winter months.

    Changeover day
    Normally a Saturday but there is flexibility if the property is vacant the week after or before your visit. Arrival no earlier than 1600 and the property needs to be vacated by 1000 when leaving.

    You can make a booking by contacting us by phone or via email. Bookings are provisional until a 25% deposit is paid. This is normally paid within 7 days of registering an interest in letting the property
    The balance of payment and security deposit (£100 returnable) will be due six (6) weeks prior to the commencement of your holiday.
    If we receive your booking within six (6) weeks of the commencement of your holiday, full payment will be required at the time of booking.

    About the area

    Mimizan is the nearest Atlantic beach. It is renowned for its surf and is easily accessible through the forest on one straight road that only takes 1.15mins approx. This makes Mimizan an ideal destination for a day trip.

    Special Interest Holidays
    Canoeing and kayaking available at nearby Mezin.
    The region is famed for is food and La Petite Grange is within the Buzet, Cote de Gascogne and Armanagnac wine regions. Most local producers encourage visitors and wine tastings are a must!

    How to get there
    The property is situated between the airports of Pau, Bergerac, Bordeaux and Toulouse. Of these Pau and Bergerac are the closest(approx 1 hour 15minutes by car).
    Ryanair, Easyjet and British Airways all fly the region. By car le Petite Grange is approximately 35 minutes from Junction 6 on the Bordeaux to Toulouse (A62) motorway. Agen, the principal town in the Department of Lot et Garonne(47) is only about 40 minutes away by road.

    Nerac is a historic town situated on the Rriver Baise and home of Henry 1V : 20km
    Condom the home of Armagnac making: 20km
    Barbotan les Thermes a spa town: 15km

    Further Details
    The village has a stunning cloisterd square and this is the venue for Wednesday night summer markets. Here you can drink local wines and eat locally produced food all at reasonable prices.

    Sos, although an ancient and quiet village has all the amenities you could wish for. These include a: bar, restaurant, general store, newsagent, butcher, hotel, hairdresser, chemist, doctor, garage

    Course Landaise, a traditional Gascon event where acrobats jump over and avoid charging cows, is always worth a visit

    Why this location?

    I bought the property after holidaying in the same village for the last 20 years. My first trip to the region was on exchange as a Rugby referee with London and Perigord-Agenais.

    Sunshine, good food, wine, local swimming pools/lakes and affordable restaurants nearby. The beach and the mountains are easily accessible for a day trip.
