Large 1850’s Charentais farmhouse with swimming pool 400 metres from Monkey Park

"La Roseraie" is a large, Charentais farmhouse full of character with beautiful exposed oak beams, fireplaces and stone and wood floors.
A 10m x 5m swimming pool will provide the family with endless hours of summer pleasure. There are several acres of mature gardens with a variety of trees, an orchard, rose and herb gardens to explore and flowers in abundance around the lawn areas. Throughout the gardens there are tables and chairs and hammocks!
Four Spacious bedrooms, modern bathrooms and large lounges provide space and tranquillity for all. Three bedrooms have a double and 2 single beds, and one, a double and 1 single, so the house is big enough for several families to holiday together. All bedrooms are en suite with their own shower or bathrooms. There is a large mezzanine games room with pool table, table football, darts and dvd player, and downstairs there is a big dining kitchen. The stone walls keep the property cool in summer, and a large shaded patio provides an ‘al fresco’ dining area for hot summer evenings.
With a table tennis table, badminton court and trampoline as well as the swimming pool, there's plenty to keep the kids engaged! In addition we have friendly pigs, sheep and lambs, goats, rabbits, guinea pigs and hens which the children are welcome to help feed.
The owners live in a totally separate part of the house. Guests have their own entrance and private garden.
"La Vallee des Singes" ( Monkey Valley) is 400 metres walk away, a stunning animal park with over 30 species of monkeys and apes including gorillas and the largest group of Bonobo chimpanzees in Europe.
At "La Roseraie" you are right in the real French countryside surrounded by fields of sunflowers, barley and sweetcorn, but only 2 kilometres from the friendly small town of Romagne with a boulangerie, post office, bar and esteemed restaurant. We have bicycles to lend out without charge, so you can leave the cars on the drive. Larger towns of Civray and Couhe with twice weekly markets, supermarkets, and cinemas are both 12 kilometres away. Within easy drive are historic towns and the rivers Charente and Vienne for canoeing and swimming. Vienne's main tourist attraction Futuroscope is 45 minutes drive away, and the region's capital town of Poitiers even closer. Seaside resorts of La Rochelle and the islands of Ile de Re - see if you can spot Johnny Depp! - and Ile d'oleron are less than 2 hours away.







Here in the heart of the Vienne countryside you can escape from hustle and stress of everyday life. Only 400m from the fascinating La Vallée des Singes (Valley of the monkeys) and just 45 minutes from Futuroscope.

Lovely ambience
Two groups of family & friends. Three teenagers and four adults. Very relaxed stay with good size pool and activities. The teenagers loved the animals roaming and the owners dog. Adults loved the tranquillity, the interesting buildings and out side spaces. Highly recommended for a rural relaxed laid back retreat.

Perfect place for a big family holiday
Extended family of 10 stayed at The Roseraie in Aug-18. The house is beautiful and has everything you need. All the bedrooms were very comfortable. We had BBQs / cooked most nights and really enjoyed dining outside in the garden or by the porch drinking local wine until late in the evening! The kids were in the pool every day and loved the large garden with outdoor toys. Overall it was a very enjoyable and relaxed holiday.

Quiet peaceful rural haven
This location had the best of both worlds for our family. It's a beautiful old farmhouse close to a small village in the heart of rural France. My wife and myself loved the opportunity to relax, enjoy the countryside and visit the local villages and towns. Our boys loved visiting the nearby monkey park and the theme park in Futuroscope which was a short drive away. The farmhouse itself is beautiful, charming and tranquil. Our boys had a great time swimming in the pool and getting up close to all types of animals. They were very excited collecting eggs for breakfast every morning! The house itself is very well kept with large, spacious bedrooms. The owners, John and Helen, live in the house and are very warm and welcoming. On arrival, they gave us loads of information about the area and were keen to make sure we enjoyed our stay. They were brilliant with our kids, taking them around with them as they fed the animals and let them help out. We sampled lots of home made jams and chutneys, all of which were made from produce of the farmhouse and were available with breakfast everyday. We have already decided to go back for a longer stay (we stayed three days) and couldn't recommend this lovely farmhouse enough.

Really nice, peaceful country setting.
A really nice stay, belle the dog was lovely and the owners, John and Helen, were, as if it were possible, even nicer! The themed rooms provided were really cosy and clean and the garden area and swimming pool were a delight. The Owners were really helpful and the 'get away from it all experience' that we were looking for is exactly what we got. lovely, couldn't recommend it enough. Will definitely go again as our first choice option.

We made the decision in 2014 to give up our stressful jobs in Derbyshire and relocate en famille to rural France to run a chambres d'hotes ( bed and breakfast). We love the life here with our animals - pigs, sheep, goats, chickens, cats and guinea pigs. We both previously worked in Education. Helen was a Japanese teacher but now teaches yoga here, and John worked for a World Heritage Site but now looks after the house and the garden. Our girls go to a local college and after 18 months are already fluent in French. We travelled widely in the past, but now feel happy that we have put down roots in such a peaceful. tranquil spot, and are happy to share it with our guests.

Why they chose this property

We spent a long time looking before settling on 'La Roseraie'. It has all we want here. Its a beautiful old house set in extensive grounds, and we enjoy welcoming guests all year round, but also like the fact that we have our own part of the house which is completely separate to the guests. This is the "real" France; sleepy market towns, a slower pace of life, the place to spend long leisurely lunches and enjoy the beautiful countryside.

What makes this property unique

The house has huge character - from the massive bread oven on the terrace, to the landscaped garden and orchard and the huge barns. To own your own swimming pool would have been just a dream in UK! We even spend time there in the summer evenings, lying on the loungers and sipping quality wine at only 3 euros a bottle, and listening to the calls of the family of Little Owls that live in one of our trees.
