This is a fabulous and spacious 9 bedroom/ 8 bathrooms former 17th century Palace, which can be split into 2 houses for separate rent (smaller house sleeps up to 7, bigger one 16 +), covering 700m2 in total. Property with truly amazing views from every aspect and set in spacious grounds. Standard of accommodation is excellent and the house has been restored using original local stone and natural wood with hand made furniture in simple contemporary style. It is fully air conditioned and has modern facilities: flat screen TV, DVD player, wireless Internet, ipod dock etc.. It is located in the Kotor Bay, just a few mins walk from the sea. Due to it being sheltered, the Bay is very calm and water very warm and clean-ideal for sea swimming. The area is unspoilt and a UNESCO world heritage site. Mrshe Palace Big House
7 very spacious bedrooms of which some are with 2 double beds, some are with 1 double and 1 single and some are twin.
5 Bedrooms have en-suite modern bathrooms and one bathroom is shared by 2 rooms.
Each bedroom has amazing views either of the sea or the mountains, and 2 rooms have balconies.
Bathrooms: All the bathrooms are spacious and finished to a high standard. 2 have baths with showers, others having dedicated showers. There is also an outside shower, and a separate toilet on the ground floor.
Kitchen is large and fully equipped with large fridge, cooker, hobs (electric and gas) and plenty of storage space, large granite workop area and a dishwasher.
Utility room is on the ground floor with large sink, washing machine and a dryer as well as a large freezer.
Living room is a spacious, 70m2 area with fantastic views and a balcony, wonderful for entertaining.

Due to 60 stairs from the sea level and the house being over 4 floors our house is not suitable for wheel chair users.
There is a very spacious courtyard in the front of the property which has grass, Mediterranean plants and stone areas with ample seating and shaded areas. To the rear of the property is a very large terraced garden with fig, mandarin, apricot and lemon trees. In the back of the big house there is a wonderful shaded area with stone table and chairs( for up to 10 people) for al fresco dining. The front garden has two large tables with enough seating for 20 people and additional 12 sun loungers. There are 2 barbeque units and an outside shower with 2 large sun umbrellas all facing the sea.

The owners request that there is no smoking in the property. The property is suitable for children. We have a great set up and can help you organise a truly memorable wedding or celebration/reunion of any kind.

About the area
3 mins walk to the sea where easy access to the sea is from many points (as well as a food shop) - 60 steps down to the beach from the house. Nearest market is 5 mins drive away in Risan where there is a daily market with fresh produce eg fruit,vegetables, cheese, olive oil, honey etc.
How to get there
Dubrovnik airport is approx 40 miles away and 1 hour by car. Dubrovnik has the greatest number of flights and carriers coming from various destinations from across Europe. Tivat airport in Montenegro is 20 minutes drive (16 miles) by car and the closest airport.
Podgorica Airport is 35 miles away.
Car hire recommended and available at each airport.
Kotor is 6 miles, Budva 20 miles, Tivat 16 miles & Dubrovnik 40 miles.
Other places: Herceg Novi 15 miles. Lake Skadar 25 miles (wonderful for bird watching).
The property is minutes away from the Bay of Kotor known for its very calm and clean waters. There are many places just mins from the property to access the sea, and within a 10 mins drive there are several beaches. Perast is a beautiful, unspoilt small town (500 people) which has a number of simple but good local restaurants. Local trips by boat or by road to places such as Kotor, Budva, Cetinje and Dubrovnik provide great interest. There are many historic buildings eg Roman site with tiles just 10 mins away by car and many churches and monasteries to visit. Taking a boat (we can recommend) allows you to explore beaches and restaurants only accessible by boat. The natural beauty is amazing. There are also a number of very fine restaurants close by, and a great fish wholesalers where fresh fish and seafood can be bought daily.

"Stunning house and location"
Most of the house has a stunning view of the bay. When you open your shutters in the morning you see 1700m peeks plunging into the clear water - it's like the most beautiful Italian coast, just more dramatic. The house is very spacious and in perfect condition. Just as in the pictures. We rented the big house while the owners lived in the small house. We feared at first that it would be awkward but it went very well and we became very friendly, especially our young kids with their daughters. The owner was always available to answer all our questions, which was very convenient and made us felt welcome. You can swim in the clear water of Kotor's bay just down the steps from the house. No beaches but neat little docks where you can sit and relax. The house also provides kayaks to go explore the bay and the beautiful islands. Sand beaches require a 30 mins car ride. Kotor and even Perast itself are beautiful towns, worth visiting (especially the city wall of Kotor which make for a great adventure if you go all around them). Some good restaurants in Perast but not many options to buy food. Best is to go to Kotor where you can find large supermarkets and a really nice market for food and vegetables. Highly recommended!

"Excellent home from home"
A very comfortable and well organised property. Very large and accommodated a large group without ever feeling so. Beautiful garden. A very happy week in this property. There is nothing lacking and would be very happy to visit again.

"Happy family holiday"
We booked both the large and the small house to accommodate 22 family members from 80 to 4 years old for our 2 week holiday. Liliana the owner had been supremely helpful and patient with all my enquiries and requests pre our holiday and continued to be so whilst we were there. Not having any experience at all of Montenegro we had no idea what to expect, and Perast and the Mrshe Palace did not disappoint. The house is positioned at the quieter end of the village overlooking the beautiful Boka of Kotor. The rooms are spacious and comfortable with the majority having a view over the bay. Most rooms have air con which we needed at the beginning of the holiday until we acclimatised. The delights of Perast and the surrounding area are many. We spent most of our days on the sea visiting beaches, restaurants and villages around the bay, swimming in the beautiful deep warm waters of the bay. Hiring skippered boats was easy and Liliana had done a lot of legwork for us in advance. We ate at home, catered for by Liliana's lovely mother and her staff, along with a chef. The food was good and homely. Eating in the village is delightful as all the restaurants have bayside terraces. Food is not adventurous or sophisticated but generous and wholesome. I can thoroughly recommend this olace for a holiday. Flying to Dubrovnik is easy and either hiring a car (on reflection not really necessary as taxis are easy to get) or getting a minibus for large numbers. The best part of the holiday for me was diving off the quayside into the hot/cold waters of the bay before breakfast. A fabulous way to start the day. All our family had a wonderful time, whether swimming or chilling at the PirateBar, or sofa-surfing near Kotor for the teenagers. A really great holiday in a charming place.
