Our "pueblo villa" apartment is approached from a cul de sac parking area via a series of about 15 gently rising steps spread over 50 metres through well maintained tropical gardens and walkways. A private gate leads into our tiled patio garden and south facing terrace with its spectacular views across the town and Mediterranean. New aluminium French doors open onto the terrace from both bedrooms and the lounge/diner. We have a 32 inch flat screen TV (inc.Sky Sports!) and also unlimited wireless broadband, new bedroom, lounge and dining furniture mixed in with some traditional pieces. Our kitchen and bathroom have been modernised. The kitchen has a new oven and hob, fridge/freezer, washing machine, dishwasher and microwave. 200 yards away is San Juan's renowned communal pool, open from Easter to October, with separate children’s pool, poolside bars and loungers for hire etc. There is also a small Supermarket and several restaurants, and a regular and very reliable bus service into town.

The recently refurbished fully tiled bathroom has a white bathroom suite (bath with shower, basin and toilet) large mirror with make-up lights above, shaver socket, extractor fan (and window), large towel holder and heated chrome towel rail.
The kitchen was completely refurbished a couple of years ago. It boasts granite work surfaces, an electric oven, ceramic hob, large fridge/freezer, washing machine, microwave, dishwasher and all the usual small appliances.
The lounge has a three seater sofa, two separate chairs, a 32 inch LED satellite TV (multi channels - including Sky Sports and Ceebeebies! - and languages), DVD player, CD mini-system and well stocked book case. The dining area has a table that seats six.
The property is cleaned prior to and immediately after each letting at no extra charge. ( additional cleaning can be arranged at an extra charge) Bed linen and bath, hand and tea towels are changed each week and are also included in the letting charge.

The property has not been adapted for the use of persons with mobility problems. There are about 15 steps to negotiate over 50 yards to get to the property from the parking area (although one can walk across a gently sloping lawn) - and then there are half a dozen stairs up to the lockable front gate and another half dozen stairs from the garden area to the terrace / entrance level to the apartment itself.
Below the extensive terrace, which runs the whole width of the property, is a walled and fully enclosed garden area with raised flower and shrub borders. The main area has been tiled over to provide an additional secluded sunbathing area that catches the late evening sun or an easily supervised children's play area away from the main terrace. The outdoor furniture includes a dining table and four chairs, loungers and recliner.
Important notes on accommodation
The property is child friendly - with the terrace divided off from the stairs down to the garden area by a gate. An extra cot or child's bed can be rented directly from our agent. We even have CBeebies!
Oil filled radiators for each room are provided for colder weather use, whilst fans are provided to combat the summer heat. There is a retractable wind-up blind to provide shade - should it be required - over the main part of the sun terrace.

Notes on prices
Discounts of up to 15% are negotiable for rental periods in excess of three weeks outside the June/July/August/September rental periods. Rental rates include all cleaning costs before and after the rental period, wiFi/ Broadband as well as all electricity and water charges and a weekly change of bed linen and towels.
Flexible changeover days will be considered to allow clients the opportunity to take advantage of cheaper flights.
Start & finish date are flexible. A deposit of 25% is required at the time of booking in order to secure the holiday dates wanted. The balance is then due eight weeks before the holiday itself commences. Keys are posted to holiday makers six weeks later.

About the area
Nerja itself has half a dozen excellent beaches. The largest - and nearest - is Burriana Beach which has numerous restaurants and shops, ample parking, and beach sports and games facilities. Burriana is less than a mile away from San Juan.
The beautiful little Marina del Este is about a quarter of an hour's drive away. Apart from the lovely marina/restaurants and beach there is an excellent diving school that caters for all abilities.
There is an 18 hole golf course at Velez Malaga which is approximately 12 miles from Nerja
Granada and the Sierra Navada has extensive Ski resort facilities that are constantly being upgraded with access from the city centre to the pistes promised for the near future! (Under an hours drive)
How to get there
Malaga airport is 35 miles away via an excellent motorway, the drive to San Juan de Capistrano taking approximately 45 minutes.
Granada airport (now served by budget airlines) is approximately 75 miles away - about a 90 minute drive.
Car hire is strongly recommended as the return cab fare from Malaga airport often equates to about a week's car hire! A bus is also available from the airport to Nerja.
There is a half hourly bus service from San Juan into town.
The award winning mountain village of Frigiliana is less than 10 miles away.
The wonderful city and palace of Granada are about an houro away by car. Gibraltar, with its quaint and endearing Britishness is just a little further away, whilst Seville and Cordoba are each about two and a half hours away by car. Malaga is an attractive and vibrant city and should not just be seen as an airport to be passed through at either end of a holiday!
Nerja is both a working Spanish town and a holiday resort. It has a number of large supermarkets, an assortment of fashion and tourist shops and numerous excellent restaurants.
There is a shopping mall with over 120 outlets at Velez Malaga, which also has a Cinema complex (which invariably shows one English language film) and a water park.
There is another water park in Almunecar, a large town to the east of Nerja.

"Es Perfecto !!!"
We have been coming to Nerja for over 10 years and have rented a number of villas. However, 28 San Fransisco was a breath of fresh air. Excellent location with stunning views. The facilities, layout and location exceeded expectations; the apartment was well laid out with modern decor and was clean and well maintained. The outside space particularly impressed us together with the peaceful surroundings. We know the area well and the apartment is within easy reach of the places we love, including Nerja town centre and Burrihana Beach (particularlay Pepe's and Ayo's !!). W'ere going back twice in 2015 and after retirement this year may be visiting more often. Thanks Anne and Ted for allowing us to use your fantastic apartment.

This apartment was wonderful, there was nothing that we required that we did not find...The sun terrace has a fantastic view and perfect for a lazy day,.. the location spot on for the local shop, restaurant and pool and Just a short trip to the beaches and many other attractions.. this is one apartment we would want to return to.. The owners Ann and Ted have taken pride in their apartment to ensure you have a great visit..

San Juan de Capistrano is an attractive complex set in well-kept gardens on the furthest fringes of Nerja. San Francisco 28 is in an ideal location within the development with very special views from the sunny, spacious and private balcony. Facilities are excellent. In fact, this is the best maintained and equipped apartment we've rented - great to have good wifi and satellite TV; also the dishwasher and washing machine and a range of good quality kitchen equipment. Service from the local management company was prompt when there was a minor problem. An ideal place for colder months, but visitors should be aware that the pool, bar, supermarket and local restaurants close in winter. The local bus service is good. Clear, friendly and efficient arrangements were made by the owners prior to travel. We loved our stay (are returning soon ) and would recommend the apartment without reservation, especially for walkers (direct from the door) and those seeking a quiet break in beautiful surroundings in a lovely part of Spain.

Our 3rd year in the beautiful town of Nerja, different accommodation and we were not disappointed. A fantastic apartment, spacious and well equipped with the most outstanding view, we could sit and look at it forever. San Juan de Capistrano offers everything we require for a relaxing holiday and this apartment added to the enjoyment of our holiday. Would definitely recommend and will certainly be back.

"Fantastic property in great location"
This is our second year visiting 28 San Fransisco and we love it. The villa is very well maintained and clean with 2 good sized bedrooms. It has everything that we need (we are a family of 4). It is close to the shop, restaurants and swimming pool. We like the addition of a safe this year, and the TV has a good selection of sky channels inc sports. We hope to visit again in summer 2015. Would highly recommend it.

About the Owner
We are a retired married couple with three children and six grandchildren. One of the reasons why we bought the apartment in 2000 was so that we could give our three grown up children and their families an opportunity to enjoy holidays in a warm and beautiful corner of Europe. With our family background we believe that we know what couples and families are looking for from their accomodation. We have made a number of improvements to our property - including a new fitted kitchen and bathroom, a new tiled floor throughout, new internal and external doors etc. and are proud to offer it for rental. We believe that ours are high standards - and hope that our apartment reflects this.

Why this location?
We holidayed in Nerja for a few years before deciding to buy there. We did so as it retains an essentially Spanish charm whilst being a lively - but not brash - holiday resort with much to see and do. It is easy and cheap to get to from most parts of Europe and is very well situated for those who want to explore Andalucia. It has the added advantage of being close enough to the increasingly popular Sierra Navada ski slopes to allow winter skiing for the keenest winter sports afficionados!
