Peace and tranquillity will be guaranteed during your stay at this stunning villa which is in its own private grounds of a third of an acre with uninterrupted views of the nearby mountains and hills. The recent addition of the Jacuzzi spa and decking area to the rear of the villa provide the perfect space to chill out in the morning sunshine or watching in sunset in the evening capturing the breath-taking views whilst wallowing in the warm bubbling waters that surround you. The ambiance in the shade of the pine trees can lull you into a tranquil trance like state in which you relax and unwind without any self-imposed resistance! The villa is single level accommodation so is suitable for those with less mobility or for those not wanting to negotiate stairs after an enjoyable meal or glass or two of the local produce! The terraces, decking areas and gardens are shielded by a pyracantha hedge providing desirable privacy. There is an overall variety of flora which gives the gardens a variety of interest at different times of the year. Adjacent to the rear garden is an area of ground which was a small historic non-producing vineyard which was purchased to allow guests to enjoy a gentle stroll when the mood takes you.
The centre of the medieval village of Cucugnan is a 5 minute walk away with 3 very good restaurants, a bar and a small convenience store for all your essentials. There is a working windmill and a superb bakery underneath, take a stroll up and buy your fresh bread!
The area is famed for being a walker’s delight steeped in history and is only about a 40 minute drive from fabulous sandy beaches. In the summer months there are many rockpools to be found locally which are ideal for a refreshing dip! Being surrounded by arguably some of the finest vineyards in France, there is no shortage of superb wines to take advantage of. Fitou is a short drive and well worth a visit if only for the superb restaurant at the top of the village.
Villa Vingt Trois (formally known as Villa les Amandiers) is perfectly located for a wide range of activities, including Skiing in the winter months, or walking and exploring some fantastic sites from the villa. One excellent walk is from the Tourist Information centre, conveniently located in the village, to the next village where they serve a fantastic wild boar stew! Brilliant villa in a fabulous location. Well equiped and we enjoyed both terraces and the sun deck.
Total peace and relaxation. Stunning walks and the walk to queribus fot those feeling like a good walk. 3 great restaurants and a bar together with an epicerie made it almost self contained!!

Peaceful, well equipped villa in lovely grounds with glorious views
Les Amandiers was a charming, well appointed place to spend 2 sun-soaked weeks in the wonderful Corbieres. If you are a sun lover, you can follow the sun around the villa all day; if you prefer the shade, there are plenty of mature trees under which to sit and read to the accompanying soundtrack of grasshoppers, cicadas and wonderful little song birds. Cucugnon is a lovely, friendly place with its restaurants, cafe and wonderful little shop and post office that sold most things from local wine through frozen food to cleaning products! The owners are friendly and helpful and answered any queries quickly and thoroughly.

Villa in the valley...
What a drive from the village of Maury up and over the mountain... Spectacular!! and then find the most beautiful village of Cucugnan perched high in front of you as you drop down the other side it really is breathtaking. The Villa is on the Padern road just below the village with only a 10 minute walk the soft way or a 5 minute walk up the steep hill ( Defibrillator in village 😊) The Villa is set in its own grounds and completely private only the birds overhead and the bats in the evening,completely surrounded by the mountains, just cross the sleepy road in front of the house for wonderful evening walks through the vineyards.. Heaven on Earth.... The village hosts three restaurants and a wine bar tried them all... Excellent!! but do try the one in Maury village directly opposite you when come down from Cucugnan to join the D117 " Maison Vidal " Throughly enjoyable stay.. Thank you Peter and Sally..

A pretty little villa in a beautiful location!
This carefully maintained villa was perfect for our holiday - surrounded by beautiful scenery, walks and wildlife. With three good restaurants in the village and superb vineyards all around, evening relaxation was built into the holiday too! We will certainly be returning another year.

Sally and Peter never intended to buy a villa at all! But fell in love with it the moment they stepped inside the gates in 2008. They loved to spend as much time at the villa as possible which was never really enough! They were going to keep it to themselves but then wanted to share with friends and family which quickly meant no "us time" ! It was therefore decided to let the villa out on a slightly more formal basis. The villa gained popularity with many guests returning year after year.
The old vineyard at the rear of the property was purchased in 2010 and it allows further uninterrupted views and gives much more space to enjoy. There is now a new jacuzzi hot spa in the rear garden which will optimize your total relaxation experience.

Why they chose this property

Whilst visiting friends near Cucugnan, Sally and Peter were shown Villa Vingt Trois (Formally known as Villa Les Amandiers) which was for sale. Although not intending to purchase at that time, they could not let the opportunity to have such a unique French property pass them by and the rest, as they say, is history!
Cucugnan itself is steeped in history, yet the villa has all the mod cons as was only built in the late 1990's. The area is stunning and if you visit the web site as you will see from the gallery of photos. There is a patio both front and rear benefiting from the sun for most of the day. The front patio is covered so you can (and it has been done on the odd occasion) barbecue even through a down pour, if you are unlucky to get one! This coupled with quiet tranquility, amazing sunlight allows for total relaxation and especially gives you no excuse than to enjoy the ambiance with the ability to read a good book whilst enjoying a glass of the local exceptional wine - all such benefits! The villa is perfectly located a few minutes walking from the village allowing you to enjoy the village when you want.

What makes this property unique

Cucugnan has three great restaurants and some local shops, one of which sells the essentials needed including the freshly baked local bread. "Omars" windmill is still a bakery selling freshly baked bread, together with a range of local goods. A beautiful church and village walks make staying at the villa so rewarding. Views from both patios and decked areas are stunning, especially with a glass of wine. Now with the addition of the jacuzzi hot spa makes Villa Vingt Trois one in a million kind of place to holiday. It was a great to be able to purchase the "old vineyard" at the back of the villa giving you even more space to roam and relax. The next village of Maury has a stunning little restaurant where you all sit at 1 long table and you are bought your meal which you enjoy with the locals! Truly an experience!
If you love walking, you will love Villa Vingt Trois, right in the heart of Cathar Country. The location for painting, photography, bird watching is ideal.
You are only 40 minutes away from the beaches which are amongst the best in France. For peace and quiet or for a brilliant walking holiday Villa Vingt Trois (formally known as Villa Les Amandiers) is the best choice!
