The cottage is in a farm location on the side of the Taw Valley with magnificent views of the valley and Exmoor. The coast and beaches are just 25 minutes drive away. The warm indoor pool is fed from spring water. There is only one holiday cottage on the farm. You can pay by credit/debit card with live availability on our own website.
Bedroom 1 - King size bed and single bed, built in wardrobe, drawers etc. The cot is a full size wooden one with mattress. It fits in either bedroom. Bedroom 2 full size bunk beds with built in wardrobe, drawers etc. This is a smaller room ideal for kids.
Bath, electric shower, sink and toilet.
Dish Washer, Fridge with large freezer compartment, microwave, fitted oak units. Hob, double oven and all the utensils you could ever need to provide even a gourmet meal! Pine table seats 5. High Chair provided.
Washing machine, tumble drier, freezer, ironing board.
Fireplace, leather sofa and armchair, rocking chair, free wifi (up to 6 meg). Flat screen Digital freeview TV, DVD, Video, Freesat with Humax pause, play,rewind and record. Fully Carpeted. Fantastic views down the valley.
The 30' x 12' swimming pool is kept between 31c and 32c ensuring enjoyment for even the youngest, in crystal clear water, whatever the weather. The pool is enhanced by underwater lights, sound system and poolside shower room.
Linen and tea towels are included as are toilet rolls, dishwasher tablets, washing up liquid and washing powder.

Disabled access is poor due to the steepness of the surrounding land and two narrow steps up to the front door and two into the Pool. However we more than welcome those with mobility problems and will do everything we can to accommodate them.
To the front there is a raised decking sunbathing area with access to the indoor pool. In front of this is a gas barbecue. A small stone barn close by holds bicycles, more outdoor chairs and is home to several swallows nests in the Summer. The hot tub is outside next to the raised decking area. The play area to the rear of the cottage has wonderful views and has swings, bench and clothes drying area. Through the gate there is a two acre paddock with a tree house. The fields around have cattle and sheep in them. Free range chickens provide eggs most of the year. In 2014 extensive works were undertaken renovating and upgrading the outside area to the cottage.
Important notes on accommodation
The pool is accessed through a locked door so is secure. It is only available to the guests in the one cottage so you have exclusive use. It is available from 8am to 10pm daily and until 9.30am on the day of departure. The hot tub is available for the same times but may not be available for one day due to emptying and cleaning. We sometimes need a few minutes access to the pool and tub for cleaning purposes but this is done in consultation with guests.

Notes on prices
Discounts are given for couples, two week holidays and previous guests. A deposit of one third is required to secure the booking and the balance is due six weeks before the holiday. There are no extras for heating, compulsory insurance, pool, washing machine or any of that nonsense! Payment can be by credit/debit card or direct bank transfer.
Arrival after 2pm Fridays (or Mondays for midweek breaks). Departure by 10am Fridays (or Monday for weekend breaks).
Fill in a booking form via our website. One third deposit is required with the balance due 6 weeks before. We currently give 5% discount for holidays longer than 7 days and 5% discount for couples.

About the area
Because of the central location of the cottage a very wide variety of beaches and coastline can all be reached in under thirty minutes drive. Insow - 20 minutes, Woolacombe, Croyde, Saunton - 30 minutes. You can chose between rocky, sandy, surfing, rock pooly, secluded, commercial beaches to suit your need.
There are six 18 hole golf courses within 30 minute drive! Including saunton and royal north devon.
How to get there
Approx 40 mins drive from junction 27 on M5. 12 mins drive from Barnstaple, South Molton and Torrington. Car is really important here and although the Tarka Cycle Track is not far away it is not ideal cycling very close to the farm due to the steepness of the roads and winding main road.
15 mins to RHS Rosemoor. 35 mins to Exmoor or Dartmoor.
Eden Project can be visited in a day or why not take the train from the local station (1 mile away) into Exeter (1 hour) or Barnstaple (8 mins).

The cottage is set in its own tranquil location next to the farmhouse amongst farmland on the side of the Taw Valley. Approached along a private lane that winds its way up from the River Taw below to its commanding viewpoint on the side of the valley, it provides spectacular views for many miles around. Buzzards, deer, badgers, rabbits, foxes, owls, bats and kingfishers are amongst a number of animals that are local inhabitants.

About the Owner
Veronica and Robert have lived in the Farmhouse for 25 years and converted the 17th century barns into a cottage and indoor pool 20 years ago. We enjoy travelling and visiting new places and have tried to produce a cottage as we would like to find on our travels. Our two daughters are at University and Drama School. The photo is of our family at Robs recent 60th party.

Why this location?
We have lived in our current house in Umberleigh for 25 years. When we moved here we thought that we were on holiday all the time so we converted the holiday cottage and built an indoor pool so that others could enjoy the views and surroundings. It has been let out for over 20 years and every season is full.
What are the unique benefits of the property?
We have people coming back to the cottage year after year because of the tranquility (except when the combine harvester is going or the cows mooing!) and spectacular views. Its an unspoilt area which is not affected by tourists, with the roads quiet even in the midst of summer.
