    Beautifully converted old olive oil mill (frantoio) within the grounds of a recently restored 18th century property, Villa Ceuli, on the edge of the small village of Cevoli, 30 minutes form the sea. The whole of the ground floor of the mill with twin arches has been kept intact to give a large generous living space incorporating sitting, dining and a large fully equipped modern kitchen. The situation above the surrounding rolling Tuscan hills gives views across the valley in both North and South directions to hilltop villages. The castled medieval town of Lari is only 5 minutes by car and the nearest supermarket is at the bottom of the hill. There is a large shared swimming pool with magnificent views to the South and well cared gardens. Grocer, bank, bar and florist are only a short walk from the cottage.

    Access is by steps through the landscaped gardens from the parking below. The entrance and french windows open on to a large outdoor furnished terrace with a 'blind' mulberry tree and bordered by a hedge with views to Tuscan rolling hills, fields, farmhouses and villages. Beyond is a large gravelled communal piazza, with the villa and courtyard to the right, below which steps lead through landscaped gardens to the shared swimming pool, 6x12m, with extensive views over the Tuscan countryside to the hill top villages beyond.

    The nearest beaches are at Tirrenia - 30 minutes - large extensive sandy beaches with a large selection of beach clubs. Forte di Marmi - 40 minutes - an exclusive resort with sandy beaches. For more rocky coastline there is Lerici - 60min - just before La Spezia or south of Livorno - Castiglioncello - 60min - with rocky coves.

    Golf
    Golf - there are two courses at the seaside resort of Tirrenia - only 30 minutes away and two courses at Castelfalfi - 30 minutes - 18 hole championship course and a 9 hole 'Lakeside' course.

    Pisa International Airport - 25min - with daily flights to New York and all major European cities. Florence Airport - 60 min. Train station - Pontedera - 20 min - regular trains to Florence and Pisa/Pisa Airport.

    About the Owner

    We, Jon and Astrid Parker, have lived in Italy for the past 22 year. We fell in love with Tuscany when on holiday in 1986 and the day before returning home we signed the contract to buy a ruin near Monteriggioni in the Wimpy Bar in Sienna...very romantic! Having sold my business in 1987 we decided in 1988 to come out and personally supervise the restoration: we never returned - the life was too good and stimulating. Since then we have restored and lived in houses near Florence, returned to Monteriggioni into a larger house, and then to two houses in the Pisan hills at Soiana and now Lari. We are very keen gardeners, travel to all corners of Italy, love finding new restaurants and in between times manage a round of golf or two.

    Why this location?

    We came across this beautiful restoration project of Villa Ceuli in the next door village of Cevoli and could not resist investing in the magnificent old olive oil mill - Il Frantoio. We have lived in most parts of Tuscany and have found this area to be the most beautiful, the people the most welcoming and the restaurants more varied, added to its ideal location being only 30 min from the the sea and the International Airport at Pisa: 10 minutes from the motorway network of Europe and between 30 and 60 minutes from most of the major attractions - Florence, Pisa, Lucca, Volterra, San Gimgnano, Sienna. Furthermore it boasts an idyllic macro climate with few extremes and always a pleasant cooling sea breeze in the steamy summer months and cool at night.

    What are the unique benefits of the property?

    Having fallen in love with the building we ended up buying what was to be two apartments in order to make a comfortably spacious two bedroomed cottage. We retained the original character of the mill by leaving it entirely open on the ground floor with a state of the art large kitchen area with two windows looking out to the view, french windows on to the pergolated terrace, still leaving spacious sitting and dining areas with a wood burning stove. There is a spacious separate entrance hall which also serves as a study. Two charming bedrooms with original exposed beam ceilings complete the 1st floor. Being the end house the large terrace is totally private with sweeping views of the surrounding countryside and the villages on the hills beyond.
